Of chicos, chiles, and fellowship

at Naranjo and his cousin Joe Naranjo were busy in the month of September making chicos, roasted corn kernels used in traditional Pueblo stews. The cousins farm the rich bottomland along the Ro Grande, south of their homes at Santa Clara Pueblo. On their families plots, they grow corn, chile, native squash, watermelon, tomatoes, eggplant and cucumbers. They grow most of their crop from Pat Naranjo (left) and Joe Naranjo, Santa Clara Pueblo, and some of seeds, many saved from prior years. the food plants from their harvest Their white corn for instance, is an heirloom Pueblo variety, passed on from one generation to the next. Pat said he acquired his chile seeds about 15 years ago from a man at Isleta Pueblo. Cherry tomatoes, on the other hand, come from sets he bought at Santa Maria del Mirador, a commercial greenhouse in Alcalde. The garden is a mix of immaculately tended rows of chile, and of other vegetables that grow among wild flowering plants. The chile is hardest to grow, Pat said. Morning-glory vines growing among the chile plants will choke and kill them; therefore the rows need to be completely weed-free. Squash, corn and cucumbers on the other hand can coexist with morning glories and other weeds; in fact he encourages it, as weeds discourage the crows that would otherwise ravage the crops. His squash crop was small this year, as insects attacked the vines. He uses no pesticides in the garden. Pat irrigates his chile every second or third day from an acequia that feeds off the Ro Grande. He is busy in his garden daily. The setting where he works is spectacular. The Sangre de Cristo Mountains are visible behind ancient cottonwoods that line the river to the east. To the south is the stark outline of Black Mesa. In the west are the white cliffs of the Pajarito Plateau, with the Jemez Mountains behind them. North is mile after mile of Pueblo gardens, with the village of Santa Clara beyond. Pat said that between 25 and 30 people maintain gardens near his plots along the Ro Grande, and in the village. He added that interest in farming has increased in recent years.

By the Naranjo garden is a comfortable shack made of ply board and metal scraps, furnished with old chairs and a few seats recycled from automobiles. Here the cousins take refuge from the sun and rain. On the fence hang deerskins and sheepskins. Next to this shack, which the men jokingly call their refugee camp, is where they make the chicos. Pat and his cousin Joe soak the whole ears of corn, and then begin cooking them, husk and all, in a pit made of a metal culvert. They build a fire in the pit and after it dies down, they bank it with damp cornhusks to keep the crop from burning. Ears of corn go in at 7 p.m. and come out at 9 a.m. The ears cook as they cool, then are taken home to dry. They prepare about 200 ears at a time. Some of the hundreds of ears they harvest are saved for feast-day stews, some for family use in the winter. Other corn is sold to friends and acquaintances, the gardens cash crop. Pat has been farming for decades. He began in 1973, when he was first married to his wife, Margaret Suazo. His father, Louis Naranjo, farmed one of the plots that Pat still uses. (Louis, who has since passed away, was the subject of previous gardening columns in this publication.) Pat served stateside in the Navy for four years in the late 1960s, during the Vietnam War. Joe was in the Marines, with a tour in Vietnam in 1971. Pat is retired from leadership roles at Santa Clara, having served as tribal sheriff, interpreter and councilman. He is a great-grandfather. Joe was also on the tribal council. He is a grandfather. Their families use the produce from the garden all summer and in winter eat the chicos, which the men prepare in September. The garden means daily hard labor, but both men are dedicated and skilled, and they greatly enjoy the camaraderie of working outside together. Comment on county development code

Housing density, zoning, acequias and agriculture, green-building standards, water conservation, and mining operations are just a few of the issues and concerns being raised by residents as Santa Fe County develops its new development code. In accordance with the 2010 Sustainable Growth Management Plan, the county is putting together a Sustainable Land Development Code (SLDC) to guide future growth and development. Some of the questions people have are about density, because were creating new base zoning densities, said Robert Griego, Santa Fe County planning manager. And people have mentioned that we dont have the zoning map yet. Thats a very important element and we hope to bring that out sooner than later. The code will govern the entire county, from Edgewood to Cundiyo and from Los Cerrillos to Glorieta. It will, and there are lots of issues and lots of differences, including in the acequia-based communities up north. We are also continuing with the process of developing the individual community plans. Were now working with Chimay and that includes discussions with mayordomos. Santa Fe County is accepting written comments on the draft SLDC at all of its main offices. You can also comment on the internet: hit the Submit a Comment/Question button at www.santafecountynm.gov/sldc. Public input from the website so far included support of the code section requiring a Home Energy Rating System (HERS) rating of 70 or less. Adressing green-building standards, Santa Fe Area Home Builders Association director Kim Shanahan said the SFAHBA supports tht standard because while adding nominal cost to construction [it] achieves savings to the consumer from day one, especially for residents who heat with propane. But Shanahan said one of the code sections on water conservation needs more flexibility. Requiring that cisterns be connected to a pump and drip irrigation system to serve landscaped areas would prohibit water harvestings for domestic re-use such as toilet flushing. Proposed rules for sand and gravel operations concern the San Pedro Neighborhood Association, Turquoise Trail Preservation Trust, and four residents of Golden, San Pedro, Cerrillos. While it is proposed that operations of more than 20 acres, or involving blasting, be treated as developments of countywide impact (DCI) they say even a 5-acre sand-and-gravel operation equates to 40 to 50 trucks a day and ask that all such commercial operations be dealt with as DCIs. There will be changes to this draft SLDC after this public process, then there will be public hearings held, probably in 2013, Griego said. A lot still needs to be done. Eight public meetings have been held already; still remaining are four on the chapters addressing zoning and standards. They are scheduled from 4 to 8 p.m. as follows: Wednesday, Oct. 10, at the Pojoaque Satellite Office, 5 West Gutierrez, Suite 9, Pojoaque; Thursday, Oct. 11, at the Nancy Rodriguez Center, 1 Prairie Dog Loop (off Caja del Rio Road between West Alameda Street and Agua Fria Street) in Santa Fe; Tuesday, Oct. 16, at the Galisteo Community Center, 39 Avenida Vieja, Galisteo; and Thursday, Oct. 18, at the Edgewood Senior Center, 114 Quail Trail, Edgewood. Capturing rainwater just good cents


