1. Title:- A Comparative Study of Home Loan Credit Schemes of Indian Banks and foreign banks with special reference to SBI and City Bank 2. Introduction:2.1 What is banking in India and foreign bank in India:-

Banking in India originated in the last decades of the 18th century. The first banks were The General Bank of India which started in 1786, and the Bank of Hindustan, both of which are now defunct. The oldest bank in existence in India is the State Bank of India, which originated in the Bank of Calcutta in June 1806, which almost immediately became the Bank of Bengal. This was one of the three presidency banks, the other two being the Bank of Bombay and the Bank of Madras, all three of which were established under charters from the British East India Company. For many years the Presidency banks acted as quasi-central banks, as did their successors. The

three banks merged in 1921 to form the Imperial Bank of India, which, upon India's independence, became the State Bank of India. Indian merchants in Calcutta established the Union Bank in 1839, but it failed in 1848 as a consequence of the economic crisis of 1848-49. The Allahabad Bank, established in 1865 and still functioning today, is the oldest Joint Stock bank in India.(Joint Stock Bank: A company that issues stock and requires shareholders to be held liable for the company's debt) It was not the first though. That honor belongs to the Bank of Upper India, which was established in 1863, and which survived until 1913, when it failed, with some of its assets and liabilities being transferred to the Alliance Bank of Simla. When the American Civil War stopped the supply of cotton to Lancashire from the Confederate States, promoters opened banks to finance trading in Indian cotton. With large exposure to speculative ventures, most of the banks opened in India during that period failed. The depositors lost money and lost interest in keeping deposits with banks. Subsequently, banking in India remained the exclusive domain of Europeans for next several decades until the beginning of the 20th century. Foreign banks too started to arrive, particularly in Calcutta, in the 1860s. The Comptoire d'Escompte de Paris opened a branch in Calcutta in 1860, and another in Bombay in 1862; branches in Madras and Pondicherry, then a

French colony, followed. HSBC established itself in Bengal in 1869. Calcutta was the most active trading port in India, mainly due to the trade of the British Empire, and so became a banking center. The first entirely Indian joint stock bank was the Oudh Commercial Bank, established in 1881 in Faizabad. It failed in 1958. The next was the Punjab National Bank, established in Lahore in 1895, which has survived to the present and is now one of the largest banks in India.

Around the turn of the 20th Century, the Indian economy was passing through a relative period of stability. Around five decades had elapsed since the Indian Mutiny, and the social, industrial and other infrastructure had improved. Indians had established small banks, most of which served particular ethnic and religious communities. The presidency banks dominated banking in India but there were also some exchange banks and a number of Indian joint stock banks. All these banks operated in different segments of the economy. The exchange banks, mostly owned by Europeans, concentrated on financing foreign trade. Indian joint stock banks were generally under capitalized and lacked the experience and maturity to compete with the presidency and exchange banks. This segmentation let Lord Curzon to observe, "In respect of banking it seems we are behind the times. We are like some old fashioned sailing ship, divided by solid wooden bulkheads into separate and cumbersome compartments." The period between 1906 and 1911, saw the establishment of banks inspired by the Swadeshi movement. The Swadeshi movement inspired local businessmen and political figures to found banks of and for the Indian community. A number of banks established then have survived to the present such as Bank of India, Corporation Bank, Indian Bank, Bank of Baroda, Canara Bank and Central Bank of India. The fervour of Swadeshi movement lead to establishing of many private banks in Dakshina Kannada and Udupi district which were unified earlier and known by the name South Canara ( South Kanara ) district. Four nationalized banks started in this district and also a leading private sector bank. Hence undivided Dakshina Kannada district is known as "Cradle of Indian Banking". During the First World War (1914-1918) through the end of the Second World War (1939-1945), and two years thereafter until the independence of India were challenging for Indian banking. The years of the First World War were turbulent, and it took its toll with banks simply collapsing despite the Indian economy gaining indirect boost due to war-related economic activities. At least 94 banks in India failed between 1913 and 1918

1.2 Foreign Banks in India Foreign Banks in India always brought an explanation about the prompt services to customers. After the set up foreign banks in India, the banking sector in India also become competitive and accurative.

