INTRODUCTION
Earth provides enough to satisfy every mans needs, but not every mans
greed.(Quotes,2015) Ever since the Industrial Revolution, people achieved incredible
improvement in technology. However, they used high technology only to satisfy their
greed and comfort. Now, there are too many environmental issues including pollution,
habitat destruction, and resource depletion (Green, 2015). In order to decrease such
problems, Dr. Pepper Snapple Group is proposing new environmental technology in the
Dallas area, focusing on green roofs that can provide both public and private benefits.
This would not only decrease pollution in the city but also save building owners a lot of
money.

BACKGROUND
THE PROBLEM
Roofs account for about 20 to 25
percent of the land in most urban
cities and this continues to increase
to accommodate the growing
population density. Dallas, being as
one of the top ten fastest growing cities, have to accommodate the growing population
and jobs availability. This results in the increasing need of land being used for towering
buildings as residences, businesses and other uses, means that greenery are left only

small patches of land on residences, parks, and quartered street islands. Because of
this, there are not enough plants producing oxygen as the ozone expands and heat
increases the need of energy consumption and costs in buildings. The roofs are always
in need of repair, causing more heat. Storm water runoffs create flooding and water
pollution problems and habitats for some animals have disappeared. By applying green
roofs to buildings in Dallas, these problems can be solved.

WHAT IS A GREEN ROOF?


Green roof technology consist of covering a roof with vegetative layers including media,
filter layer, and drainage layers (Introduction, n.d.). A complete diagram of the green roof
layers can be found in the Appendix.

GENERAL BENEFIT (Why, n. d)


Provide better stormwater management
Green roofs can absorb and retain large amounts
of water and release excess slowly to minimize the
runoff rushing from rooftop into the bodies of water
that collects water.

Create habitats for wildlife


It will attract insects and birds, which would not happen on a black asphalt roof.

Migrate the heat island effect


It will create natural cooling effect by mimicking natural landscape, which reduces the
heat island effect that is created by heat retention in the city through building and
pavement.
Improve human health and comfort
Green roofs will improve indoor comfort by reducing heat transfer and heat stress
related to heat waves.
Increase life for the roof membrane
Roof membranes are free from photo degradation from sunlight and moderate
mechanical degradation due to temperature extreme.

GOALS
Solving Air and Water Pollution
Over the years, studies have shown
that air pollution is linked to the health
problems and climate change. With
green roofs, more oxygen is produced
which in return decreases the air
pollution that causes health risks. Researchers estimate that a 1,000-square feet (93
m2) green roof can remove 40 pounds of particulate matter in the air in a year, while
also producing oxygen and removing carbon dioxide (Peck, S. and M. Kuhn, 2003).

Energy Conserving/Cost Issues


Dallas and Fort Worth are among the three fastest growing cities in the America
(Carlyle, 2015). The population is growing dramatically, and of course lots of new
houses or apartments have been built to accommodate the population. The demand of
energy consumption will increase, and the price will also increase. When the time
comes, people want to save energy to save money especially times like today when
economy is bad. Green roof can help residence to reduce the cost.
By fitting green roofs, the cooler temperatures of the building can be conserved since
the shade and evapotranspiration (which allows the plants to absorb water, transferring
it, and then evaporating) saves the energy cost of air-conditioning. Due to the high
temperatures during the hotter seasons within Dallas, normally ranges to about 80F to
100F and can even go higher to about 100F we can reduce the cost as well as the
consumption of energy usually needed in a residential buildings (N.O.A.A., 2014).
This has been proven by a modeling study for Toronto, Canada, by adding green roofs
to 50 percent of surfaces downtown, cooling the entire city by 0.2 to 1.4F (0.1 to 0.8C)
(Wong, E., 2008). In addition to adding irrigation to the roofs, the temperature would be
reduced to around 3.5F (2C) and, over a larger geographic region, 1 to 2F (0.5- 1C)
cooler (Wong, E. 2008).

THE COMPANY
Sustainability
Dr. Pepper Snapple Group is very involved in promoting environmental sustainability. As
part of our Growing for the Future initiative, we have set some goals to accomplish by
the end of 2015. These goals, also publically listed on our website, are as follows:

Improve energy efficiency and reduce CO2 from emissions in

manufacturing by 10% per gallon of finished product.

Increase product shipments per gallon of fuel used by 20%.