Is harvesting rainwater a good investment? The short answer is, yes, rainwaterharvesting systems can deliver a good return on investment. In certain areas of the country and the world, catching rainwater for household use is the only cost-effective solution. In central Texas, parts of northern Mexico, and arid, rocky areas where no municipal water system is available and where well drilling can be prohibitively expensive, harvesting rainwater is a smart economic and environmental choice. Additionally, with rising costs of utility water, rainwater-harvesting systems can now make good financial sense for homeowners in high-water-rate areas like Santa Fe. For homeowners with monthly water bills of $200 or more, short-term positive returns can usually be demonstrated, and long-term returns may also be realized through increase in property values. Higher water rates and new, tiered rate systems are frequently making rainwaterharvesting systems economically viable. Water rates can be expected to continue to increase faster than the rate of inflation, so in more areas rainwater harvesting will make great economic sense. These increases are being driven by population growth and demand, diminishing freshwater supplies, and greater watertreatment costs. Increased costs will spur more conservation, but it will also make the option of rainwater harvesting more attractive. Calculating the payback period is a simple method to evaluate the investment of a rainwater system, given local water rates. The calculation is: Payback Period = Amount to be Invested divided by Estimated Annual Savings. An installed active rainwater system (that is, with pumps and associated components that are more expensive than passive systems) will typically cost $3 to $6 per gallon, depending on system specifics (including above- or below-ground, amount of piping required, and number of pumps), not including gutters. The numbers used below are for illustrative purposes and will vary widely depending on your cistern size, system features, installation costs, and other factors. A 4,000-gallon system might cost $15,000. Assume a household with a water bill of $200 a month, or $2,400 a year. Over 10 years, this household would pay $24,000 to the water company, but if rates increase just 3 percent a year for 10 years, the total utility cost would be $27,513. At 7 percent, it would equal $33,159. And, heaven forbid, at 10 percent it would total $38,250. Assuming that 50 percent of the total household water use would be replaced by rainwater, then, at todays prices, a 4,000-gallon system would pay for itself in 12.5 years ($15,000 divided by $1,200.) At a 3 percent annual price increase, the payback would be even quicker. The annual value of the utility water saved is $1,376 (50 percent x $27,513 10) and 15,000 divided by 1,376 = 10.9 years. At 7 percent, the payback period is nine years, and at 10 percent, 7.8 years. So, not to mention the environmental and societal reasons that we will discuss

Short-sale eligibility expands


The Federal Housing Finance Agency has been working with Fannie Mae (the Federal National Mortgage Association) and Freddie Mac (Federal Home Loan Mortgage Corporation) to issue new guidelines that expand eligibility criteria and streamline the process for short sales. The guidelines would offer an easier approach for homeowners most in need, as well as enable lenders to quickly and easily qualify certain homeowners those who are current on their mortgage payments yet suffer from specific hardships such as job relocation, increase in housing expenses, unemployment, and disability for short sales. The FHFA guidelines will also consolidate existing short-sales programs into a single uniform process and provide lenders and homeowners clarity on processing a short sale when a foreclosure sale is pending. Realtors know that when a family is absolutely unable to keep the home, a short sale is often the best option to avoid foreclosure. Realtors appreciate FHFAs efforts to increase the number of short-sale approvals, which limit the losses incurred by homeowners, lenders, the federal government, and taxpayers. The National Association of Realtors (NAR) worked closely with FHFA and Fannie Mae and Freddie Mac to create the new guidelines and has long advocated improving the short sale process to provide more distressed homeowners with alternatives to foreclosure. NAR believes that improving short sale eligibility will allow more families to avoid foreclosure and reduce the negative impacts that foreclosures have on families and com-

munities. Short sales also help stabilize home values and neighborhoods by keeping homes occupied, which benefits the housing market and aids in the economic recovery. NAR praised FHFA acting director Edward DeMarco for responding to the requests of consumer and Realtors to increase the number of short sale approvals, and called on lenders to work harder to make short sales work for more underwater families hoping to avoid foreclosure. Realtors hope these new guidelines will allow many more hard-working American homeowners who would previously have been denied a short sale to now be approved and avoid defaulting on their mortgage loans. Credit union flies coop, lands on bank


The southeast corner of Rodeo Road and Cerrillos Road is not a place youd expect to find permaculture, but its been there for over a decade. And its been growing. Sandwiched between a Pizza Hut and an Applebees and perched on the second floor of a small branch of the State Employees Credit Union (SECU), the Permaculture Credit Union (PCU) never planted a fruit tree out front. It didnt install an underground cistern or build a greenhouse. It never got a check from PNM for solar panels on its roof. And Santa Fe Place and its precursor, the Villa Linda Mall, would not have allowed a compost pile. Still, a tremendous number of permaculture projects sprouted from that location at the confluence of so many concrete beaches and asphalt seas. As a financial institution created by and for people who believe in the ethics of permaculture, the PCU has loaned over $15 million during the course of its 12-year history. Thats a lot of permaculture, but when the SECU grew out of its south-side branch, the PCU wasnt big enough to take over the whole space. It had to find a new home. I think its great, said member services advisor Eileen Banashek. We can open our office windows now, and we can take walks in the arroyo during lunch. After a months-long search, the PCU landed on the west bank of the Arroyo Chamiso at 4001 Office Court Drive, #708. As the crow flies, its only 1,700 feet away from the old office, but what a difference an arroyo makes! When I ran into Banashek at the community college one evening last month, she was beaming with excitement about the move. Its actually a slightly smaller space, but the layout is so much better, she told me. As late in the day as it was, I knew the credit union would be closed. And I knew a detour would make me very late for dinner with my family, but I could almost picture it, and upon hearing about the new place, I had to check it out for myself. I was board chair of the PCU 10 years ago, so there will always be a special place in my heart for what www.pcuonline.com calls the first and only credit union in the United States that operates exclusively within permaculture values. The location, like the old, has its limitations when it comes to planting trees, installing cisterns, building greenhouses, and establishing compost piles. Its one commercial unit in a complex of more than a dozen other professional units. Dont expect any kind of obviously permacultural demonstration project there, but compared to the oddly exposed isolation of the credit unions previous digs, the arroyo bank is a vast improvement. If youve never had a chance to stop by and start a membership at the PCU (perchance because its been located in such

