OTHER: Western Wood Products Association Base Values for dimensional lumber, 2003 NDS (revised edition) The following NOTES are some, but not all, of the most frequently applied requirements to residential plans: Major changes from previous code edition are italicized 1. Lumber for Beams, Headers, Rafters and Joists are assumed to be #2 Douglas Fir/Larch unless noted otherwise. 2. Emergency Escape or Rescue [R310] Basements and every sleeping room shall have at least one operable window or door to the public street/alley, yard or court. - Minimum 5.7 square feet CLEAR opening (window wells min 9.0 square feet - Minimum 20 inches CLEAR width (window wells min 36 width) - Minimum 24 inches CLEAR height - Maximum 44 inches for sill height above floor 3. Stairs [R311.5, and illumination per R303.6] - Handrail 34 to 38 above nosing of tread; Type I per R311.5.6.3 #1, or Type II per R311.5.6.3 #2. - Minimum finished headroom 6-8 above nose of tread. Minimum finished widths shall be as follows: 36 above handrails, 31.5 below handrail installed on one side, and 27 below handrails installed on both sides. - Risers 7 high (maximum), and treads 10 (excluding the nosing projection of the tread above) - Walls, ceilings, and soffits of enclosed useable space under interior stairs shall be protected by gypsum board 4. Guardrails [R312] are required on the open sides of stairways, landings, balconies and porches more than 30 above grade or floor below. Minimum 36 high. Width of openings shall not allow a 4 sphere to pass, 5. Garage Separation [R309] Doors from an attached garage to the living space shall be solid wood, solid or honeycombed core steel, min. 1-3/8 thick, or 20 min. fire-rated. The garage shall be separated from the residence by not less than gypsum board applied to the garage side. Garages beneath habitable space shall have 5/8 type X separation on lid. Ducts penetrating common walls & ceiling to be 26 gage steel. Garages may not have any opening to a room used for sleeping. 6. Safety Glass [R308.4] Windows must be safety glazed - Within 24 arc of either vertical edge and in the same plane as a door in the closed position (except the wall toward which the door swings when opened) - Within tub or shower enclosure with the lowest exposed portion of the glass less than 60 above the standing surface. - In walls enclosing a stairway, landing, or ramp - Within 5 of the bottom & top of stairs with glazing less than 60 above the walking surface. See exceptions. 7. Natural Light and Ventilation [R303.1] Habitable rooms shall have glazing equal to 8% of floor area and operable ventilation to the outdoors equal to 4% of floor area. 8. Bathroom Ventilation [R303.3] Baths must have either 3 sq.ft. of openable glazing or 50 cfm of mechanical exhaust directly to the outside. 9. Minimum Fixture Clearances [fig. R307.2] Water Closet(toilet) compartments shall have 30 width and 21 clear space in front of fixture. 10. Ceiling Height [R305.1] finished ceiling height shall be 7 min. in habitable rooms, hallways, bathrooms, laundry rooms, and basements. 6-8 is permitted over bathroom fixtures and at the front clearance area. 11. Minimum Room Areas [R304] Habitable rooms shall be not less than 70 sq.ft. and no dimension less than 7. 12. Smoke Alarms [R313] Smoke alarms are required in each sleeping room; outside each separate sleeping area; and on each floor level including basements. For new construction and most interior remodels/additions the alarms must be interconnected & hard wired. 13. Landings at Doors [R311.4.3] A floor or landing shall occur on each side of each exterior door. The floor or landing at the required exit shall not be more than 1-1/2 lower than the top of the threshold. EXCP Where a stairway of two or fewer risers is located on the exterior side of a door, other than the required exit door, a landing is not required for the

exterior side of the door, provided the door does not swing over the stairs. The exterior landing at any exterior door and the floor height at the non-required exterior doors shall not be greater than 7 lower than the top of the threshold. 14. Protection Against Decay [R319] Factory treated wood or foundation redwood is required when[requirements apply to GLBs]: - sills/plates rest on concrete or masonry foundations; - wood framing members rest on concrete or masonry foundation walls and are less than 8 from the exposed ground. - bottom of joists are w/in 18 of ground & beams w/in 12 of ground. - ends of wood girders enter exterior masonry or concrete walls w/o min. clearance on top, sides, and ends. - there is less than 6 clearance from lowest wood(usually siding) to finished grade. 15.Protection Against Termites [R320] methods of protection include chemical soil treatment (provide certificate to field inspector), pressure preservative treated wood (labeled as insect resistant and visible to inspector 16. Minimum Typical Foundation [R403.1] 30 deep, 8 thick, 16 wide, (2) #4 bar equally spaced at bottom of footing, and (1) #4 vertical at all corners & at 4o.c.. A #4 rebar bond beam is required in the top course and the entire stem grouted solid. Geotechnical Engineering Soils Report recommendations must be followed. 