New rules announced by the Reserve Bank of India for the foreign banks in India in this budget has put up great hopes among foreign banks which allow them to grow unfettered. Now foreign banks in India are permitted to set up local subsidiaries. The policy conveys that foreign banks in India may not acquire Indian ones (except for weak banks identified by the RBI, on its terms) and their Indian subsidiaries will not be able to open branches freely. 2.1 Company Profile of SBI: State Bank of India (SBI) is India's largest commercial bank. SBI has a vast domestic network of over 9000 branches (approximately 14% of all bank branches) and commands one-fifth of deposits and loans of all scheduled commercial banks in India. The State Bank Group includes a network of five banking subsidiaries and several non-banking subsidiaries offering merchant banking services, fund management, factoring services, primary dealership in government securities, credit cards and insurance. The five banking subsidiaries are: 1-State Bank of Bikaner and Jaipur (SBBJ) 2-State Bank of Hyderabad (SBH) 3-State Bank of India (SBI) 4-State Bank of Mysore (SBM) 5-State Bank of Patiala (SBP) The origins of State Bank of India date back to 1806 when the Bank of Calcutta (later called the Bank of Bengal) was established. In 1921, the Bank of Bengal and two other Presidency banks (Bank of Madras and Bank of Bombay) were amalgamated to form the Imperial Bank of India. In 1955, the controlling interest in the Imperial Bank of India was acquired by the Reserve Bank of India and the State Bank of India (SBI) came into existence by an act of Parliament as successor to the Imperial Bank of India. State Bank of India (SBI) (LSE: SBID) is the largest bank in India. If one measures by the number of branch offices and employees, SBI is the largest bank in the world. Established in 1806 as Bank of Calcutta, it is the oldest commercial bank in the Indian subcontinent. SBI provides various domestic, international and NRI products and services, through its vast network in India and overseas. With an asset base of $126 billion and its reach, it is a regional banking behemoth. The government nationalized the bank in 1955,with the Reserve Bank of India taking a 60% ownership stake. In recent years the bank has focused on three priorities, 1), reducing its huge staff through Golden handshake schemes known as the Voluntary Retirement Scheme, which saw many of its best and brightest defect to the private sector, 2), computerizing its operations and 3), changing the attitude of its employees (through an ambitious programme aptly named 'Parivartan' which means change) as a large number of employees are very rude to customers. ASSOCIATE BANKS: There are seven other associate banks that fall under SBI. They all use the "State Bank of" name followed by the regional headquarters' name. These were originally banks belonging to princely states before the government nationalized them in 1959. In tune with the first Five Year Plan, emphasizing the development of rural India, the government integrated these banks with the State Bank of India to expand its rural outreach. The State Bank group refers to the seven associates and the parent bank. All the banks use the same logo of a blue keyhole. Currently, the group is merging all the associate banks into SBI, which will create a "mega bank", and one hopes, streamline operations and unlock value.

Manhattan Chinatown Citibank branch (New York City) Early history Founded in 1812 as the City Bank of New York, ownership and management of the bank was taken over by Moses Taylor, a protg of John Jacob Astor and one of the giants of the business world in the 19th century. National City became the first U.S. national bank to open an overseas banking office when its branch in Buenos Aires, Argentina, was opened in 1914. Many of Citi's present international offices are older; offices in London, Shanghai, Calcutta, and elsewhere were opened in 1901 and 1902 by the International Banking Corporation (IBC), a company chartered to conduct banking business outside the U.S., at that time an activity forbidden to U.S. national banks. In 1918, IBC became a wholly owned subsidiary and was subsequently merged into the bank. By 1919, the bank had become the first U.S. bank to have US$1 billion in assets. Charles E. Mitchell was elected president in 1921 and in 1929 was made chairman, a position he held until 1933. Under Mitchell the bank expanded rapidly and by 1930 had 100 branches in 23 countries outside the United States. The policies pursued by the bank under Mitchell's leadership are seen by historical economists as one of the prime causes of the stock market crash of 1929, which led ultimately to the Great Depression. In 1933 a Senate committee, the Pecora Commission, investigated Mitchell for his part in tens of millions dollars in losses, excessive pay, and tax avoidance. Senator Carter Glass said of him: "Mitchell more than any 50 men is responsible for this stock crash." On December 24, 1927, its headquarters in Buenos Aires, Argentina, were blown up by the Italian anarchist Severino Di Giovanni, in the frame of the international campaign supporting Saco and Vanzetti. In 1952, James Stillman Rockefeller was elected president and then chairman in 1959, serving until 1967. In the 1960s the bank entered into the credit card business. In 1965, First National City Bank bought Carte Blanche from Hilton Hotels. However after three years, the bank (under pressure from the U.S. government) was forced to sell this division. By 1968, the company created its own credit card. The card, known as "The Everything Card", was promoted as a kind of East Coast version of the BankAmerica. By 1969, First National City Bank decided that the Everything Card was too costly to promote as an independent brand and joined Master Charge (now MasterCard). Citibank unsuccessfully tried again in 19771987 to create a separate credit card brand, the Choice Card.