A re-purposed garden
Now that summer is officially over, some of us gardeners may be breathing a collective sigh of relief. We wont miss the backyard battles: that pesky quack grass that tried to pass itself off as an ornamental for the 50th time or the purslane (is it a weed or a salad ingredient?) that spread faster than an ice plant. No, we wont miss those, and that goes for you, too, thirdquarter water bill. What we will miss is the musky scent of lavender in the morning as we spy on those phosphorescent hummingbirds darting in and out of the cape honeysuckle. And there is so much more. With trepidation, we now look out at our garden and see it devoid of life and color, with skeletal remains of plants we painstakingly started from seed. But is it really over? There is something intrinsically beautiful about the change of seasons, even as the fruits of our labor perish. Native Americans know this better than anyone: there is beauty in death. Why must we get sad at the end of summer, running to stores to replicate our

gardens with artificial stems and bouquets? Well, to each his own, but if you are a naturalist (And of course you are; youre reading this column!), I beg you to consider looking in your fall garden before making the trek to Hobby Lobby for plastic branches with berries. The rustic elements youll find will be more beautiful than any synthetic stem made in China. This new, old harvest has a purpose, and it wants to come inside and adorn your world. A cornucopia of branches and jeweltoned leaves, unusual pods and berries and ethereal grasses await, but if you dont have your own cutting garden, ask a neighbor. Even better, go for a walk in the woods. Branches will soon be showing off their sleek form once they shed some leafy pounds. There is red dogwood, salt cedar, aspen, and Harry Lauders walking stick, all to play with. Into epiphytes? Some older pinyon pines with dead branches have lichen attached, making them ethereally beautiful in seasonal arrangements.

If berries are your thing, Santa Fe has mountain ashes, privets, serviceberry, pyracantha, snowberry, and currants, not to mention an abundance of fruit trees. Knock-out rose bushes are also popular, making their hips excellent for cutting. Dangling pods will soon grace sidewalks and front yards. Why leave them there? They look great in apothecary jars and floral arrangements. The seedpods of honey locust, yucca, and, believe it or not, jimson weed, make great fall accents. While the latter may look a bit alien, they hold up well cut or dried. Just make sure to use gloves when handling. Dont forget the grasses while youll want to leave some intact for the birds and small animals, cutting a little pampas or switch grass to put into vases or urns brings life and drama into a room. No matter what you find, remember that a decaying garden is not only a hidden source of beauty, its there for you to utilize. I call it organic scavenger hunting. When you play, all youll need is a good

Spec homes selling well at Rancho San Lucas

ancho San Lucas, the 29-lot subdivision under way south of Eldorado, now has two builders. Mary Anne Stickler, the property owner and developer, is finishing up her first Santa Fe house in 13 years; she joins E.J. Jennings, who was working on his 10th house at Rancho San Lucas in September. Jennings resum there so far includes seven spec homes and three pre-solds built for people who saw one of the spec houses and wanted him to build one for them. This has all been done in rough times. The other bathroom is similar but without the tub and with darker, caramel-colored glass tile used on the backsplash, and on a stylish frame element around the shower window. The living room is warmed by a nicely shaped masonry fireplace. My fireplace builder gets very few requests these days for masonry fireplaces, and people have been pleased to see this, Stickler said. Also notable, at the living rooms hallway junctions, are partial walls with square posts and corbels under the ceiling beams an architectural touch. There are also conduits strategically placed in the walls to help hide wires from the television and related electronics. The house is equipped with in-floor radiant heating served by a high-efficiency boiler. This is a three-bedroom house, but Im doing one of the guest rooms smaller because of the likelihood the owners will want to use it for a home office rather than a bedroom. Also there is no bathtub in the hall bathroom because adult guests prefer to have a walk-in shower, and theres also a handy hand spray that can serve double-duty for washing dogs. So many of our buyers are middle-age to retirement age with dogs. Brick-paved patios are outside the dining room and the master bedroom. Stickler is having a landscaping plan done, but it will be up to the buyer whether to implement that, or to simply go with gravel or flagstone paving. The remarkable thing about this is that we are selling these before theyre even built and were selling them for over $600 a square foot, which is unheard of in this market, said Realtor Marilyn Foss. Doug just hit on a true market niche of something that was not available but that there was a demand for, and thats green construction and universal living. There are no steps anywhere in these homes and the hallways are wide enough to accommodate a wheelchair, if that becomes necessary for the owners in the future. Its designed so people can stay in their homes. Las Placitas Compound is advertised as Santa Fes first LEED-certified residential project in the Eastside historic district. The first completed home was awarded LEED Gold certification earlier this year. All the houses have been done with Faswall, said project manager Wilmer Miranda, who has worked with McDowell for seven years. Theyre made in Oregon out of recycled oak palettes. They have an R-22 insulation value. Faswall blocks, manufactured with 85 percent wood fiber and 15 percent cement, are 8 by 12 by 24 inches but are surprisingly light and easy to handle. The blocks are dry-stacked on rebar to form a wall that is filled with cement for a reinforced-concrete grid surrounded by insulative wood chips. The surface is then stuccoed or sided. According to the company, a wall made with Faswall forms thermally outperforms walls built with conventional lumber, foam-based insulated concrete forms (ICFs), and structural insulated panel walls (SIPs). Every home at Las Placitas has solar panels to generate electricity and to heat household water. Visiting one unit that was nearly finished, it was obvious that elegance, comfort, and solid quality is the standard; witness the simple wood cabinets and the American Clay wall finishes. The concept of indoor-outdoor living is emphasized in the enclosed porch with a wall of glass doors that can all be opened to make it more like a portal than a sun room. Here the ceiling is white-painted planks on beams and the floor is rustic pavers. The houses come completely landscaped with droughttolerant, native landscaping and trees, and all have cisterns to store rain water to be used for irrigation. Theres a little courtyard with a water feature accessed from the office and from a foyer off the living room. An attached guest unit with a loft and three-quarter bathroom was smartly designed with four small but operable clerestories for both light and ventilation. The floors in the main house and guest unit are tongueand-groove oak with shallow, gentle grooving. We use a German electric planer with a custom head to achieve that undulation, McDowell said. Other available universal-design features include bathroom grab bars and a walk-light system on both sides of the floor in hallways. Universal living is all about the fact

