Hegarty demolition ltd was formed in 1990 in response to the massive growth in Urban development experienced by Sean Hegarty earthworks which had been founded 20 years earlier, specialising in earth moving, site development, civil engineering and plant hire. Hegarty demolition became a complete Service provider, the recognised expert in demolition, basement construction, conservation and civil engineering. Its involvement in prestigious commercial projects such as the redevelopment of temple Bar, croke park and the dublin docklands has since established it as the market leader in these areas.

Hegarty demolition was the contractor of choice when Spain courtney doyle needed an experienced and specialist team to undertake a 4m mixed development at orwell road, rathgar. the development which comprised a mix of basement car parking, retail and residential units showcases the many diverse specialties that the company can bring to a wide range of contracts. the comprehensive schedule of works included selective demolition, reduced level excavation, basement construction, general construction and the completion of all works to fitout stage. the site originally contained a two-storey period type retail outlet on one street frontage and a garage with filling station on the other. these buildings were demolished, while retaining the period faade, and all surrounding buildings were weathered and supported. A reduced level excavation and dig for a single storey basement and a variety of retention systems were implemented to suit several adjoining properties and roadways. the basement structure required the installation of a system of 4.0m deep rotary bored piles to include gewi high yield steel anchors as a rock anchoring for the structure.

the project involved the construction of a reinforced concrete structure to include external retaining walls to ground level, and core walls and partitions to roof level. the external walls are a pre-cast patented system designed, manufactured and shipped to site by the german company Betoform gmbH. the units were hoisted, erected and propped by Hegarty operatives under the guidance of the manufacturers. Hegarty demolition carried out all finishing works up to fit-out stage including roofing, mechanical & electrical installation, passenger lifts, hard landscaping and the reinstatement and making good to all adjoining properties. A feature of the works was the construction of a double A roof, finished with natural slates on timber trusses constructed from salvaged pitch pine timber all braced with a system of metal brackets and stays reflecting the original roof. Hegarty demolition carried out these works as the main contractor working in a very busy environment and surrounded by several adjoining owners to a very strict programme and without claim or complaint. the works were completed without hitch and in complete harmony with the clients in-house design team.

A reputation for integrity and reliability is key to the success of Hegarty demolition, and it was in recognition of this fact that park development group chose our company for an extremely challenging project spanning a time frame of five years. As part of the groups 300m mixed development at new Bancroft, tallaght, Hegarty demolition was selected to carry out site enabling works and basement excavation to include earthwork supports, basement construction, de-watering, waterproofing, and a considerable amount of shell and core construction in a phased programme. phase I of the project involved a basement construction including all associated under-floor drainage, outfall drains and road crossings and the like. A full traffic Management plan and liaison with the local Authority was provided, coordinated and managed by ourselves. the structure was completed on time and within

budget which precipitated negotiations to proceed onto the next phase of the project. phase II a two-storey basement structure, 7,000m2 in area, was finalised and commenced immediately after phase I. Many challenging issues were encountered and resolved on this sloping site, which was again surrounded by existing structures and a busy road network. Innovative problem solving and exhaustive pre-planning procedures meant that particular engineering concerns regarding de-watering were anticipated and successfully overcome. Hegarty demolition was subsequently appointed to carry out shell and core construction for superstructure works, hard landscaping, installation of services and other infrastructure works. the entire 15m contract was completed on time and within budget.

when Hegarty demolition was contracted to demolish the pelican House building on Mespil road, the companys technical knowledge saved its client both time and money. the building was a six-storey reinforced concrete structure with pre-cast cladding on the front faade. Its overall height of 20m allowed the use of 35 tonne excavator fitted with a long reach (22m) demolition arm, which is proven to be the most costeffective method of demolition where adequate space is available to operate this size of equipment. Following soft-stripping of the building, this method provided an efficient means of breaking out all the concrete elements and processing the materials for recycling. the hydraulic concrete pulveriser used with the demolition arm munched the reinforced concrete elements slabs, beams & columns in pre-programmed sequence from the top to the bottom of the building. this allowed the separation of re-bar and the salvage of reinforcing steel as work progressed. Following demolition and site clearance Hegarty demolition ltd. proceeded to carry out: l deep dig excavation for this three storey basement, where 66,000m3 of soil was removed to a pre-planned tiered schedule, and removed offsite for disposal. Also included was the removal of 12,000m3 of rock. l the design, erection, maintenance and removal of a temporary support system to support the site along the busy Mespil road and adjoining office buildings to a depth of 8.5m. l the management, pumping and treatment of the very heavy ground water found on site. this project was completed safely and efficiently in the most costefficient and environmentally-friendly manner possible.

