ASSURED SHORTHOLD

TENANCY
AGREEMENT
for letting residential dwelling house

This Tenancy Agreement is for letting furnished and unfurnished residential accommodation on an
assured shorthold tenancy within the provisions of the Housing Act 1988 as amended by Part III of
the Housing Act 1996. As such, this is a legal document and should not be used without adequate
knowledge of the law of landlord and tenant.
N.B. A Notice of assured shorthold tenancy need no longer be served on the Tenant for new
tenancies created on or after February 28 1997.

THIS AGREEMENT is made on the date specified below BETWEEN the Landlord and the Tenant.
It is intended that the tenancy created by this Agreement is and shall be an assured shorthold
tenancy within the meaning of the Housing Act 1988.

Six months with a commencement date of 01st December 2014.

Rent;

795.00 Per Calendar Month - Exclusive

Payment;

The first payment in the sum of 795.00 as cleared funds directly to


Total Letting Exeter Ltd on or before 01st December 2014.Thereafter the
sum of 795.00 to be paid monthly in advance by standing order directly
into the account of Total Letting on 01st of each month with effect from 01st
January 2015.

Deposit;

795.00 - To be received as cleared funds on or before 01st December 2014.


Total Letting Exeter Ltd will protect the deposit within thirty days of the
commencement of the Tenancy as per current legislation. The tenant will be
sent full details of the scheme in which the deposit is protected once again
within 30 days of the commencement of the Tenancy.

1) The Landlord agrees to let and the Tenant agrees to take the Property and Contents for the Term
at the Rent payable as above.
2) The Tenant pays the Deposit as security for the performance of the Tenants obligations and to
compensate the Landlord for any breech of those obligations.