that if something happens to me, I dont have to move. Theres a 4-kilowatt solar array on each roof. You can do universal-design, LEED Gold-certified homes with solar panels in the historic district and they look fine. They dont look like John Gaw Meem houses, but theyre not John Gaw Meem houses. McDowell started thinking about this project three years ago, when Santa Fe was feeling the results of the world economic crash. Ive always felt that in tough times if you lean into it and listen, theres a lot of information there, rather than just giving up. The window I saw had to do with the fact that our generation is aging. And the really big message Im trying to get out here is responsible business. Its not just that I like this door or this look, but who makes it, where do they make it, how do

they treat their people, and whats their commitment to the environment? You dig into it and find out these things, talk to the owners and the employees. Its how you spend your dollar and what are you going to support? Theres been this idea of exclusivity and I think its being replaced with being inclusive and being a part of the neighborhood, part of the solution. Foss added that their buyers so far are all downsizing from larger properties, another positive trend. The four-lot Phase II is called Windmill Hill and thats not just arbitrary marketingspeak because there is an old windmill there. Before the staggering migration to smart phones and tablets, people would search for real estate from their desktop computer in the middle of the night when they could not sleep. With the evolution of mobile apps, you can sit in Starbucks and see homes pop up on your smartphone in living color. In what feels like a nanosecond, you can see the price and other basic info such as the number of bedrooms pop up in a box on your mobile screen. You can read real-estate agent reviews, ask questions and get advice, shop mortgage rates, find open houses and search everything real estate with any of these mobile apps. No longer does a buyer have to call an agent to find out the price of a home. However, it is a good idea to contact one to see if the home or condo is still on the market. Why? Pending sales with contingencies are frequently still shown as active properties due to the lag time in updating information. This shift to smart phones and our skyrocketing use of social networking as a form of self-expression has transformed real estate into an instantaneous information experience. Mobile social networking is now a very personal experience with content shared and presented by friends on Facebook. Design therapy is good for you


As the introductory article for what we intend to be an enriching column, we want to explore the concept of healing through design as a significant component of what we aspire to do as an interior designer. Lets face it, we can all use a bit of healing. Healing can occur to different degrees, from simply rejuvenating after a stressful day to recovering from heartbreak or trauma. Within the complex environments in which we live, work, and play, we need more than ever therapeutic instances of joy, nurture, and humor. Healing can happen when we dont even realize it. It can be as subtle as tactile comfort or pleasing points of focus such as a soothing array of greens tones covering walls in a doctors office or an inspiring quote on a childrens bedroom wall. Three cornerstones practiced by healthcare interior designers, but applicable to any space to create healing environments, are: (1) Access or connection to nature. This may be a literal interpretation, such as a chair made from intertwined driftwood, a seating orientation to capture mountain views, or, more figuratively, an organic pattern woven into an area rug. (2) Positive distractions. These can come in the form of an unexpected placement of a beautiful handmade tile in a shower; a meaningful piece of art placed near ones bed; a woven shade of natural vetiver (an East Indian grass) emitting a transporting aroma in a bedroom. (3) Reduction or elimination of environmental stressors. This may be the creation of acoustical barriers, the right balance of task and mood lighting, or the elimination of unnecessary clutter. One of our clients said it like this: In the healing process from the loss of my husband, you have helped me make room in my life for something new, something unexpected, and something beautiful. Thank you for teaching me that less is sometimes better, that all my photographs dont have to hang on the wall all the time, that balance is the key. You have helped me let go. There is no greater gift you could have given me. In our practice as interior designers, we strive to create solutions beyond the obvious: a functional and pleasing space for the occupants. Beautiful fall savings


This month I reached out to real-estate experts who live in the Eldorado/285 corridor and points just to the east to get the latest information on the market and their take on why this beautiful region of our state is flush with fall savings. Maria Borden of Maria Borden Concierge Real Estate Services told me that this summer Eldorado saw sales of $9 million-plus (31 solds), up from $8.7 million (26 solds) the year before. There was an even more significant increase in the 285 corridor, Lamy, and Galisteo: $9.9 million-plus (19 solds) an increase of 25 percent from 2011. Activity is definitely trending in the right direction. Trudi Conkling and Jenny Bishop of Barker Realty said, With interest rates and prices at an all-time low, our buyer sales have increased 43 percent from a year ago. Inventory is also lower, so sellers are seeing more buyer interest if their homes are priced competitively. Compared to the same time last year,

average days on the market in Eldorado have decreased from around 200 days to 150 days. If sellers need to sell and buyers want to buy, its a good time for all to achieve their goals. James Congdon of Santa Fe Properties reminded me that the beauty and quiet, country living of Pecos and Glorieta are a mere 25 minutes to Santa Fe, with close proximity to the Pecos River, Pecos National Historical Park, Pecos Wilderness and Santa Fe National Forest. There is a large inventory of property for sale in the area, too. Glorieta/Caoncito 60 parcels of land and 26 homes. Pecos/Rowe 66 parcels of land and 57 homes. I have sold several pieces of land in the last year or so to folks who plan to build in the future and are investing their money in land now while that prices are down and inventory is up. Prices are at a six-year low, with many deals to be had. Galisteo resident Amber Haskell of Santa Fe Properties loves to share the

We are getting record numbers of calls to assess and repair cracked footings and to arrest the movement of heavy houses sliding down hills. Amazingly, it is the newer houses that are failing far more frequently than older ones.

