Introduction
I remember my first wholesale deal like it was yesterday. I was brand new to real estate investing and everyone told me that it was too competitive, that I was not cut out for this business, that it did not work in my market. I decided to ignore their advice and make real estate investing work one way or another. I had sent out some direct mail and received several leads, one of which turned out to be a great deal. I put it under contract and was thrilled. Getting a deal under contract is still the best feeling in the world, but your first deal is even better. Even though it took me a little while to close the deal because I made every single mistake known to mankind, I was still able to make $35,000 on a deal I did not have to do any work on whatsoever.
Fast-forward to a few years later. I’ve learned from my mistakes and figured out how to consistently find lucrative off-market deals. I make six figures a year as a real estate investor, utilizing wholesaling as one of my favorite strategies. Not only that, but I’ve been mentored by some of the top investors in the country, have attended nearly every seminar, read every book, and been a member of a real estate mastermind group with some very elite real estate investors.

Overview Of Wholesaling
Wholesaling is a way of real estate investing that can be done in any market, at any point in the economy, and without using any of your own money. I have done wholesaling in a hot economy, a down economy, good neighborhoods, bad neighborhoods, and probably every scenario you can imagine. In fact, the concept of wholesaling has taken place in every industry since the beginning of time. There are always and will always be examples of goods and services that can be bought at a wholesale price and then resold for a higher profit at a retail price if you know what you are doing.
I like real estate because the price points usually involve hundreds of thousands of dollars instead of a $20 item that might be resold for $25 later on. As a wholesaler, you are finding good off-market properties for hungry cash investors. You sell or assign the rights to your contract with a motivated seller to an investor for anything between 5K and 50K, or even more in some cases.
We will go over the exact steps for doing this and how to find the motivated sellers and connect with the cash buyers in the next section. Many successful real estate investors started with wholesaling and then grew their business into rehabbing or development, while still keeping a wholesaling branch because of how lucrative this business is. I will go over the exact blueprint to successfully wholesaling real estate in this book.

How To Find
Motivated Sellers
As a real estate wholesaler, you need to understand that marketing and generating leads will be the lifeblood of your business. Without leads, you have no business. In this chapter, we go over the top strategies so that you always have seller leads coming in. Depending on your strengths, there should be at least a couple of marketing strategies in this chapter that suit you perfectly.
The thing about these strategies is that they all work, but they work differently depending on your area.
