Introduction
ThisApplicationGuideforMultipleBuildingsandOnCampusBuildingProjects(AGMBC)isfor projectsthatareonasharedsiteunderthecontrolofasingleentity;forexample,acorporate oreducationalcampus,governmentinstallationorcommercialdevelopment. Thisguidanceseeksto: encourageaholisticapproachtoprojectmanagement definecampusappropriatedocumentationrequirementsandcaptureeconomiesof scaleinthecertificationprocess addresstheuniquechallengesandopportunitiesinherentincampusprojects maintainthetechnicalintegrityandrigoroftheLEEDratingsystems

Ifprojectsareexpectedtohavecreditsubmittaldocumentationthatisthesamebecausethey areonacampus,thisguidancecanhelpstreamlinethedocumentationsubmittedforreview underthestandardLEEDcertificationprocess.LEED2009Projectteamsthatwishtoutilizethe multiplebuildingandcampusapproachesoutlinedinthisguidancemustmeetallrequirements outlinedintheguidance. Thetermcampusisusedtorepresentasinglesiteundertheownershipormanagementofa singleentity.PleaseseetheGlossaryforadditionaldefinitions. Applicability TheAGMBCmaybeusedforallratingsystemsinthe2009BuildingDesignandConstruction, 2009InteriorDesignandConstructionand2009OperationsandMaintenanceratingsystem groups. ThisguidancedoesNOTconstituteanewratingsystem.Thecreditandprerequisite requirementsareunchangedandremainconsistentwiththepublishedLEEDRatingSystems, ReferenceGuides,Addenda,andLEEDOnlineForms. Projectsregisteredunderpre2009LEEDratingsystemsarenoteligibletousethisdocument unlesstheyfirstupgradetheirprojecttoLEED2009.Instead,LEEDNCv2,LEEDCSv2.0and LEEDforSchoolsprojectsmayusethe2005AGMBC. LEEDprojectsthatelecttousethisguidanceshouldmeetallofthefollowingcriteria: CertificationisbeingpursuedunderoneoftheLEED2009ratingsystems. Allbuildingsorspacesareundercontrolofthesameowner,developer,orproperty management.

Allbuildingsorspacesarelocatedonasinglesite,asdefinedintheLEEDMinimum ProgramRequirements. EachofthebuildingsorspacescanindependentlymeettheLEEDMinimumProgram Requirements.[notethatforMPR#6,buildingsmustindividuallymeterandmake availablewholebuildingenergyandwaterusagedataaftercertification] EachofthebuildingsorspacescanindependentlymeetallprerequisitesoftheLEED ratingsystembeingusedwithcertainexceptionsnotedinthecreditlevelguidance.

AGMBCApproachBasics
Determinewhattypeofcreditdocumentationwillbeneeded.TheAGMBCoutlinestwo strategiesforcreditdocumentation.Projectteamsmayuseoneorbothstrategiesas applicable. 1) CampuscreditsEligibleLEEDcreditsandprerequisitesreviewedascampuscreditswithina mastersite.Createamastersiteanddocumentcompliancefortheentirecampusby completingcampuscredits.PreapprovedcampuscreditsmaythenbeclaimedbyallLEED projectsassociatedwiththatmastersite.Themastersiteitselfreceivesnocertification. 2) GroupcreditsDocumentcreditcomplianceforagroupofbuildingsorspaceswithina singleLEEDprojectboundary.TheentiregroupreceivesasingleLEEDratingand certification.

CampusCreditsearnedthroughaMasterSiteReview
CampuscreditsalloweligibleLEEDcreditsandprerequisitestobedocumentedonceforan entirecampus.Thesecampuscreditsarepreapprovedthroughaseparatereviewinthe mastersite.Oncepreapproved,campuscreditsareavailabletoLEEDprojects(bothindividual andgroupprojects)associatedwiththesamemastersiteandlocatedwithinthatsameLEED campusboundary. TheAGMBCHelpsectionofLEEDOnlinev3containsdetailedinformationtoexplainhowto registerandcertifyprojectsusingthisguidance.TheHelpcontentshouldbeusedalongside thisguidancedocumenttocertifyprojects.

CreatingaMasterSite
AllcampuscreditinformationisdocumentedwithinamastersiteinLEEDOnlinev3.Projects onthecampusthatsubmitforcertificationandreferencethemastersitecanutilizethecredits preapprovedinthemastersitereview.WhenregisteringamastersiteinLEEDOnline,please usethewordsmastersiteinthetitle(forexample,StateUniversityMasterSite).

