STAGES OF CONSTRUCTION
Stage 1 : Town Planning Site Assessment
Investigations and surveys
Prepare on maps, services, Town Planning constraints
Discuss on proposal and identify any issues and problems
solutions with clients and developers
Gather and analyse economic and environmental studies,
censuses, and market research data with surveyors
Conduct field investigations to analyse factors affecting land use

Stage 2 : Development Design

Discussion about landscape planning and design


Review on policy and guidelines on land use
Review site plans submitted by developers
Assess the feasibility of proposals and identify needed changes

Stage 3 : Submit Planning Report
Submit complete planning report along with relevant forms for
approval
Documentation:
Landscape analysis
Development area
Transportation analysis

STAGES OF CONSTRUCTION
Stage 4 : City Council Assessment
During the assessment process, town planner will negotiate with
City Council to achieve an approval
Present projects to planning officials and planning commissions

Stage 5 : Approval
Upon receiving the approval from City Council, construction
preparation could be start.
This is usually the end of the town planners involvement

INTRODUCTION TO DRAWING

TOWN PLANNER DRAWING

Based upon the requirements of various plans,


there are 3 levels of land uses:
Level I :For Perspective Plans
Level II :For Development Plans
Level III :For Layouts of Projects / Schemes
(Town and Country Planning Organisation [TCPO], 2004, p.iv )

Those plans involve different zoning.

STAGES OF DRAWING

STAGE 1:
-Town planner starts the distribution or division of land into
particular zones and waiting for the approval from the competent
authority.

Function:
-Zoning is the distribution or division of land into particular zones
based upon some criteria or principles.

ZONING PLAN

Function: To show the main use of a specific land, without


further specification. (TCPO, 2004, p.iv )
Example: Boston Town Perspectives Plan.

Function: To indicate the use of each parcel of land


comprehensively. (TCPO, 2004, p.iv)
Example: Kildare County Councils development plan.

STAGE 2:
-After the development plan has been approved by the Local
Planning Authority. Town planner will start to have different layout
plans.

Function:
-To show detailed working layouts for execution by a public or private
agency. (TCPO, 2004, p.iv)

LAYOUT PLAN

Example: Shopping mall Babilonas layout.

LOCALITY PLAN

Locality Plan
To indicate the location of the site in relation to the street and other landmarks
e.g Street number and adjoining sites

GRID PLAN

Grid Plan
Type of city map where roads and streets are perpendicular to each
other creating a grid

How practical is the standard simple grid?


its inefficiency of land use.
Camillo Sitte portrays the grid as unimaginative and unworthy of
consideration for new towns

STAGE 3:
-Upon receiving the approval from City Council, construction
preparation could be start based on the master plan.

Function:
-As a long term perspective plan to lay down the planning guidelines,
policies, development code and space requirements for various
socio-economic activities . (Singh, 2014, p.6)