when a major urban development is taking place and 44 adjoining owners and leaseholders all have to be kept on board its essential that all problems are anticipated and solutions found before any works can commence. this was the challenge facing Hegarty demolition when it was contracted to convert the former Brown thomas landmark premises into a modern shopping complex. demolition works included the selective removal of old three and four storey buildings, the retention of protected facades on grafton Street, duke Street and duke lane, the retention of a protected building on duke lane (while constructing a basement underneath) and the protection of retained buildings on duke Street. A modular steel frame support system was erected on all facades (15m high) over footpaths, with canopies and fans to protect pedestrians. In this busy urban location all 44 adjoining owners/ leaseholders were dealt with and the project planned in detail to ensure uninterrupted continuation of business in buildings and shops surrounding the site.

Strict Health & Safety measures were implemented and environmental controls put in place to monitor all aspects of the works, i.e. noise and vibration levels, dust emissions and code of conduct for all site operatives. Incidentally, this was one of the first projects where smoking on site was prohibited. demolition in these sensitive locations was labour intensive and the removal of rubble and debris took place outside normal trading times mostly at night and early morning. enabling works included basement excavation, underpinning retained adjoining buildings, earthwork support systems, pumping & dewatering. An intricate temporary works system was erected under no. 5 duke Street (protected structure). this allowed the excavation and construction of a double basement. the full scope of the enabling works was completed skillfully and professionally to a tight programme schedule in an active and busy commercial location without a hitch or claim from adjoining owners.

this urban regeneration project by Spencer dock development company limited involved substantial demolition and site clearance at the former c.I.e. terminal building and campshire sites on north Wall Quay. extensive basement excavations were carried out to service both the new price waterhouse Headquarters block and the national convention centre. this involved the management, excavation and removal of 150,000 cubic metres of materials including disposal of a large volume of hazardous material to licensed facilities in Ireland and abroad. An extensive pumping and dewatering system was set up for both basements which extended to 14m deep in this tidal site. As part of the overall site development, a section of the royal canal bounding the site was remediated and realigned. this involved damming, clearing, constructing of various bunding configurations for flow management, over-pumping, installation of settlement tanks and the removal of all silt and accumulated fill from this section of the canal. these materials were heavily contaminated and were subject to rigorous examination and categorizing before disposal at relevant disposal outlets, again in Ireland and on the continent. Included in this diverse package of works was extensive civil engineering and infrastructure works in the complete development of this 50 acre plus city centre site involving: l Modification and addition to existing utilities on the busy port roads surrounding the site, involving road openings, traffic management and liaising with all the local and civic Authorities. l Installation and testing of 3.50 km of various watermains and associated fittings. l Installation of 25km of service ducts for new utilities. l construction of 7,000m2 of site road network including all preparations. l provision and placing of 4,000m2 of natural stone paving along with 1,200m of kerbing to include preparation and protection. l Installation of 2km of surface water drainage along with outfall manholes into the liffey. A similar amount of foul drainage was installed along with connections to main drainage systems on new wapping Street. these works were carried out in conjunction with officials from dublin city council. l we also worked closely with other contractors in forming a path for new luas line, involving sweeping the line path for services/ containments and the construction of service ducts, bases, sub-base and the like for the new railway line. these extensive works, valued in excess of 25M, were carried out in complete harmony and in an unbroken programme of 5 years under the main contractors cMp.

Hegarty demolition have undertaken an extensive range of site remediation projects in recent years. these works require very specific technical knowledge to ensure that they are carried out to the highest international standards. one such contract was the remediation of the 24 acre site of the former Irish glass Bottle company in ringsend in 2008. prior to the construction of the glass manufacturing facility this site was previously a local authority dump operating until the mid 1960s. the contract involved the preparation of a detailed Health & Safety plan for the management of this toxic site, which included the disposal of heavily contaminated materials, trapped toxic gases, contaminated water and vermin control.

In remediating the site, the team broke up approximately 250,000 tonnes of concrete substructure and hardstandings, crushed these arisings to the required grading and specification and used them to cap the newly exposed formation. the balance was stored on site for re-use in the follow-on site development. A volume of approximately 550,000 tonnes was then excavated, loaded and shipped to germany for processing and disposal. the site was left neat, tidy and remediated for follow-on development. the Hegarty team trained to the highest international standards carried out this dangerous work while minimising risk to themselves and the general public