Replace 60,000 vending machines and coolers with Energy Star-rated

equipment that is approximately 30% more energy-efficient.

Reduce manufacturing water use and wastewater discharge by 10% per

gallon of finished product.

Recycle 90% of manufacturing solid waste.

Conserve more than 60 million pounds of plastic through PET package

lightweighting and redesigns and increased use of recycled PET.4


By implementing the green roofs proposal, we would be helping our recycling objective
(Sustainability, 2015).

Philanthropy

Dr. Pepper Snapple Group also emphasizes the value of philanthropy. As part of our
efforts to increase philanthropy, we pledge to contribute a total of 100,000 volunteer
hours and attain an annual giving level of $10 million in charitable cash donations, with
the majority of support focused on fit and active lifestyles, environmental sustainability,
emergency relief and hometown giving (Sustainability, 2015). The green roof project
will satisfy both aspects of this goal, our employees will volunteer their time and we, as
a company, will provide the funds necessary to make Dallas, our hometown, a more
environmentally sustainable community.

PROPOSAL
GENERAL PLAN
Dr. Pepper Snapple Group is proposing to turn the rooftops of apartment complexes in
downtown Dallas into extensive green roofs. The company will be closely involved with
the first four months (from February to May) of the project, after which the Dr. Pepper
Snapple Group will slowly transition the maintenance of the green roofs to the
apartment management. For the first two months, the company will be holding
workshops every week to educate the residents and staff of apartments on the
importance of green roofs and how to create the bottle planters. The residents and staff
will be working with a mixture of fruits, vegetables, flowers, and grass type plants
(Gardening, n.d.).

In March, the workers will start to lay the foundation of the green roof, namely the roof
support, vapor barrier, thermal insulation, cover board, waterproofing membrane, root
barrier, and drainage layer, which would take the full month. In the first two weeks of
April, the workers will add the filter membrane, growing medium, and irrigation system.
Afterwards, the residents will then start to transplant their plants from the bottle planters
onto the green roofs. The details of the foundation of the green roof can be found in the
Appendix (Figure A 1) (Wong, 2008). In addition, the sponsor will be providing extra
plants, namely shrubs, to help with the green roof (Hopman, 2011). The company will
then start up the workshops on maintaining the green roofs which will continue
throughout May (Curtland, 2012).

During May, the company will then turn the control over to the apartment management
to maintain, but will continue checking in every month to make sure that the green roof
is in good condition (Curtland, 2012).

WORKSHOPS
The first set of workshops will take place in February and will go over the current
problems of air pollution and energy waste and how green roofs will decrease it. The
workshops will also cover how to reuse plastic bottles to create planters. A diagram of
how these planters will be constructed can be found in the Appendix (Figure A 2).
Workshops will occur on a weekly basis and will follow the same format. The workshops
will begin with the introduction to the company, current issue, benefits of green roofs

which would take approximately 15 minutes (Wong, 2008). The rest of the workshop will
be spent on creating the planters, which would take approximately 45 minutes (How,
2013). The workshops would require about 15 minutes of setting up and cleaning up
each so the each workshop will take approximately 2 hours including travel time.

The second set of workshops will be on maintaining the green roof. These workshops
will start in the middle of April and continue until the end of May. These would include
going over all the responsibilities involved in maintaining the green roofs and creating a
list of apartment residents and staff that would be responsible for certain tasks on
certain days. Certain responsibilities include irrigation, weeding, documenting, and
harvesting the fruits and vegetables (Curtland, 2012).

STAFFING

This proposal requires 55 people: 5 group leaders, 10 are part time workers that dont
require any skills to help host workshops. These are the people who educate the
residents about how to plant a bottle of plants; for this part, we are looking for local
college students or high school students. It is a good way to gain experience to
communicate with the community for students. We also need 5 gardeners to teach the
student how to do the job and we ask for 10 volunteers. In March, we need 20
experienced workers to do the construction work, we plan to cooperate with a
construction company in order to get the workers and materials for construction. In April,
the first half month is to continue the construction work, and then the other half month is
transferring the plant from bottle to the roof, it takes 10 experienced gardener workers to
transfer the plant, 10 student workers and 10 volunteers to assist them, the gardeners
will be hired from garden company, we will ask resident to volunteer. For the last part,

we need 10 volunteers to host a workshop that educate the resident how to keep the
plants alive. We going to rehire the same student and construction workers.

