BUA and GFA Definition


BUA (Built Up Area):The total horizontal area of all floors in a building or construction measured from the exterior surface of outside walls including balconies, covered projection, spa, Gym, swimming pool; and excluding car parking, all shaft openings, any type of void, terraces, arcades, mechanical & electrical, open courtyards. Building surroundings within the plot boundary such as road, landscape, and hardscape surfaces to be defined and mentioned separately under the same heading, each identified separately, LEED DMC shall grant the following credits to developers in achieving LEED certification for their project For the balconies % from the BUA a). Silver Rating 3.5% . b). Gold Rating 4.5%. c). Platinum Rating 6.0%. Accountable GFA includes:a). Perimeter wall thickness including external projection. b). Area of internal wall and partitions c). Columns, piers, staircase wells, lift wells, services rises, duct shaft, d). Internal balconies and gymnasium area, e). Structural raked or stepped floors, measured in plan as if horizontal pilasters, buttresses, etc. Accountable GFA excludes:a). Car parking areas within podium including driveways and ramps together with pedestrian access corridors lift lobbies and ventilation plant, habitable floors and gymnasium floors etc. b). Garbage room, machine room, plant room, telephone room and electrical room, c). Areas external to the building including roof terraces, and walkways, GFA (Gross Floor Area):Sum of all floor areas in a building measured within the exterior wall surface for all stories. d). Loading bays and open terraces, e), Area of the architectural features projecting beyond the plane of the external wall, sunshades and funnels and, f). Roof terrace pergolas or any other architectural features above, Dubai Maritime City g). Prayer room and ablution area, h). Areas required to be set aside for or on behalf of the master developer.