John S. Reed was selected CEO in 1984, and Citi became a founding member of the CHAPS clearing house in London. Under his leadership, the next 14 years would see Citibank become the largest bank in the United States, the largest issuer of credit cards and charge cards in the world, and expand its global reach to over 90 countries.[4] As the bank's expansion continued, the Narre Warren-Caroline Springs credit card company was purchased in 1981. In 1981, Citibank chartered a South Dakota subsidiary to take advantage of new laws that raised the state's maximum permissible interest rate on loans to 25 percent (then the highest in the nation). In many other states, usury laws prevented banks from charging interest that aligned with the extremely high costs of lending money in the late 1970s and early 1980s, making consumer lending unprofitable. Currently, there is no maximum interest rate or usury restriction under South Dakota law when a written agreement is formed. Automatic teller machines:

Citibank was one of the first U.S. banks to introduce automatic teller machines in the 1970s, in order to give 24-hour access to accounts. 4.1 Design of Research: The research will be exploratory in nature. A population of peoples who take home loan from these banks will be considered for this study. I will try to explore about the home loans which would make a difference in the behavior of the consumer. Effort will be made to throw light on most of the factors which have either indirect or direct effect on the behavior of the consumer. I will also explore the impact of home loans on the market share of the banks.

4.2 Sampling plan: Population: The study aimed to include the customers of SBI and CITIBANK in INDORE, to make a comparative analysis of home loan schemes of these two banks... Sample Size: A Sample size of 100 respondents will be taken for the current study because it is not possible to cover the whole universe in the available time period. So it is necessary to take the sample size. In 93 respondents 46 respondents from CITIBANK and 47 from SBI. The samples will the peoples of age

group lying between eighteen to thirty years. The sample will be taken in the form of strata based on age, sex, and income group. Sampling technique: The sampling technique will be probabilistic sampling more specifically the random convenient and judgmental sampling will be used. As in probabilistic sampling the select unit for observation with known probabilities so that statistically sound assumptions are supported from the sample to entire population so that we had positive probability of being selected into the sample. I will go for stratified random sampling as we are interested to study the home loan by SBI and CITIBANK, so we will make the strata on the basis of age, occupation, income level, gender. And from each strata we will go for random sampling.

Lecturer, Mathur Garima, Lecturer, Holani Umesh, Dean & Chairman (2010) Indian banking has come a long way from being a sleepy business institution to a highly proactive and dynamic entity. This transformation has been largely brought about by large scale liberalization and economic reforms that have allowed banks to explore new business opportunities rather than generating revenues from conventional streams such as borrowing and lending. Economic reforms and the entry of private players have seen nationalized banks revamp their services and product portfolios to incorporate new, innovative customer-centric schemes. Hence, Indian banking has finally woken up to the surging demands of the ever-discerning Indian consumer. Nowadays, due to the increase in competition, customer satisfaction is considered to be the most important thing in retail services. This study aims to analyse the major factors that are contributing towards customer satisfaction in banking services. The study also attempts to investigate any difference in the customer satisfaction of public and private sector banks. The study revealed that Innovative services, Network, Asscess, Technicalities, Behaviour, Comfort and Image are some of the factors responsible for customer satisfaction. Results have also revealed that there is no significant difference in the customer satisfaction of public and private sector bank.

