DEED OF DONATION KNOW ALL MEN BY THESE PRESENTS: That I, NIMFA MANCIO DIZON,of legal age, Filipino citizen and with postal address at No. 895 Kagitingan Street, Tondo, Manila, hereinafter referred to as the DONOR, and JULIE DIZON, likewise of legal age, Filipino citizen and with postal address at No. 895 Kagitingan Street, Tondo, Manila, hereinafter called the DONEE, Witnesseth: That the DONOR is the registered owner of a parcel of land with improvement located at 895 Kagitingan Street, Tondo, Manila , covered by Transfer Certificate of Title No. 194279, more particularly described as follows; A parcel of land (Lot 2 of the consolidation on and subdivision plan Bcs-04-000-063, being a portion of the consolidation of Lots 4,5 &6, Block1, Bsd-04-000729(Portion of Super Block 1, Area-I ) LRC Record No. ), stipulated in the district of Tondo, City of Manila. Bounded on the SW. along line 1 to 3 by alley 1, on the NW. along line 3-4 by lot 3, block 1, both of plan Nsd-04-000729, (portion of Super Block 1 Area I ), on the NE., along line 4-5 by lot 3, and on the SE. along line 5-1 by Lot 1 both of the consolidation and subdivision plan. Beginning at a point marked 1 on plan, being N.8ldeg.13., 891.09m. from BLLM # 39 Cad-13, Manila cadastre; thence N.6deg.35w.,0.25 m. to point 2; thence N.6 deg.35W.,4.70m. to point 3; thence N.84 deg.211E., 12.00m. to point 4; thence S.6 deg.35E., 4.70m. to point 4; S.83 deg.09W., 12.00m. to the point of beginning; containing an area of FIFTY SEVEN SQUARE METERS AND NINETY THREE ( 57.93) SQUARE DECIMETERS That the DONEE is the legitimate daughter of the DONOR, who has lovingly dedicated years of her life as the latter's personal caregiver and companion; That FOR AND IN CONSIDERATION of the DONEE's love, devotion and affection shown to the DONOR, and as an act of gratitude and liberality on her part, the DONOR hereby voluntarily GIVES, TRANSFERS, and CONVEYS by way of donation, unto the said DONEE, her heirs and assigns, the above described real property with improvements thereon, subject to any and all liens and encumbrances; That the DONOR affirms that this donation is not made with intent to deceive her creditors, and that she has reserved for herself sufficient funds and property;

That the DONEE hereby accepts and receives this donation made in her favor by the DONOR, and hereby manifests her gratefulness for the latter's generosity.