One reason for this is that older homes were often built with more flexible materials than new buildings: stone footings, adobes laid up in mud, and pliable wooden bond beams and lintels. When stressed, these houses tend to move uniformly. They tend to get charming, not scary. Secondly, houses are simply taller and heavier than they used to be. More and larger openings tend to provide more places for cracks to appear, reflecting and magnifying the effects of even minor settlement. Most of the homes we work on were built on non-compacted construction fill or on incompetent and unstable native soil. The footings were often not built to the engineers specifications. In response, we have developed an effective and moderately priced system to stabilize these homes with helical piers. Piers, similar to an auger but with individual helices, are hydraulically screwed into the ground at intervals. The tops of the piers are then attached to the footing. Once attached, the loads are transferred to the pier resulting, as it were, in placing the building on subterranean stilts. The footings are backfilled, leaving the new foundation system undetectable from the surface. ~Ed Crocker

A beauty on Entrada Descanso

ront gates adorned with steel roadrunners greet the visitor to 11 Entrada Descanso in Las Campanas. A vine-covered trellis opens into a courtyard with handsome flagstone paving surrounded by plantings including roses, Vinca, ornamental grasses and junipers, honeysuckle, and fruit trees. Also here is a large fountain and a side sitting area with a fireplace. Flanking the front door are a pair of posts, hand-painted with petroglyph-like animals and symbols. The house, built in 2003 by Don Wiles Custom Homes in collaboration with architect Cindy Urban, is 5,500 square feet with four bedrooms and six bathrooms. Multiple arched doorways soften the interior; this rounding concept is glorified in the dining rooms barrel ceiling painted with a sky and landscape. The adjacent chef s kitchen is outfitted with granite countertops, including on a large island that incorporates a seating area and sink. There is a Sub Zero refrigerator, Viking ovens and range with central griddle, and a painted backsplash of leaping horses. Over the island is an iron chandelier with colorful accents, including painted metal animals the house has a wonderful collection of glass sconces and chandeliers. Nearby, around a low, hand-painted wall, is a game room. The living room, as most of the house, boasts hand-plastered walls and sealed-flagstone

floors. The roof/ceiling structure is composed of beams and painted corbels beneath carved latillas laid herringbone-style on vigas. The shapely, pumice-block fireplace has a colorful tile-border accent. The master suite transitions off the living room with a well-lit office space, two of the walls holding more than two dozen built-in nichos, perfect for the display of pottery and other three-dimensional art objects. The carpeted master bedroom and TV lounge have coved-plaster ceilings. There are twin bathrooms, both with walk-in tile showers, antiqued cabinets, and woody dressing rooms, one also having a deep spa tub next to a tall, aspen-shaded window. The living room and game room open onto a big, deep portal with a roof of split-cedar rajas on vigas. The brick paving extends beyond the portal to stacked-stone bancos flanking a waterfall and pool. Amenities inside the portal are a fireplace, a built-in grill with stainless-steel sink in front of a tall, painted-tile wall, and lots of room for seating. Around a partial wall is a smaller porch with hot tub accessed from the master bedroom. All look out onto lush gardens. The 2.26-acre property, also including a guest house with private patio, is listed by The Very Best Santa Fe Team, Keller Williams Realty, for $1,745,000.

To fluoridate or not to fluoridate?


Fluoride is the only substance added to public water supplies to actively promote human health. Other additives are intended to reduce levels of contaminants known or believed to negatively impact human health or to prevent microbiological contamination. Some city governments have discontinued fluoridation, some (including Santa Fe) are considering doing so, and others (Portland, Oregon) have recently agreed to start fluoridation. There has been a resurgence of concern about fluoridation since January 2011, when the U.S. Department of Health and Human Services and the U.S. Environmental Protection Agency announced that they were jointly recommending the lowering of fluoride levels in community water supplies to 0.7mg/L (milligrams per liter or parts per million), or the lower end of the formerly recommended range of 0.7 to 1.2 mg/L this in response to findings of the National Academies of Science and to balance the benefits of preventing tooth decay while limiting the occurrence of unwanted health effects. It is the latter issue that is of greatest concern. To help put modern dental care in perspective, consider that a leading cause of rejection for military service in both world wars was failure to meet the minimum standard of having six opposing teeth! The first North American fluoridation field studies started in 1945 in four pairs of cities in Michigan, New York, Illinois, and Ontario. Fluoridation became the official policy of the U.S. Public Health Service in 1951 and today about 74 percent of all public water supplies in the country are fluoridated. Both the American Medical Association and the American Dental Association endorse fluoridation and the Centers for Disease Control declared that community water fluoridation was one of the 10 great public health achievements of the 20th century. But for many people, fluoridation is one of the greatest public health threats of modern times. Opponents maintain that the onset of fluoridation has it roots in the military (nuclear) / industrial (aluminum manufacturing) complex. The potential role of fluoride in the prevention of dental caries (cavities), as

well as the impact of excessive fluoride in bone fluorosis were observed in the early 20th century. There are innumerable studies documenting the positive effects of fluoride (especially topical application to teeth); but too much fluoride exposure during the early years of tooth formation (age 8 and younger) can lead to white spots or mottling on the tooth surface. At the time the standard for fluoride was lowered, the CDC noted that survey data indicated a gradual decline in tooth decay as fluoride content in water increases from very low levels to the

recommended level of 0.7 milligrams per liter, but that there were limited changes in tooth decay as the level of fluoride in drinking water increased to 1.2 milligrams per liter. In addition, the percentage of children with dental fluorosis increased as the fluoride concentration in water increased. Renewed concern about fluoridation has served to raise awareness of fluoride levels in private domestic wells. We have seen some isolated, exceptional cases in Santa Fe County of fluoride levels as high as 10mg/L, but in our 2009 regional well testing program, fluoride levels ranged from 0.15mg/L to 3.8mg/L and the average level was 0.33mg/L. You should know the level of fluoride present if you drink water from a private well. Fluoride is totally soluble, tasteless, odorless and colorless and its presence must be determined from laboratory testing. The EPAs maximum contamination level for fluoride in public water

