Please read the following important information regarding your claim

It is your legal right to make a claim under the tenancy deposit protection
legislation. If you make a deposit claim against your landlord and you still occupy
the property, it is possible that your landlord may not want to keep you as tenants.
It is important that you are 100% sure that you wish to make a claim for
compensation as you may be asked to leave the property after the relevant
eviction notice has been served.
Periodic Tenancies: If you are on a month to month rolling contract known as a
statutory periodic tenancy and your Landlord returns the deposit to you he will then be
able to serve notice on you to vacate the property.
You are still entitled to compensation and the Landlords claim for possession will be
countered by this claim for compensation. Possession should then not be granted until
the claim for compensation has been settled, unless you have breached the terms of
your tenancy agreement.
Fixed term tenancies: your Landlord is not able to serve notice on you under a fixed
term tenancy until 2 months prior to the end date of your tenancy. This means that the
earliest you can be asked to leave the property is the end date of the fixed term, unless
you have breached the terms of your tenancy agreement.
Please be advised that if you make a claim the Landlord is unlikely to agree to a renewal
of the tenancy.
Landlords behaviour
Your Landlord is very likely to be upset with your claim. We advise the Landlord not to
contact you regarding this matter but to deal with us directly.
A Landlord may become uncooperative and upset. If your Landlord is abusive or
threatening in any way you must notify the police immediately.
The Landlord does not have the right to enter the property without your permission even
if written notice has been given to you. You have the right to quiet enjoyment of the
property and the right be given sufficient notice to enter the property at a mutually
convenient time.

Continue to pay your rent on time.
Co-operate with your Landlord for access for repairs and maintenance.
Live in the property with respect for the property and upon vacating ensure
that the property is returned to the Landlord in good condition, clean and well
looked after.