JOB DESCRIPTION

Planting workers: Part time, age 18 or older, no skills require
Delivery drivers: provide by Calloways Nursery

Transferring worker: age 18 or older, require experience on planting and

transferring plants, at least 3 month work experience


Maintenance: 18+, able to speak English, prefer customer service
experience.
Volunteers from Apartment Residents: No experience require
All of the workers must be able to work in the U.S.
Our leadership team will have a cross functional structure with each leader in charge of
one functional team and one apartment building. The functional teams are as follows:
Proposal Leader, Planting, Construction, Transferring, and Maintaining.

BUDGET
BUDGET EXPLANATION

Green Roof Project will last for four months and based on an average of 1,100
square feet flat roof apartments in Downtown Dallas. The budget will be displaced
month by month. Total estimate cost for green roof project is $38,358.

Personnel The role of coordinating, planning, and supervising the entire Green Roof
building process will be directed by the following Dr. Pepper employees Mercy Chi,
Vicky Kao, Joey Kim, Frank Liang, and Ashley Lieu. The mentioned employees are
chosen on volunteer basis; no estimate budget is required for personnel.

Project participant payments The participants involved in the project include


construction workers, gardening professionals, students workers, and residents from
selected apartment. Constructions workers are only required for March and first two
weeks of April; they are hired from McCarthy Building Inc. at $6,400 a month. As the
project is taking place, we need gardening professionals to teach necessary concepts;
since Calloways Nursery generously sponsor us with needed professionals, the
estimated budget for this part is zero. Other participants are composed by student
workers and residents of selected apartments. Students are hired at $8 an hour for 8
hours in February and 4 hours in April, and residents will come from volunteering,
therefore; the estimate budget for hiring students is $960 in total. The total budgeted
participants cost will be $10,560.

Materials and Supplies Costs associated with this category are separated into 2 main
parts, first part include materials for seed bedding, and second part include materials for
the foundations of green roof. The average cost of each individual materials and
supplies comes from Home Depot, Lows, Walmart, and online construction website
Alibaba.com. Estimated costs for the entire project are $25,695.

Indirect Costs Indirect costs of the project include drinks and snacks for project
participants, and other miscellaneous costs. Drink will be sponsored by Dr. Pepper
Corporation, and snacks will be purchased from Costco. Other miscellaneous may
include any necessary extra cost of materials or snacks. The total estimated budget for
indirect costs is $2,102.

Throughout the entire human history, technology advances always accompany multiple
environmental damages. How to balance between improving living standards and
protecting natural environment has always been a controversial and highly anticipated
issue. The creation of green roofs is a huge step forward in the history of environmental
protection; it provides both public and private benefits such as creating habitats for
animals, reducing energy usage, improving human health, increasing roof life,
managing water from storms, and decreasing air pollutants. Unfortunately, the existence
of green roofs in Dallas happens to be less than expected because of the lack of
knowledge and awareness of surrounding environment. To promote a more sustainable
living environment for our community and prolong life for Mother Earth, Dr. Pepper
Snapple Group will take the first step to bring green roofs to downtown Dallas. Join us;
together we will mark the history.

Targeted Questions and Answers


Are there potential fire threats with the plants drying out on the roofs during the hot
Texas summer?
If the plants on the green roofs are properly irrigated at all times and the apartment
residents are maintaining them correctly. This should not be a problem. In addition, Dr.
Pepper Snapple Group will be sending a representative semi-annually to check up on
the green roofs.

Is there any guarantee that the project will at least break even?
Yes, this project will not only save costs on utility in the long run but also provide a
better environment for the community as a whole. It will decrease pollution and also
reduce heat throughout the Dallas area. Therefore, as a whole, this project will save the
apartment residents monetary costs by reducing utility bills but also save the
environment at the same time.

Would the roof be damaged as a result of this project?


If the roofs are properly prepared before becoming a green roof, the roof should not
experience any damages. There have already been many green roofs implemented
throughout the United States and we have chosen a extensive green roof style, it should
not add on any weight that the roof cannot handle, especially with the roof supports that
are going to be added on in the beginning of the project. In fact, green roofs will actually
prolong roof life by keeping it from direct sun exposure.

How permanent is the green roof? Will it blow away or get washed away?

What is the future of this project?


We hope that other apartment complexes will see the benefits of green roofs and work
to implement their own. We hope that this would promote more recycling in the

community and also help achieve our own goals, as a company, of sustainability and
philanthropy.