supplies is 4.0mg/L and the secondary standard (for cosmetic and aesthetic effects) is 2.0mg/L. The National Academy of Science reports considered current levels of tooth decay and dental fluorosis, fluid consumption, and the numerous sources of fluorides in foods, toothpaste, mouthwash, and beverages other than water; but activists rightfully argue that fluoride levels do not take into proper account naturally-occurring fluoride levels, the age and size of individuals, and other critical factors such as the rampant consumption of sugar-bearing carbonated beverages and juices. You will not find fluoride on the periodic table because it is a term for various compounds consisting of the anion (negatively charged ion) fluorine bonded to another element. Fluorine is a pale yellow, corrosive gas and it is the most electronegative and reactive of all elements. The website EnvironmentalChemistry.com lists 42 fluoride compounds. Three of these compounds are commonly used in fluoridating public-water supplies and all are certified under National Sanitation Foundation/American National Standards Institute (NSF/ANSI) Standard 60 for drinking water treatment chemicals, which is the gold standard for certification of the chemical suitability (but not potential health side-effects) of water additives. The NSF website provides information on the specific industrial processes currently used to produce these three types of fluoride and has an informative fact sheet on fluoridation chemicals. For many opponents, fluoridation is an issue of medication without consent, since the FDA classifies fluorides as drugs. But living on a public water system involves a certain implied consent that the water is safe and that you accept the requisite processing and inherent risks, or that you seek to foster informed change. If you are on a fluoridated water supply, and you are against fluoridation, or unsure, and elect to remove it, you have options. A properly engineered and maintained reverseosmosis or nanofiltration system can remove up to 97 percent of fluoride. Dont depend on a faucet-mounted carbon filter to remove fluoride as these devices are designed to remove chlorine and will not

remove fluoride unless supplemented with resins and certified to do so. Boiling water will actually concentrate fluoride levels. There are a lot of valid reasons for concern about fluoridation. And there are also significant socioeconomic issues in preventive dental care for many children. If you intend to conduct your own evaluation of fluoridation, I recommend that you start with the peer-reviewed science; search engines direct you toward the anti-fluoridation websites, which initially appear to be informative but instead concentrate on the (considerable) risks inherent in fluoride ingestion. The most frequently cited concerns about fluoridation are that ingesting fluoride (in contrast to topical application) not only fails to adequately protect against dental caries but also causes collateral damage to organs and systems in the body. Some of the anti-fluoridation websites contain links to scientific studies and offer valuable perspectives on the issues. There is an excellent summary of the relevant issues and FAQs, and an extensive compilation of peer-reviewed articles published in western scientific journals, on the Centers for Disease Control community water fluoridation website, www. cdc.gov/fluoridation/index.htm. Making your own decision on fluoridation is a formidable and important task. About Short Term Rental Ordinance


There are many questions about the Short Term Rental Ordinance implemented by the city in 2007 and amended in 2009. Passed by the city council to protect the quality of life in our dense urban areas and to provide safety from the impact of overcrowding, it applies only to residential neighborhoods. Of the 350 permits allotted for the program, there are none available, and there is a waiting list of approximately 15. Here are some guidelines if you are considering this practice. A short-term rental is defined as a rental for less than 30 days. Exceptions include the owner who resides full-time but allows a vacation rental of the property for two rentals per calendar year. In that instance only, a permit is not required. Short-term rentals that occur in a development containing resort facilities or those operated by an owner who resides on a contiguous lot are allowed as long as they are operated in compliance with the ordinance. Currently, only Quail Run is defined as a resort facility. Operators of these rentals are required to obtain a permit but these do not count towards the 350. Permit holders must adhere to a strict set of rules. These include no more than 17 rentals per calendar year and only one rental within a seven-day period. Offstreet parking must be provided and the number of persons allowed is twice the number of bedrooms available. No recreational vehicles are allowed and there is a 10 p.m. noise curfew. The owner of these permits must keep detailed and accurate records and pay all applicable taxes in addition to lodgers tax, gross-receipt taxes, and of course income taxes. Short-term permits are assigned to a property and not the property owner. If you purchase a property with a permit, you need to know that it does not automatically convey. The new owner must, within 30 days, make application for the transfer of the permit which includes proof of ownership, site plan, floor plan, and a $500 fee. Failure to do so means the permit will be released back into the rental pool for issue the following period. To be exact, if owners have not paid for their renewal on existing permits by March 15, they will likely lose them. Maryanne Seiderer, the intrepid enforcer of the citys ordinance, makes the call on the 16th of March to the waiting list. If you get a call from Maryanne, dont delay the return call. Shell give you 48 hours to get back to her, then shes on to the next name on the list. These permits have value and shes got a job to do. The city has taken some owners to task for noncompliance of the ordinance. Complaints include noise after 10 p.m., rentals that exceed the allotted number, and, the biggest problem, owners who believe that the city does not have the right to tell them what they can do with their properties. While the first instances appear minor, the city has pulled permits

