As is the trend in most communities, our newsletter is now distributed primarily via email to the residents of Savannah in an effort to go green. We received great reception to our first environmentally-friendly newsletter last April and are proud to continue a new tradition dedicated to practicing sustainability and promoting its awareness. We will have printed copies available in the Clubhouse for those of you who still want to enjoy the paper the good old fashioned way, but you will need to come out and pick up your own copy. Copies will not be mailed out. This is a more efficient, environmentally sound method of distribution and, best of all, will result in a considerable cost savings. Savannahs committees are looking for the best of the best for 2013! Joining a committee is a great way to meet your neighbors and get involved with the community while having fun. Our committees meet once a month to discuss current events and upcoming projects as well as volunteering during special events. Savannah hosts a variety of classes and clubs for every age and interest! Be sure to check out the calendar on the back page for all upcoming events! Talking with Teens about Crime


Parents have a great deal of influence over their teens views of right and wrong behavior. Therefore, it is important to constantly talk with teens about alcohol, drugs, violence, gangs, and other aspects of crime. Speaking and listening to your teen will help you understand the peer pressures and influences they face. Moreover, you can share personal experiences, validate your teens thoughts and ideas, and show them respect by listening to their points of view. Parents can use the tips below to start conversations with teens about crime: Find time to speak with teens every day, even if only for few minutes. Ask teens open-ended questions; this encourages conversation; T Talk with teens about staying safe; remind them of previous conversations you have had concerning crime and violence prevention; Let teens know about your expectations for their behaviors, and make sure that you are a positive role model; Learn about pertinent issues and warning signs of harmful behaviors. Share your concerns with your teens and ask questions about their lives; Parents should also understand why teens experiment with harmful behaviors, in order to prevent the behaviors from occurring. Teens may become involved in delinquent behavior because they think that doing so will enable them to fit in and belong, have fun and feel good, satisfy curiosity, take risks, imitate older people, express independence; T prevent teens from engaging in harmful activities, discuss new To ways for them to spend their time. Provide opportunities for positive activities and encourage involvement in sports, volunteering, etc.

Keeping Savannah Beautiful


Homeowner associations are formed for the purpose of preserving property values by providing for the harmony and beautification of your neighborhood through binding Covenants, Conditions and Restrictions, also known as CC&Rs. These rules can be found in the Declaration section of your CC&Rs. They are meant to benefit the community as a whole. Here are some articles to keep in mind: Peachtree Village - 1008 Belle Manor Drive Thank you for making Savannah so warm with the Christmas spirit and making Savannah beautiful! 7.32 TRASH Each resident will endeavor to keep the Property clean and will dispose of all refuse in receptacles designated specifically by the Association or by the solid waste disposal contractor for that purpose. Trash must be placed entirely within the designated receptacle. The board may adopt, amend, and repeal rules regulating the disposal and removal of trash from the Property. If the rules fail to establish hours for curbside trash containers, the container may be in the designated area from dusk on the evening before trash pick-up day until dusk on the day of trash pick-up. At all other times, trash containers must be kept inside the house, garage or fenced yard and may not be visible from a street or another lot. 7.7 APPEARANCE Both the lot and the dwelling must be maintained in a manner so as not to be unsightly when viewed from the street or neighboring lots. The Architectural Reviewer is the arbitrator of acceptable appearance standards. 13.2 OWNER RESPONSIBILITY Every owner has the responsibility and obligation for the maintenance, repair, and replacement of the Property, including both home and yard, subject to the Architectural requirements of Article 6 and the restrictions of Article 7.

Be A Good Neighbor!
Please do not park in front of your neighbors mailbox. The postal service will not deliver to blocked mailboxes. Parking in front of their mailbox may delay delivery of bills or even medication; Please remind your children not to cut through other peoples property. They should instead walk around others yards and use paved walkways; Drive thoughtfully and carefully though alleys. Many times it is hard to see if anyone may be crossing, and driving too fast could cause an unfortunate accident to occur; Lets all remember to trim our trees, especially if the trees are overhanging into the street. Many residents have large trucks and SUVs and this could cause unnecessary damage to someones vehicle due to scratching and scraping; Savannah HOA staff thanks you for being a good neighbor!

