CONTRACT

KNOWN TO ALL MEN BY THESE PRESENTS


This contract of lease is made and executed at the City of Manila on ____________________
by and between the following parties:
WALLY L. PEREZ, 32 years of age, with postal and residential address at 9278 Mactan , single,
to be referred to as LESSOR hereinafter;
- and
_____________________________, ______ of age, with postal and residential address at
__________________________________, to be referred to as LESSEE hereinafter;

WITNESSETH; That
WHEREAS, the LESSOR is the manager of the units in the residential property situated at 9278
Mactan St., Guadalupe Nuevo, Makati City
WHEREAS, the LESSOR agrees to lease-out a portion of the said unit as bed space units to the
LESSEE and the LESSEE is willing to lease the same;
NOW THEREFORE, for and in consideration of the foregoing premises, the LESSOR leases
unto the LESSEE and the LESSEE hereby accepts from the LESSOR the LEASED premises,
subject to the following:
TERMS AND CONDITIONS
SECTION 1 RENTALS The monthly rental fee is TWO THOUSAND PESOS (Php. 2000.00).
The said fee is inclusive of the monthly water, telephone, cable and wi-fi bills. The said amount
must be paid on or the ____ day of every monthly. A grace period of one (1) day shall be given
and any delayed payments thereafter shall be charged a daily penalty of Php. 50.00 per day.
The said payments shall be directly paid to the LESSOR or any of his authorized
representatives.
SECTION 2 DEPOSITS and ADVANCES The LESSEE shall deposit Php. 2000.00 as one
month advance and another Php. 2000.00 as a deposit. Any reservation fee paid shall be
considered as partial payment for the said amounts. The deposit shall only be given
(refundable) if:
A. For whatever reason, the LESSEE plans to move out; the LESSEE shall give the
LESSOR a minimum of 30 days written or verbal advance notice to look for a new
replacement. Upon failure to do this will result of a non-refundable deposit.
B. Upon the return of the keys to the unit (keys to the main gate, main door and to the
room). Upon failure to return the said items, a deduction of Php. 500.00 shall be
charged to the deposit, the same being for the expenses to be incurred in changing
any locks or knobs for security purposes.
SECTION 3 MONTHLY DUES:
A.
Electricity - The LESSEE shall pay the monthly electric bill equally divided by the number
of occupants.
B.
Gas The LESSEE shall pay (optional) the monthly electric bill equally divided by the
number of occupants.

SECTION 3 RULES AND REGULATIONS The LESSOR sets the following rules to be
followed inside premises covered by this contract:
A. SMOKING IS STRICTLY PROHIBITED INSIDE THE ROOM, SALAS, FIRE EXIT &
TOILET. Any LESSEE who shall violate this rule shall be evicted with cause and shall forfeit the
right to his deposit;
B. The LESSEE shall be responsible to report any damage or any necessary repairs to
the premises to the LESSOR. Any damage caused to the said premises directly by or by the
negligence to report the same to the LESSOR shall be charged to the LESSEE;
C. Guests shall only be allowed in the receiving area;
D. STRICTLY NO GIRLS ALLOWED INSIDE THE ROOMS;
E. The LESSEE shall be responsible for the cleanliness of the premises at all times
during his stay;
F. The LESSOR reserves the right to inspect the premises for any violations or for any
needed repairs;
SECTION 5 - FORCE MAJEURE If whole or any part of the leased premises shall be
destroyed or damaged by fire, flood, lightning, typhoon, earthquake, storm, riot or any other
unforeseen disabling cause of acts of God, as to render the leased premises during the term
substantially unfit for use and occupation of the LESSEE, then this lease contract may be
terminated without compensation by the LESSOR or by the LESSEE by notice in writing to the
other.
SECTION 6 - LESSOR'S RIGHT OF ENTRY The LESSOR or its authorized agent shall after
giving due notice to the LESSEE shall have the right to enter the premises in the presence of
the LESSEE or its representative at any reasonable hour to examine the same or make repairs
therein or for the operation and maintenance of the building or to exhibit the leased premises to
prospective LESSEE, or for any other lawful purposes which it may deem necessary.
SECTION 7. EXPIRATION OR CANCELLATION OF LEASE At the expiration of the term of
this lease or cancellation thereof, as herein provided, the LESSEE will promptly deliver to the
LESSOR the leased premises with all corresponding keys and in as good and tenable condition
as the same is now, ordinary wear and tear expected devoid of all occupants, movable furniture,
articles and effects of any kind. Non-compliance with the terms of this clause by the LESSEE
will give the LESSOR the right, at the latter's option, to refuse to accept the delivery of the
premises and compel the LESSEE to pay rent therefrom at the same rate plus Twenty Five (25)
% thereof as penalty until the LESSEE shall have complied with the terms hereof. The same
penalty shall be imposed in case the LESSEE fails to leave the premises after the expiration of
this Contract of Lease or termination for any reason whatsoever.
