PRE-FINAL/FINAL INSPECTION & MOVE OUT PROCEDURES Atlantic Marine Corps Communities wants to make your move as smooth and pleasant as possible. Atlantic Marine Corps Communities requires the submission in person of a Notice to Vacate form at least 30 days prior to vacating. We understand circumstances may prevent the ability to give a full 30 day notice. If this occurs because of orders, please bring a copy of the orders to the community office at the time of giving notice. Upon notification of move-out, your community management staff will schedule a pre-final and final inspection, as well as inform you of the requirements for each. If the service member is unable to submit the Notice to Vacate form in person, the spouse or person submitting the form for the service member must present a valid Power of Attorney. According to the Community Guidelines and Policies handbook, when a home is cleaned regularly, it should only require a wipe down, sweep, and vacuum at move-out to deliver a broom-swept condition. A pre-final inspection, scheduled preferably 1 week after notice is given, is best to assess the condition of the home and prepare you for your final inspection. Due to the presence of furniture and personal belongings, it is difficult to provide an exact itemized list of all, if any, repairs needed. Please be advised once the house is empty the property management staff will be able to assess the property in more detail. A final inspection is usually performed on the day of move-out when all personal belongings have been removed from the home and the following conditions have been met. Any unaccomplished tasks or damages beyond normal wear and tear can result in assessed charges. Charges are available in your initial lease packet or by request at your community office. Wipe down surfaces as part of the broom-swept requirement. Floors must be swept. Broom clean garage, carport, patio or screened-in porches, exterior steps and entrance floors, as well as storage sheds. Please note, any presence of grease, oil or pet stains can result in increased charges due to the extensive process of removal. Carpets must be vacuumed. If you choose to clean your carpets, carpets must be dry at the time of final inspection. Remove all nails and wall mounts from walls and doors. To avoid damage charges, please patch any holes in the walls larger than the size of a dime. Any colored walls or areas with crayon, pen, marker or other types of markings must be primed using a water-based primer. All paint must be covered by the primer to allow AMCC painters to use 1 coat of paint during the change of occupancy. Please note any paint or primer remaining on the floor at the time of final inspection can result in charges. To avoid damage charges, please replace any screens with holes or tears. All flower beds must be weeded prior to move out. If the flower beds are not weeded, a $65.00 charge will be assessed. If a pet was present, the resident is required to provide documentation that the home has been treated prior to vacating the premises. Any damages or flea infestation will be the Residents responsibility. If a receipt is not provided, a charge of $38.00 per treatment will be assessed for pest control. The receipt has to be dated within 14 days of move out. To avoid damage charges, please remove all animal feces, debris, trash and/or cigarettes from front and backyard. Fill any holes caused by pets, satellite dish and/or fence removal. Wash out trash can and recycle bin. Trash may only stay in the trash can if it is bagged. All keys and garage door openers, if applicable, must be present at the time of final inspection. There is a $10 fee for each missing key and a $25 fee for each missing garage door opener.
