Na sina Marilou L Bagasan at Raymundo Bagasan ang siyang tunay at lubos na nagmamay-ari ng isang parsela ng lupa, na nasa Navotas City., nasasakupan ng Transfer Certificate of Title No. M-21927 ng office of the Register of Deeds for Malabon City., at lalong mapag kikilala gaya ng sumusunod: A parcel of land (Lot 2 of the conseladation of plan pcs-13-000237 being a portion of the conseladation of Lot 2-B, (LRC) Psd 53135 and Lot 3, Block 15, Psd -114 LRC Rec . no. 1833.), situated in the barrio of San Roque , Mun , of Navotas City , Bounded on the SW., along lines 1-23 by Lot 2-A (LRC) Psd 53135; along line 3-4 by lot 1 of the conseladation and subd. plan; on the NW along line 4-5 by Lot 4; the NE., along lines 5-6 by Lot 15; along 6-7-8 Lot 16; along line 8-9 by Lot 1 all of Block 15 Psd-114 and 07 the SE., along line 9-1 by A Leongson St., Lot no. 7 , Pablo Perez St. (before) 5.00 m. wide xxx containing an area of ONE HUNDRED FIFTY EIGHT SQUARE DECIMETERS (158.50) more all less xxx . 2. M21927 na ang kabuoang halaga ay THREE MILLION (3,000,000,000,00) PESOS., na nakikipagkasundo kina Marilou at Renato Bagasan na magbibigay ng paunang bayad sa halagang ONE MILLION FIVE HUNDRED THOUSAND (1,500,000,00) PESOS ., at pagkaraan ng tatlong buwan sa petsa ng paunang bayad magsisimulang magbigay uli ng halagang ONE HUNDRED THOUSAND (100,000.00) PESOS., kada isang buwan at ang Original Title no. M-21927 ay hahawakan nina luzviminda at Renato Cuales., ang Original Title ay ito ay hindi nila pwedeng ipalipat hanggat hindi nakukumpleto ang kabuoang bayad na halaga. 3. Na kung kung mabayaran na ang kabuoang halaga sa presyong napagkasunduan ang nakatira o gumagamit sa lupang nabanggit ay binibigyan ng palugit na mag-stay hanggang isang buwan. 4. Na ang isang transaction na may bilihan kailangang dumaan sa BIR at may binabayaran na CAPITAL GAINS TAX na six percent (6%) at DOCUMENTARY STAMP one point five percent (1.5%). Sa kasunduan ang CAPITAL GAINS TAX na babayaran ay sinasagot ni MARILOU L BAGASAN at ibabawas nalang sa presyo na base sa DEED OF SALE. SA KATUNAYAN NG LAHAT, ang mga magkabilang panig na nagkasundo ay lumagda sa kasulatang ito sa lugar at petsang nabanggit sa itaas.