after issuing three violations. For the last offense, 90 days in jail and a $500 fine could be your penalty if you attempt to challenge the city. Anonymous tips are called in for enforcement, so be advised. The city has a short fuse when it comes to the short-term rental ordinance. Experience escrow
Is there really anyone who can explain escrow in simple terms? You find the home you have dreamed about and now it is time to put up earnest money. The check is made payable to a title company. The funds will be held in escrow. What does that mean? The title company is a disinterested third party called an escrow settlement agent and you will deal with an escrow officer. The escrow settlement agent will hold monies and documents on behalf of the buyer and seller and will only distribute them according to written instructions. You should be prepared to communicate in writing at all times. The escrow agent will not act on verbal direction. Remember that he or she is impartial to your transaction. Buyers and sellers open a real-estate transaction and deposit funds, contract, and other documents with a title company to be held in escrow. The escrow officer awaits instructions on how to proceed. After certain requirements and conditions are satisfied, the buyer will instruct the escrow officer to disburse funds. The escrow officer will retain possession of the deed on behalf of the seller until the seller requirements are satisfied including receipt of the purchase price. The escrow officer must act in good faith and remain neutral throughout the transaction. The escrow officer must advise the parties of any instructions that are not mutually agreed upon or cannot be carried out to the satisfaction of either party. The title company provides services that allow the buyer and seller to continue the process simultaneously. The escrow officer collects and prepares documents such as the loan title commitment, survey, reports, taxes, proration, and rents for settlement. The escrow officer can take many actions for all of the parties as long as specific and detailed instructions are provided. All of this saves valuable time and helps expedite the closing of the transaction. The settlement agent has a developed process to successfully close the sale or purchase of your home. A settlement agent: Is impartial Is a depository Responds to lender requirements Is an information pipeline Provides title insurance to the new owner and lender Pro-rates and adjusts insurance, taxes, and rents Records the deed and mortgage Maintains privacy Is accountable for monies owed and owing The title company is involved in a real-estate settlement because a real estate closing is extremely technical and it requires experience and integrity. Three FURNITURE briefs by Paul Weideman

Design Warehouse fun, fantastic


T
he Solar Queen is waving in the front window. Youve seen her she beckons you to explore inside the store, where you pass by the After-Therapy Mints, the Blabla Monkey from Peru, and the Tintin mugs, then stop and admire one of those beautiful Eames chairs by Herman Miller. Deeper in is the ultra-cool Barcelona Chair designed by architect Mies van der Rohe in 1929; this one, in robotic orange, has a $6,640 price tag. Then theres the comfortable Butterfly Chair, available in six colors and only $94. Were at the Design Warehouse, which Larry Keller opened 31 years ago next month. The Marcy Street shop is one of Santa Fes retail jewels. Furniture would seem to be its foundation, but the owners attitude about it is a different kind of straightforward: Was furniture our bottom line from the start? Thats the sixty-four thousand dollar question because we hate furniture stores, Keller said in response to a question. For me thats a place that has a dozen or so cars in a big parking lot in a day, then maybe theres a big deposit to take to the bank, but that was never my m.o. My m.o. has always been about shoes going by the front door. He admits that, yes, furniture is the most important component of the economics of the place, and the truth of that shows in the fact that Design Warehouse has offered free delivery, statewide, since Day One. But he has always thought of good retail as being part of the entertainment industry. We talk to people about food and movies. You know, where do you go, whats going on. Then if they twist our arm, well talk about sofa sleepers. Keller moved to New Mexico from New York in 1970 to do graduate work in English literature at the University of New Mexico, then started teaching 8th-graders at Cristo Rey School. After a year I realized that anything, even being in business, being an entrepreneur, is easier than that. A few decades later, he talks knowledgeably and passionately about his inventory. Our big brands are Knoll and Herman Miller, the icons of modernism. Herman Miller is an amazing company, very green, and everything is made in Michigan. Theyre both billion-dollar companies, both publicly held, but their bread and butter has always been contract and that means office furniture, and often office furniture aimed at Fortune 500 companies. So theres a lot of Herman Miller at Los Alamos National Laboratory. Two of the stores biggest hits are the solar waving Queen Elizabeth and the Aeron chair. This is an ergonomic office chair that people loved in blind tests, then hated when they saw it, then it became a runaway huge seller for Herman Miller. It came of age with the internet, with people at their desks 16 hours a day and people loved it. The fact that it looked edgy and different all of a sudden was a benefit instead of a liability. of Pelvic Stabilization and Anthropometrics of Fit.) Kellers a little more equivocal about sofa sleepers, even the pretty $4,000 American Leather models. Well, our middle name is sofa sleepers. Its gigantic for us. However, we never advocate buying a sofa sleeper because theyre firmer: youre sitting on a mattress. But its the Santa Fe story: we have so many wonderful houses and people dont want the second bedroom to have a bed; they want it to be an office or family room. But when they have visitors, the sofa sleeper is a good option.

One of those little cloth monkeys is a good option to a sofa sleeper if youre just in lookie-loo mode. We do love the gift industry. We want people to leave with a bag, Keller said. Thats why the store is so much more important to him than the website. (But it is a fun website.) Our formula for success has been that no one has ever worked on commission and no one has ever kept track of anybodys sales, he said. We want to treat people the same as we want to be met when we walk into a store: not lowpressure: no pressure.

eishmans of Santa Fe has gone to the dogs, and thats an excellent thing. Anybody with his radar on has enjoyed the parade of perky pooches adorned on the chairs and sofas in Leishmans advertisements for years. Where do all those good-looking dogs come from? From animal lovers all over. If you make a donation of at least $500 to the Santa Fe Animal Shelter and Humane Society and bring me the receipt, we will schedule your dog for a photo shoot to be used in an ad, said Katie Stevenson, the companys owner and president. I had a lady who gave that to her husband for Christmas last year. The dog, a shelter dog, a pit bull named Panama Pete, was posed in an Ekornes stressless chair. Leishmans is an exclusive area dealer for the Norwegian company Ekornes. At the Barkin Ball last year, my donation in the silent auction was having your dog be the poster dog. The winner was Dante, a doberman owned by the owner of Casas de Santa Fe. Also, we run a charity promotion in December and January, where if you donate at least $50 to the animal

shelter, through us, we give you $200 off an Ekornes chair. Leishmans is perhaps best known for its patio furniture Gloster, Jensen, Lloyd/Flanders, Brown Jordan, and other brands but the store on Cordova Road also has loyal customers for its mattresses and living-room furniture. One of our top lines, said consultant Marsha Rowe, is Flexsteel, an American company offering hundreds of fabric choices and frame options: sofas, chairs, loveseats, recliners, swivel rockers, gliders, and sleepers, or sofabeds. Flexsteel has a kashmira fabric thats plush but very stainresistant and durable. Its great for families and it has been a huge program with that company. She said Ekornes stressless chairs are ergonomically designed to relieve back stress. Theyre known for their leathers, too. Its a very distinctive line and once you have an Ekornes chair, youre a customer for life. One of the showcased groupings in the store is an Ekornes home theater set: a sofa flanked by two chairs, all equipped with practical, spacious wooden tray elements, and a long ottoman. In most cases, Ekornes chairs come in small, medium and large and we tend to sell them in pairs for the husband

