(“The Property”)

On the 1st of November, 2007, with reference to the above mentioned


property, you and I have entered into an agreement and the express terms of
the agreement clauses 4 (a) & 4 (b) were:-

a) If the rent hereby reserved shall not be paid for seven (7) days after its
due date or if there shall be a breach of any of the conditions, convenants or
stipulations on the part of the Tenant (yourself) herein contained, the
Landlord (myself) shall be entitled to re-enter upon the said premises and
thereupon this tenancy shall immediately absolutely determine but without
prejudice to any right of action of the Landlord for damage or otherwise in
respect of any such breach or any antecedent breach.

b) In the event the rent remaining unpaid seven (7) days after becoming
payable (whether formally demanded or not), it shall be lawful for the
Landlord to claim interest at ten percent (10%) per annum on the amount
unpaid calculated from after the date due to the date of actual payment.

Pursuant to the said agreement between us, I am entitled to the sum of
S$2600.00, being the outstanding rental for the months of June and July
2008 respectively, which you have failed or neglected to pay. I, hereby,
demand that the amount of S$2600 be paid within three (3) days from the
date hereof failing which I will be commencing legal proceedings against
you to recover the said sum and you will therefore be also liable for the legal
costs and interest incurred.

After the three (3) days from the date hereof, you will have to vacate the
property within twenty four (24) hours, failing which, I will be entitled to
enter the said premises and take over the property. I will not be liable for any
loss or damage sustained to your personal belongings.

I sincerely wish that the matter can be resolved amicably and do not have to
resort to the above to recover the outstanding amount owed to me.

I trust that this clarifies the matter and reserve all rights in this matter.