Providethefollowinginformationwiththemastersite: ageneralnarrativeoftheoverallcampusproject aschematicsiteplanshowingthelocationoftheLEEDcampusboundaryandthe locationofeachprojectpursuingLEEDcertification alistofthecampuscreditsbeingattempted alistoftheindividuallyregisteredprojectstowhichthecampuscreditswillapply CampusesusingbotharatingsystemfromtheBuildingDesignandConstructionandInterior DesignandConstructionratingsystemgroupsandtheLEEDforExistingBuildings:Operations& Maintenanceratingsystemmusthaveseparatemastersiteregistrationsfornewconstruction andexistingbuildingsprojectsevenifthebuildingsandspacesareonthesamecampus. Buildingdesignandconstructionandinteriordesignandconstructionprojectscanbeinthe samemastersite. DocumentingSiteWideCompliance AcampuscreditincludesdocumentationontheentireareawithintheLEEDcampusboundary. Allcampuscreditsareassociatedwithamastersite.Teamscanchoosetosubmitthemaster siteforastandard(combined)orsplit(designandconstruction)review.Themastersitecanbe submittedforrevieweitherpriortooratthesametimeasthefirstbuildingsubmittingfor certificationreview.Theoutcomeofamastersitereviewisthatcampuscreditsarepre approvedforuseonprojects;atnotimewillthemastersitereceiveaLEEDCertification. ClaimingCampusCreditsonIndividualorGroupProjects Projectsassociatedwiththemastersitemayusepreapprovedcampuscreditstosubmitfor certification.Toclaimpreapprovedcampuscredits,registerindividualorgroupprojectsand associatethemwithamastersite.Aseparateregistrationisrequiredforeachindividualproject orgroupproject.ProjectsshouldberegisteredusingasimilarnamingconventionastheMaster Site(forexample,StateUniversityProject1).Eachprojectgoesthroughthetypicalreview processforindividualprojects.

AkeystepincreatingthemastersiteisdefiningaLEEDcampusboundaryinadditiontoeach registeredprojectsindividualLEEDprojectboundaries.BoththeLEEDcampusboundaryand LEEDprojectboundariesmustcomplywithapplicableMinimumProgramRequirementsand MPRSupplementalGuidanceaspublishedontheUSGBCwebsite. Projectteamsshouldusereasonablejudgmentindrawingaboundaryfollowingthesegeneral guidelines: Projectsmayelecttousethelegallimitsofthecampus(e.g.propertyboundary)or defineanalternativeboundaryforLEEDpurposesthatiswhollycontainedwithinthe legalownershiprightsofthesite.Theentireareacontainedwithinthisboundaryis requiredtobeunderthesameownershiporpropertymanagerordeveloper. AllLEEDprojectboundariesmustbewhollycontainedwithintheLEEDcampus boundary.

TheLEEDcampusboundarymayincluderealpropertyforwhichLEEDcertification willnotbepursuedanditisnotnecessarythatthesumofallindividualLEEDproject boundariesmakeuptheentireLEEDcampusboundaryarea.However,allsite featuresandamenitieswithintheLEEDcampusboundarywillbeconsideredduring thereviewofallcampuscredits.Forexample,whencalculatingtheopenspace requirementsforSSc5.1andSSc5.2,thefootprintsofallrealpropertywithinthe LEEDcampusboundarymustbeincludedinthecalculationsregardlessofwhether thebuildingorspaceisseekingLEEDcertification. TheLEEDcampusboundarymustbeasingleunbrokensite,unlessthenon contiguousparcelsmeettheconditionsstatedintheMinimumProgram RequirementsSupplementalGuidance. Tocomplywiththeminimumprojectareatositearearatiorequirement,thegross floorareausedforthecalculationshouldincludeallrealpropertywithintheLEED campusboundaryregardlessofwhetheritispursuingLEEDcertification. IftheLEEDcampusboundarychangesorifanysubsequentprojectschangethe mastersitescreditperformance,allaffectedcreditsmustberereviewedatthe expenseoftheprojectteam

GroupProjectCertification
MultiplebuildingsorspacesmaybecertifiedasagroupwithinoneLEEDprojectregistration, wheretheentiregroup,withasingleLEEDprojectboundary,receivesasingleratingand certification.Allgroupprojectdocumentationmustdemonstratethatthegroupofprojects collectivelymeetsthecreditrequirementsusingagroupcredit.Thegroupprojectcertification maybeusedindependentlyorincombinationwithcampuscreditsdocumentedunderamaster sitereview.Inadditiontotheeligibilitycriterialistedinthisguidance,agroupproject certificationmustmeetallofthefollowingcriteria: Fordesignandconstructionprojects,thebuildingsorspacesthatcomprisethegroup mustbeunderthesameconstructioncontractandconstructedatthesametime.For operationsandmaintenanceprojects,allbuildingsinthegroupmustbeunderthesame ownershipandmanagement,sharethesameperformanceperiodandhavespacetypes thataresubstantiallysimilar. Allbuildingsorspaceswithinagroupprojectcertificationmustusethesamerating systemandmustusethesamecompliancepathsforallcreditsandprerequisites pursued. Calculationsanddocumentationforallcreditsandprerequisitespursuedmust representallrealpropertyandsitefeatureswithintheLEEDprojectboundaryforthe groupproject,unlessspecificallyexemptedbytheLEEDMinimumProgram RequirementsorReferenceGuidecreditlanguage.Noselectiveexemptions,exclusions, oromissionsarepermitted. Eachbuildingorspaceinthegroupprojectmustindependentlyqualifyforthechosen LEEDratingsystem.FormoreinformationseetheLEEDRatingSystemSelection GuidanceavailableontheUSGBCwebsite

