fter two years of ambitious renovations, the Atlantic Theater Companys new season has just kicked off in a redone space. The company, which was founded in 1985 by playwright David Mamet and actor William H. Macy along with 30 of their acting students from New York University, first rented the former parish hall of St. Peters Church on West 20th Street about 20 years ago. With its current lease expiring in 2039, the company signed off on a project that included significant renovations and the creation of a basement floor. Jon Denham, a principal with Denham Wolf who oversaw the project, reviewed the floor plans with The Commercial Observer and explained how the company was able to double the square footage of the theater by building below. They loved the feel of the space, they loved the location, but it was just limited in terms of total space and in terms of basic functions and amenities, he said late last week. So from the get-go they had a very clear list of objectives that included improving the experience for the audience, better access and circulation, better lobbies, convenient restrooms.

Expanding the stage was another one of the difficult surgeries we did on the building, Mr. Denham said. The stage is just about 30 feet in depth and about 40 feet in width. We increased the depth of the stage, or the depth of the whole stage and house of the theater, by about eight feet by doing a pretty big structural move, he said. The backstage area was originally in a separate building. Now there are two levels backstage. Upstairs, the dressing rooms and bathrooms were refreshed, while the main level was turned into crossover space, a green room for the actors and a bigger office.

Because the building is landmarked, the architects chose to maintain the original design of the 160-year-old building. Weve added some very subtle signage, all of which is part of our landmark preservation approvals, but in general we did very little to the exterior, Mr. Denham said. The essential changes were made inside. From the front to back, we excavated out to almost double the square footage of the theater, of the whole building.

Before the renovation, there was a lobby, but it was squeezed under the main floor and always packed between acts. Directly below the upstairs lobby, we built another whole lobby which, again, is a little bit more than double, so the new lobby space combined is a little more than double what there once was, Mr. Denham said. In the lobby area, the renovation maintained the old exposed brick and the arched wooden trusses that support the roof.
