rete?Convection rain, most sun radiation is eceived
from 10am to Ipm. Cloud causes an overcast
sky ater 2pm, and due to differential in pressure
results in rain or wind movement, which clears
the skies by late evening. However due to high
directional temperatures from the west sun,
services and lif core is placed nearer to this
surface, North and south surfaces, generally, is
less affected by the solar radiation.
The direction jn forming the mass was the
necessity in making a greater surface for indirect
sun lighting, shaded from the east-west radiation,
From the centre, the mass is truncated towards
the east. The east facade, which received the
‘most direct sunlight has a reduced surface area
while the carved aut zone provided forthe
penetration of indirect sunlight, An effective
span of 2x 1 Im bays provide forthe structure of
a north wing and a south wing,

Construction of the building had already
progressed to Level 7, when the Client brought
‘on-board a consultant to assist in looking
at energy saving fo the building operation
‘ost. The building’ energy consumption was
Analysed, and with various modifications to
the architectural, mechanical and electrical
‘elements, the building was headed tovvards
energy eficiency.
Five categories were identified for improvement
(i) Design for Energy Efficiency
For an office building, ai-conditioning system is
generally regard asthe energy guzzler among,
all other system found inthe building, The
building was designed to have an energy efficent
air-conditioning system, which operates at low
system efficiency Ffective lighting contro system
stich as motion sensor and photo sensor that
allows us to reduce the energy consumption from
ightings was adapted. Motion sensors, which
are widely used in toilets, staircases, and photo
sensors controlling lobby and car park were
implemented. Lifts system with VWVF motor drive
for energy efficiency and dual speed mode forall

Provision for extensive landscaping,
and vertical greening has been made for GTower
to reduce heat gained from sola radiation anc
improve air quality. The use of greenery such
as landscaping, ooftop\sky garden and grcen
roof (intensive, extensive or hybrid system) can
alleviate urban heat islands through shading and
‘evaporative cooling. The plants also provide a
{green and more pleasant environment
Energy Implementation
1. Double Glaze facade
2, Energy Eiticient Chiller Plant System
3, Efficient Lighting system
4. Motion Sensors and Photo-sensors for lig
‘control
5. Fficient Lift and Escalator System
6, Extensive Landscaping and Verical Greening
Gi) Design for Water Efficiency
{Grower has an initiative to reduce water
‘consumption by installing water efficient fittings
in the building such as toilets, shower oom an
panties, Also, the building links all their water
‘sub-meters tothe Building Management Systom
ang0 that the facility staf can monitor the daily
‘water usage as well a8 identifying any water
leakage found in the building
Another Green Initiative of GTower is the
provision of Rain Water harvesting system for
inrigating the lage landscaping and vertical
greening area found throughout the entire
building, In this way, the use of portable water
can be greatly reduced,
‘Water Efficient Implementation:
1. Use of “Good!” rating water efficient fitings
2. Rainwater Harvesting for landseape irigation
3. Collection af condensate water for make-up
‘water tank top up
Site & Project Management
Link way to LRT station will be provided to
ease convenience to building tenants. During
Construction, out main contractor whom
are I5O 14000 certified has been constantly
‘monitoring and setting target to reduce energy,
water and construction waste on site during the
constuction period.

timber wood decking, and kitchen cabinets are
used during construction, The bridge bat on|
the roof level is definitely worth mentioning
asit utilizes many different types of recycled
‘materials in the interior as part of indoor
decoration and also creating recycling awareness
to the building users,
Site & Project Management
1, Use for horticulture waste recycled waste
2. Implementation of elective waste
management
3. Extensive use of environment friendly
materials
* Carpets with recycled content
* External timber decking with recycled
content
* Landscape drainage cell with recycled
iv) Indoor Environmental Quality &
Environmental Protection
Provisions for Carbon Monoxide (CO)
‘monitoring system in the basement car patks
are made. Having a Carbon Dioxide (CO?)
‘monitoring systems, which trigger BMS to
circulate air inside ofthe building to achieve
better indoor air quality is available in this Green
Building. To prevent from getting exposed to the
‘chemical particles in the indoor envionment,
Tower was designed with use of low VOC
paints. Leak detection system in the Chiller
Plantroom covering all traces of refrigerant leaks
is installed in the building,

system at basement cat parks
2. Carbon Dioxide sensors are available a all
AHUs
3. Fluorescent luminaries’ ciw high frequency

4, Use of VOC paint and wallpaper
5. Provision for Refrigerant leak detection system
() Innovation
There are innovative installations for GTower to
save energy, water and waste,
1) Heat Recovery System
Use of waste heat recovered from condensate
‘nts has been designed for GTower to generate
hhot water for hotel rooms, thus reducing ener
consumption
2) Eco-cool System
Outdoor alt coolers, which ate energy efficient
hhave been adopted for alfresco dining area on
the oof top.
3) Eco Friendly Swimming Pool Sanitation
System
Salt Chlorinators for swimming poo! sanitation
system has been adopted fr is pool sanitizing
which results ina pure and crystal clear
water. The use ofthis system allows us not to
use chemicals to keep the pool clean, thus
improving water quality and good environmental
impact,
4) Auto-Tabe Cleaning System for Chillers
The auto-tube cleaning system allows no ditto
be accurnulated within the chiller tubes. The
continuous accumulation of dint will cause
flow rate problems, increase head pressure
the plugging up of heat exchanger tubes and
the degradation of heat transferability. Since
the cleaning process is on a continual basis, it