Make sure your irrigation system has an operable rain/freeze sensor to avoid ice. Make sure to winterize your yard by applying a 50% slow release fertilizer high in phosphorus with a 3-1-2 ratio. Ahead of a hard freeze, water thoroughly and cover tender shrubs and or flowers with a sheet or plastic tarp to avoid or minimize freeze damage. A professional organizer for 18 years, she says it takes a day to a day and a half to thoroughly organize a room. But if you analyze and strategize before you attack, she says, youll be less overwhelmed. Morgenstern recommends starting with the bathroom so you can practice on a smaller space. Seek Professional Help If the thought of organizing gives you an ulcer, a professional organizer might be in order. A professional can identify problems and solutions you might be unaware of, gently guiding you toward more organized systems and spaces for your home. The National Association of Professional Organizers (NAPO) is a non-profit association with members across the country, many specializing in residential organization. Check its website, www.napo.net, and find a professional organizer near you. Determine Where to Donate Identify where you should donate all those clothes and unwanted items youll be purging. Besides widely known charities, check local churches or consignment stores. Womens organizations usually seek office attire for women entering the workforce, while prom dress drives are great for your daughters taking-up-space gown. Make some calls to find out where your items are most needed. Knowing theyre off to a better place will help you to purge with a free conscious. Minimize Interruptions Just when you begin organizing your jewelry, the phone rings. And keeps ringing. Telemarketers and even family and friends can be a prime source of interruption in the evenings. When you want to get things done without being interrupted, set a night aside each week when family and friends know not to bug you, except for emergencies. As for the telemarketers, stick it to the man by registering your home and mobile phone with the National Do Not Call Registry www.donotcall.gov. Uncover Your Fridge Do you really need 15 magnets, or will five suffice? Unless your refrigerator is a design statement, it usually becomes a catch-all for mismatched magnets, emergency phone numbers and take-out menus. Clear everything off your fridges faade and organize it by stacking ads, coupons and scraps of related papers in piles. If you keep phone numbers on your fridge, type or neatly print them on a single sheet. Things like doctors appointment reminders should go in your planner, while coupons can be stored in a coupon book.

Quick tips for everyday organization

Make a room-by-room list of what you want to accomplish in the next eight weeks. Plus, youll have the satisfaction of checking off tasks as you complete them, a great motivator to keep going. What does it mean to be organized? Organization means different things to different people. It might be a home where everything is accessible at your fingertips, but out of sight. Or, it might be a desk loaded with piles and stacks (organized, of course). What doesnt work in the room? What items are essential? Why do I want to get organized? Also, take a minute to sit down with other members of your household to find out what organization means to them. Discussing with your spouse and/or children will mean everybody gets to voice how they want the home to be collectively organized. Find What Works for You One of the biggest organizing mistakes is committing to a system that isnt second nature to you. You want to store things where you use them, says Julie. Designing a system around your natural habits makes it easier to maintain, she says. Thats not to say you should continue with your messy, throwing clothes on the floor ways; rather, find ways to make your tendencies less messy. Stick with simple solutions you know you can commit to: throwing clothes in a readily available hamper, for example. Think through what you want to accomplish, then keep it simple and doable according to your habits.