TheAGMBCHelpsectionofLEEDOnlinev3containssignificantinformationtoexplainhowto registerandcertifyprojectsusingthisguidance.TheHelpcontentshouldbeusedalongside thisguidancedocumenttocertifyprojects. DocumentingGroupCompliance Agroupprojectpursuesonecertificationandratingfortheentiregroupandmustusethe creditspecificdocumentationpathsincludedinthisguidance.Wherecreditdocumentationis sitewideoraggregatedfrommultiplebuildingsorspaces,pointsareawardedtothegroup basedontheperformanceoftheprojectasawhole.Forcreditsdocumentedonanindividual buildingorspacebasis,pointsareawardedtothegroupbasedonthelowestperforming buildingexceptwherenoted(forexample,EAc1)inthecreditspecificinformationinthe

Campusorgroupstrategiesforcreditsnotincludedintables Iftheprojectteambelievesthattheycandemonstratecompliancewithacreditnotlistedin thisguidanceasacampuscreditoragroupcredit,theymayeithersubmittheapproachduring theprojectreview,orsubmitaninquiryviatheformalinquiryprocessiffeedbackisrequired priortosubmittingaprojectforcertificationreview.Theteammustdescribewhythe approachwillproducethesameendresultasanindividualcomplianceapproach. Campuscreditcrosschecks Preapprovedcampuscreditsinthemastersitewillbecrosscheckedforconsistencywiththe submittaldocumentationforeverynewproject.Ifaninconsistencyisfound,orifother informationprovidedinsubsequentprojectreviewscallsintoquestionthepotential achievementofanyLEEDrequirement,GBCIreservestherighttorequestadditional informationand/ordenytheassociatedcreditsorprerequisites.Ifanyofthecircumstances listedaboveoccurs,thecampuscreditmustberesubmittedforreviewatanadditionalcost. AlternativeCompliancePaths Therearenopreapprovedratingsystemalternativecompliancepathsavailableforcampus andmultiplebuildingprojectsatthistime.Ifaprojectteamwishestogainapprovalforan alternativecompliancepath,theymayeithersubmittheapproachduringtheregular certificationreview,orsubmitaninquiryviatheformalinquiryprocessiffeedbackisrequired priortosubmittingaprojectforcertificationreview. NewVersionsofLEED IftheversionofLEEDinusechanges(forexamplefromLEED2009tofutureversionsofLEED) allcampuscreditsmustberesubmittedforreviewattheexpenseoftheprojectteambefore thecampuscreditsmaybeusedonprojectsunderthenewversionoftheratingsystem. DistrictEnergySystemGuidance Ifthecampushasacentralplant,thedistrictenergysystem(DES)guidanceforLEED2009 ExistingBuildings:O&Mprojectsmustbeusedintheindividualprojectsubmissions.Theuseof DESguidanceforLEED2009isoptionalfordesignandconstructionprojects.

Glossary
BlockInreferencetoLEEDonlinev3projects,ablockisafreeprojectmanagementtoolfor customerswithmultipleLEEDprojects.Projectscanbegroupedtogetherinablockasspecified bythecustomer.Forexample,ablockmaybecreatedtogroupLEEDprojectsonacampusor underasinglemanagementfirm. CampusAsinglesharedsiteundertheownershipormanagementofasingleentity.For example,thiscouldbeamilitarybase,acorporatecampusoracollegeoruniversity. CampuscreditALEEDprerequisiteorcreditthatcanbeattemptedformostorallprojects withinaLEEDCampusBoundarybecauseofsharedsitefeaturesanduniformityinprojector managementtraits. LEEDcampusboundaryThesiteareadefinedastheLEEDprojectboundaryforallcampus credits.Thismaybethelegallimitsofthesharedsite(e.g.propertyboundary)oranalternative boundaryforLEEDpurposes.TheLEEDcampusboundarymustbeasingleunbrokensite,unless thenoncontiguousparcelsmeettheconditionsstatedintheMPRSupplementalGuidance. LEEDprojectboundaryTheportionoftheprojectsitesubmittedforLEEDcertification.For singlebuildingdevelopments,thisistheentireprojectscopeandisgenerallylimitedtothesite boundary.Formultiplebuildingdevelopments,theLEEDprojectboundarymaybeaportionof thedevelopmentasdeterminedbytheprojectteam. LEEDprojectbuildingThestructurewhichisattemptingorhasearnedcertification LEEDprojectspaceThegrossfloorareawhichisattemptingorhasearnedcertification LEEDprojectregistrationTheprocesstoestablisheaLEEDprojectinLEEDOnline.Thisprocess isconsideredcompleteoncepaymentisreceived.