The results reveal that only efficiency factors related to per branch and operation were the only ones which had a positive correlation on the deposits, assets and the advances of the bank, while the other three i.e. efficiency factors related to employees, liquidity and ultimate profits had no significant correlation on the variables.

Kumar and Gulati (2008) In their article talk about the changes in the operation in the banking sector post the reforms of 1991 under the chairmanship of Narashimham Committee, Narasimham Committee II (1998), and Verma Committee (1999). The principle objective of the reforms process was to improve the efficiency of PSBs in their operations. Talking about the market share of PSBs, it has 75.4% in the total asset whereas the private and foreign banks together constitute for the 24.6% (as on 2005/05).PSBs are facing severe competition from the private and foreign players as share of PSBs in terms of investment, advances, deposits and total assets have declined. PSBs still command a lions share in the banking sector, as they have strong presence in the rural and semi rural areas. The article attempts to study the efficiency of the

PSBs. The finding of the analysis reveals that Andhra Bank had been observed to be the most efficient bank followed closely by Corporation Bank whereas UCO and Bank of India were ranked the lowest. Sanjeev (2008) In the article attempts to find out the relationship between the efficiency and size of the bank. The study revealed that there was generally a decline in the efficiency levels of the PSBs. Corporation Bank and the State Bank of Bikaner & Jaipur have emerged as the most efficient banks throughout the study period. No conclusive relationship can be established between size and efficiency. Thus, it cannot be said with

certainty that increase in size as a result of consolidation will surely help the Indian banks in achieving higher efficiency.

Limitations, Recovery Process and Suggestion 6.1 LIMITATIONS Although best of the efforts were made to conduct a prefect survey but still it faces certain limitation.

Following were certain limitation of this project.

1. The survey was conducted only on 100 respondents.

2. Some of the respondents did not answer all the questions, which could hamper the final results to a certain extent.

3. The study confines itself to the respondents of INDORE region only. Hence findings would not be relevant to other cities.

6.2 Recovery Process: If any customer who is takes the home loan they do not pay the installment than bank accepts a legal recovery procedure for that particular customer.. 1. First of all after wetting 60 days bank issue a notice of customer for Paying installment. 2. after notice if customer does not give any reply than bank confiscation His/her guaranty and recover the amount. OR 3. He/she can be prison for 3 month. 6.3 Suggestions

Following were the suggestions of the study:

1. CITIBANK should make more flexible policy to the people so that they attracts towards bank.

2. CITIBANK should provide more options for taking loans so that people have more choice to select the option and connect to the bank.

3. Every people want loans at appropriate rates banks are tried to provide

4. CITIBANK should make policy according to Indian people needs so that they attract the people more.

6. SBI have many customers so SBI should manage all customers and facilities which are given to the customers.

7. SBI should improve after taking home loans services so that they increases the customer.

Comparative Result and Conclusion 7.1 Comparative Result Following results were generated from.. 1. Customers are increases of SBI because they provide ATM machines Everywhere so that customers can save our time.

2. Customers are more reliance on the SBI as compare to CITIBANK Because SBI is a Govt. Body.

8. There are many types of people like Govt. employee, student, house wife, private employee are connect to the SBI bank and take home loans wherein CITIBANK deals with only Business man and Govt. employee.

7.2 CONCLUSION:

All the people are availing loan facility from both the banks. No. of respondents of SBI were 46 and 47 of CITIBANK. People related with SBI are more satisfied with the interest rate as compared to CITIBANK. SBI people much know about home loans then CITIBANK. Both CITIBANK and SBI mostly offer mobile banking services. Processing of SBI is fast then CITIBANK. After home loan services of CITIBANK is good as compare to SBI. Peoples related with SBI is more satisfy with the employee behavior as compared to CITIBANK. People are more satisfied by SBI for time taken for sanctioning the loan. From all this I conclude that SBI bank provide good home loan services as compared to CITIBANK and many people are very much satisfied with SBI.
