At a height of 323 metres, Hermitage Plaza will be the tallest multi-purpose building ever erected in Western Europe. A veiled reference to the Eiffel Tower, it will glorify the skyline of greater Paris. Unlike its predecessors, it will accommodate residents at a distinguished riverside address that is animated twenty-four hours a day, 365 days a year.

A SUSTAINABLE BUILDING
For Hermitage and Foster + Partners, the challenge was to create a building capable of bringing together all these functions, with minimum impact on the environment, while creating a comfortable place to live and work in full compliance with the principles of sustainable, humane design. Sustainability requires us to think holistically: the location and function of a building; its exibility and life span; its orientation, form and structure; its heating and ventilation systems and the materials used. All these aspects inuence the amount of energy required to build and maintain it, and travel to and from it. A mixed-use development on this scale signicantly reduces these energy demands and offers a model of efciency. Hermitage believes that architects have a responsibility to achieve the highest possible performance for clients, establishing exible, efcient, humane and sustaining environments: buildings with low energy consumption, high-performance cladding, solar shading and efcient insulation to achieve maximum comfort for those who use them. A range of passive and active environmental strategies have been utilised to target the BREEAM Excellent certication.
PROJECT DETAILS
The mixed-use towers are respectively 91 and 93 storeys high. Each tower contains 63 levels of panoramic apartments. 18 levels of ofce space are accessed from double and triple-height lobby spaces. A further seven oors of ofce space are housed further back from the river in a separate building. The schemes hotel component comprises 204 rooms arranged over 20 oors as well as a sky spa, bar and restaurant the rst of their kind in the city. The podium building houses a mall with three levels of shops, restaurants, cafs and amenities.

Foster + Partners Foster + Partners is an international studio for architecture, planning and design led by its founder and Chairman, Lord Foster together with Chief Executive, Mouzhan Majidi and Senior Executives Spencer de Grey and David Nelson as Heads of Design, Matthew Streets as Chief Financial Ofcer and Executive Directors Grant Brooker and Nigel Dancey. The practices work ranges in scale from the largest single building on the planet, Beijing International airport, to its smallest commission, a range of door furniture. The scope of its work includes master plans for cities, the design of buildings, interior and product design, graphics and exhibitions. These can be found throughout the world, from Britain, Europe and Scandinavia to the United States, Hong Kong, Japan, China, Malaysia, Saudi Arabia and Australia. The studio has established an international reputation with buildings such as Swiss Res London Headquarters, Hearst Headquarters in New York, the new German Parliament in the Reichstag, Berlin, The Great Court for the British Museum, Headquarters for HSBC in Hong Kong and London, Commerzbank Headquarters in Frankfurt, the Metro Bilbao and Research Centres for Stanford University, California. There is also a strong interest in city planning and the infrastructure of communication. A number of Foster + Partners most celebrated projects have been undertaken in France, including the Carr dArt Nmes, Millau Viaduct and the recently inaugurated Znith concert hall in Saint-Etienne. The practice has also been responsible for buildings such as the Lyce Albert Camus in Frjus, with a design that challenged the weighty established educational building standard with a exible and open structure, as well as the Boulogne-Billancourt ofce development and the Muse de Prhistoire des Gorges du Verdon in Quinson. Established as Foster Associates in 1967, the practice now known as Foster + Partners has project ofces worldwide and its main studio in London. The practice has worked in 73 countries and is currently working on projects across 51 countries. Since its inception, it has received more than 500 awards and citations for excellence, Norman Foster was awarded the 21th Pritzker Architecture Prize Laureate in 1999 and the practice has won 86 national and international competitions.
Group Hermitage The Hermitage Group is established on the French market since 2004. A member of the FPC (the French Federation of Developers & Builders), it is an audacious and innovative actor on the Ile de France development market. Hermitage is the French part of a pool of 3 international property development Groups, in relation together by their shareholders cross holdings: Stroimontage in Saint Petersburg, Mirax Group in Moscow and Hermitage in Paris. Stroimontage and Mirax Group, two of the leading building and property developers in Russia since 1994, are top ranking operators for projects including luxury accommodation, shopping centres and ofces. Stroimontage has notably built the Petrovskiy Fort, the largest business centre in Saint Petersburg. In Moscow, Mirax Group is currently nalising the Federation Tower, the tallest European skyscraper composed of two towers culminating at 506 meters. This multi-purpose project combines a hotel, ofces and a shopping centre, whereas the upper levels house luxurious panoramic apartments. In France, the Hermitage Group has recently delivered its rst residential programme offering 300 luxury accommodations in Montvrain next to Disneyland, where the company has asserted its original residential designs. Over and above carefully prepared layouts and top quality construction, the residence is entirely pedestrian and secured with an underground road network for trafc and deliveries, authorising only small electric cars (resembling golf buggies) on its landscaped mall. Hermitages commitment to ecology and sustainable development is central to its project for an exceptional tower in Paris - La Dfense. Designed by Sir Norman Foster, Hermitage Plaza will satisfy the most stringent energy consumption and environmental protection requirements. It will, moreover, be the rst French multi-purpose ITGH to offer in a vertical urban environment rst class accommodation, together with ofces, shops, hotel facilities, as well as cultural and leisure activities. Hermitage currently boasts development potential of over 500,000 m. Concurrent to the Hermitage Plaza project, the company is preparing two additional innovative projects in the Parisian region - scheduled for completion in year 2011 - the announcement of which will create a true event in the architecture and building sector.

The Public Establishment for Urban Planning of La Dfense (EPAD) Over 50 years, resolute State and territorial authority action has made La Dfense, located on the west side of Paris, the rst European business district and one of the driving forces behind the Ile-de-France regional and French national economy. Today, La Dfense ranks amongst the worlds top ten business centres and is currently opening up a new era in this 3rd millennium with transformations intended to make it the hub of architectural audacity, sustainable development and quality living conditions. This reorganisation is planned over several decades and intended to maintain La Dfenses position as a strong pole of attraction, harmoniously set in a towns complex urban environment, thereby placing this vast territory at the heart of the Paris regions development, while reasserting its strategic international positioning. We are now concerned with re-thinking La Dfenses town planning and radically transforming the business districts transport heart by improving accessibility and encompassing the entire territory in a new approach towards sustainable development... To do this, a sustainable town planning project will be developed based on strategic State-dened urban orientations to turn it into a cluster in the city by: renovating obsolete towers to meet new international ofce and sustainable development standards while extending surface areas by at least 150,000 m2; constructing 450,000 m2 of new ofce space and 100,000 m2 of accommodation for La Dfense; promoting ambitious and sustainable architecture; modernising and reinforcing public transportation; improving the quality of life by renovating and reorganizing means of access and trafc, creating and amending public squares and landscaped areas; developing services required by employees and residents as well as proposing commercial and cultural programmes; setting up procedures to guarantee secured and perennial activities. 2, rue Klber - 93309 Levallois - Perret Cedex FRANCE