17. Concrete and Grout [table R-402.2] - exposed exterior porches, carports, steps, etc. 3500 psi w/ 5-7% air entrainment. - garage slabs, basement walls, footers <30 deep with at least 12 of cover (otherwise 3500 psi w/ 5-7% air), foundation walls, and other vertical concrete exposed to weather 3000 psi w/ 5-7% air entrainment. - basement slabs, interior slabs on grade(except garage slab) and concrete not exposed to the weather 2500 psi - grout shall be 2000 psi min. 18. Drainage [R401.3] The grade away from foundation walls shall fall a minimum of 6 within the first 10 feet or min 5% 19. Foundation Anchorage [R403.1.6] anchor bolts diameter x 10 long(embedded 7) shall be placed every 6o.c. and within 12 of each end with a min. of (2) per plate section. 20. Crawl Ventilation [R408.2] net free vent area of not less than 1sq.ft. per 150 of with one vent w/in 3 of each corner. See 408.3 unvented crawl space requirements. 21. Decks [R502.2.2] where supported by attachment to the exterior wall, decks shall be positively anchored to the primary structure with lag screws or bolts and designed for both vertical and lateral loads. Top of railing shall resist a concentrated load of 200 lbs in any direction. 22. Drilling and Notching [R502.8.2] Cuts, notches, and holes are not permitted in engineered wood products(glue lams, trusses, I joists, LVLs) except where permitted by the manufacturer recommendations or the effects of alterations are specifically considered in the design of the member by an Arizona Registrant. See R502.8.1, R602.6, R602.6.1, and 802.7 for limitations in sawn lumber. 23. Firebocking [R602.8] Fireblocking shall be provided to cut off all concealed draft openings. See R1003.19 for chimney req. 24. Prescriptive Wall Bracing [R602.10] Spacing of braced wall lines shall not exceed 35 o.c. in both the longitudinal & transverse directions in each story. Panels shall begin within 12.5 ft. of each end of a wall line with max offset of 4. The amount of bracing and the different methods are listed in table R602.10.1(use category C). Braced wall panels must be anchored to the foundation per R403.1.6 or table R602.3(1). 25. Garage Portal [R602.10.5] When using OSB or APA rated plywood sheathing on all exterior walls, the width of garage portals may be reduced to 16 if constructed per footnote C of table 602.10.5. See figure 602.10.6.2 26. Window Sills [613.2] In dwelling units, the lowest clear opening of any operable window shall be a min 24 above the finished floor when grade or surface is > 72 below. Glazing between the floor and 24 shall be fixed or have openings < 4 . 27. Exterior Covering [R703] The exterior wall envelope shall include flashing per R703.8. There shall be an approved weather-resistant material applied over studs or sheathing per table R703.4. Install siding per manufacturers specifications on a manufacturers approved wall assembly. 28. Truss and Rafter Connections [R802.10.5 & R802.11] All rafters and trusses shall have min. Simpson H2.5 or equivalent connector at each end. Truss specification/layout must include the truss to truss connectors per manufacturer. 29. Roof Ventilation [R806] cross ventilation of not less than 1sf per 150 of roof area except that a reduction of 1 to 300 is permitted if a combination of high and low vents are used. A min. of 1 space shall be provided between insulation and roof sheathing. See 806.4 for Conditioned Attic Assembly requirements. 30. Roof Covering and Eave Protection [R905] Ice protection per R905.2.7.1 All roofing must comply with COF Ordinance No. 1940. The materials must be class A or B and no rolled roofing is allowed. 31. Chimneys and Fireplaces [Rchap.10] All masonry and factory-built chimneys must be installed with a spark arrestor. Factory-Built chimneys & fireplaces shall be listed and labeled and shall be installed per the manufactures installation requirements. Solid fuel burning appliances must be EPA Phase II and U.L. listed.

32. Elevation of Ignition Source [M1307.3] Appliances with an ignition source shall be elevated so that the source of ignition is not less than 18 above garage floor. 24 platform, bollards, and/or wheel stops shall be used for appliance protection. 33. Cloths Dryer Exhaust [M1502] Exhaust ducts shall terminate outside not less than 3 in any direction from an opening. Backdraft damper is required. No screens shall be installed at the duct termination. 34. Combustion Air [M1701] Fuel burning appliances in a confined space(where volume of space/rm. is less than 50 cb. ft. per 1000 BTU) shall be provided with (2) openings; (1) in the upper 12 & (1) in lower 12 sized according to BTU/H input rating 35. Chimney Termination [G2427.5.3] Chimneys shall extend at least 3 feet above the highest point where it passes through a roof and at least 2 higher than any portion of a building w/in a horizontal distance of 10 ft. 36. Exterior Hose Bibs [P2902.3.3] to be frost proof with integral back-flow prevention. 37. GFCI & Arc-Fault Protection [E3802] GFCI protection required in bathrooms, garages, crawl spaces, unfinished basements, outdoors, w/in 6 of wet bar sinks, and at all kitchen counter receptacles. Arc-fault protection required for all bedroom outlets. Effective January 1, 2008 arc-fault circuit interrupter devices shall be combination type. 38. Receptacle Outlets [E3801] outlets shall be spaced so that no point on the wall is more than 6 from a receptacle. 39. Final Inspection [R109.1.6] is required prior to occupancy or issuance of certificate of occupancy.