and wife, Rowe said. Leishmans also carries recliners and power lift chairs. There are Mission and Arts and Craftsstyled wood rocking chairs. And there is lots of patio furniture. We actually do patio all year long, the stressed. And we do the covers for the patio furniture, which makes sense this time of year. The furniture company has a fine website that you can find at leishmansofsantafe.com, but she said the showroom is the most important part of the business. I think the majority of consumers today still have the need to sit on a sofa to see if its comfortable. The Leishmans showroom is fairly cavernous, with many furniture lines well-represented, but customers can also special-order items. Free delivery is offered in Santa Fe. Were getting ready to expand; were going to be doing a store remodel, probably in December, Rowe said. Well do some paint and carpet, shake up the displays a little bit, freshen the store, and add some new lines to what we already have.

Burke has designed some crazylooking furniture: cowboy furniture adorned with spurs and rifles, hearts and belt buckles, fringes, stars, cowhorns and animal heads. Plus theyre pretty danged colorful to boot. You can check into the sheer variety at www.ldburkeofsantafe.com. Burkes chairs and tables, clocks, chests, benches, trasteros, beds, and mirrors are all made of ponderosa pine that he obtained from a sawyer up north of Espaola. All pieces are hand-adzed or planed, put together with solid mortise-andtenon joints, and finished with varnish, paint and beeswax. I had six Salvadoreans that I trained, he said, referring to former times when business was a bit more booming than at present. They were amazing. They could talk at the same time they worked. And they were coming out of a background where they used the elbow adze, which weve used on everything. Many folks hereabouts know Burke for a few select architectural achievements. The first was the Pink Church on Pacheco Street, built in the late 1980s to accommodate his burgeoning L.D. Burke Cowboy Furniture business. Soon followed The Nunnery just behind the Pink Church. Thats a neat building, he said in a recent conversation at his house on Don Gaspar Avenue. It has those strange triangular dormers. Some carpenter up north, up toward Ojo Caliente, did a bunch of houses and thats where I saw those dormers. The stuff Ive done is sort of theme architecture more than anything youd see in Architectural Digest, or rather than doing a particular style over and over. Burke followed the barnlike structures on Pacheco Street with the Fortaleza Coyote building on Second Street; it boasts a steel dragon on top and gargoyle canales. He also did the Twin Towers building at Jackalope and, in 2000, completed the tall Granaries buildings at the corner of 6th Street and Hopewell one each in red, tan, chocolate brown, and blue. Originally from just outside of Boston, he worked in advertising and graphic design in San Francisco and Chicago, then suburban development in Houston before landing his hyper-creative carcass in Santa Fe about 30 years ago. After he had been here about a year, he was charmed by the early New Mexico furniture and began making similar, derivative, furniture. During a time when he was studying with Hazel Archer, he did a seminar at the Pecos River Learning Center and ended up getting an order to do furniture for the 25 rooms there. His derivative furniture period didnt last very long before he began making the pieces a little more ornamental: more Burke-ish. He was commissioned to do a mirror for Ronald Reagan. Each individual in his edition of 40 of Design at 225 Canyon Road. She really got me into the marketplace. I had my big mirrors there, carved and decorated with spurs and silver dollars, and they were going for $10,000 apiece. Any of the furniture pieces you see at ldburkeofsantafe. com can be ordered. Meanwhile, hes excited about a series of short stories hes writing. Theyre very funny, all my experiences, and theyre all short enough you can read them on the can. Hes also sending out cards asking folks to check out his video Its Broke Lets Fix It on YouTube, where he wears colorful clothes and sings (to a horse and a grizzly-bear head) about the fact that his fellow Americans need to do something about the current sad state of affairs. If we dont get off our butts, he advises, nothings going to happen.

Higher rates and higher prices


Possibly the worst phrases in the English language are You should have and Why didnt you? If you are thinking of moving to Santa Fe and buying a home, do not become a victim of Wish I had. Dont let these words haunt you. I know, a few months ago I said rates are as low as they can possibly go. Wrong! Mortgage interest rates have set a new low point in the last month. Rates are lower than any period in the last 60 years. This is the best time ever to fulfill your dream and improve your financial situation. Buy the home you want or refinance the home you have. THE TIME IS NOW. Really. Even the best economists are doubletalking their way through the rocky road we call current market conditions. But surprised as I am that rates have dropped so low, I will not be surprised if they begin to ascend after the presidential election. Rates go up by only 1 percent or 1.5 percent and home values increase 10 percent? Just these small increases dramatically change the picture. See the attached table. Only a slight increase in the interest rate, from 3.50 percent to 4.50 percent, is equivalent to paying $538,000 for the home instead of $500,000. If the rate goes to 5 percent, coupled with a modest 10 percent increase in value, the cost of the house becomes $607,780. Compare these scenarios to a current purchase. Remember that historically a 5 percent rate is a very low interest rate. But the 5% rate with a 10 percent increase in purchase price delivers a cost that is over 21 percent higher. Hard to swallow, right? This is the best argument I can deliver for not waiting another day. Sothebys Realtor Francesca Stedman says, Buyers are catching on and sales are

picking up. I have many buyers who see the opportunity and potential in Santa Fe and are so excited about taking advantage of the current low interest rates. It is a once-in-a-lifetime offering. An example that proves the point concerns the 15-year fixed rate. At todays rate of 3.0 percent for a 15-year loan, you will never need to refinance. True, payments are higher compared to a 30-year fixed, but equity builds faster, allowing the owner to retire the debt faster. For the buyer planning to sell within a 5- to 6-year time period, a 5-year ARM at the current rate of 2.75 percent is perfect. In 2012, home financing is the brightest spot in the U.S. economy.