Brrrrits cold outside! The following guidelines will help you protect your companion animals when the mercury dips. 1. During the winter, outdoor cats sometimes sleep under the hoods of cars. When the motor is started, the cat can be injured or killed by the fan belt. If there are outdoor cats in your area, bang loudly on the car hood before starting the engine to give the cat a chance to escape. 2. Never let your dog off the leash on snow or ice, especially during a snowstorm, dogs can lose their scent and easily become lost. More dogs are lost during the winter than during any other season, so make sure yours always wears ID tags. 3. Thoroughly wipe off your dogs legs and stomach when he comes in out of the sleet, snow or ice. He can ingest salt, antifreeze or other potentially dangerous chemicals while licking his paws, and his paw pads may also bleed from snow or encrusted ice. 4. Never shave your dog down to the skin in winter, as a longer coat will provide more warmth. When you bathe your dog in the colder months, be sure to completely dry him before taking him out for a walk. Own a short-haired breed? Consider getting him a coat or sweater with a high collar or turtleneck with coverage from the base of the tail to the belly. For many dogs, this is regulation winter wear. 5. Never leave your dog or cat alone in a car during cold weather. A car can act as a refrigerator in the winter, holding in the cold and causing the animal to freeze to death. 6. Puppies do not tolerate the cold as well as adult dogs, and may be difficult to housebreak during the winter. If your puppy appears to be sensitive to the weather, you may opt to paper-train him inside. If your dog is sensitive to the cold due to age, illness or breed type, take him outdoors only to relieve himself. 7. Does your dog spend a lot of time engaged in outdoor activities? Increase his supply of food, particularly protein, to keep him, and his fur, in tip-top shape. 8. Make sure your companion animal has a warm place to sleep, off the floor and away from all drafts. Valentines Day is February 14th. Color this cute elephant for your special Valentine!

Directions: 1. Preheat the oven to 375. 2. Sprinkle each tortilla lightly with water and stack them on a plate. Cover the top with another plate turned upside down and microwave the tortillas for 1 minute or until warm. Turn two 12 cup muffin pans upside down. Mist each side of a tortilla lightly with cooking spray and center it in the space between 4 muffin cups, creating a bowl. Repeat with the 5 remaining tortillas, forming 3 bowls on each tin (as pictured above). Bake in the oven for 8-10 minutes.

Santa came to visit December 1st during Savannahs Christmas Celebration. Kiddos had a chance to tell Santa what they wanted, make a craft for mom and dad and ride in a horse drawn carriage. Savannah PTA volunteered and served hot cocoa and cookies to all.

This small adjustment was needed to compensate for the natural inflation of products and services associated with the maintenance of all of the amenities and common areas of the community. Savannah 50 Plus Group at It Again


Well, Savannah "ins" and "outs" were some of the sites of the Second Annual Savannah Fifty Plus-ers' Treasure Hunt. Savannahs Fifty Plus group held their second annual Treasure Hunt on October 6, 2012 at the home of group members Carmen and Dave Walsh. The event consisted of three teams searching everything from bushes to tree trunks all around Savannah for bottles containing activities the members had to perform and riddles to remaining clues. One task required the hunters to create and memorize rhymes then pass them on to other far away team members. The final clue instructed members to meet back at the Walsh residence where a potluck dinner and prizes awaited. Last years winners lost their title, arriving to the house last. The new victors energetically toasted their final arrival. After commending Carmen on organizing the event and enjoying their feast, the group brought out playing cards, competing in Bridge, Sequence and Rummy Cube. The Fifty Plus group is open to all residents of Savannah who have reached the silver age of 50. The group meets the first Saturday of every month for a potluck dinner, games and the annual Treasure Hunt. Meetings always include card and board game sessions, complete with lots of laughter and fun. On the last Sunday of every month, the group also meets to try out a new restaurant in the area. If you are 50 years of age or older and are interested in meeting new friends and connecting with your neighbors, give us a shout wed love to have you! Water District News


The Denton County Fresh Water Supply District #10 is a political subdivision of the State of Texas, and functions like a city by constructing and maintaining roads, water, sewage, and storm drainage infrastructure. In addition, the district provides many services such as fire protection, police enhancement, water delivery, and trash collection. District #10 serves the communities of Savannah and Artesia as well as other developing communities within the district. After the May 2012 election the Board of Directors for the first time is comprised of 100% residents (Adams, Tague, TenBroeck & Moore are Savannah residents and Russell is an Artesia resident). The District #10 Board of Directors generally meets on the third Thursday of every month. Meetings are held at 6:00 PM at the Savannah Clubhouse Theater and the public is more than welcome to attend. Current District Projects: The District Board has planned three phases of substantial road repairs in Savannah and the repairs are scheduled based on budget availability. Phase one is in progress and will be completed by mid-January 2013. Phase two is anticipated to begin in late summer 2013. Additional details will be posted on the district website when they become available and distributed via the HOA weekly email blasts. In the wake of the tragedy in Newtown Connecticut, the District #10 Board of Directors is considering some different ways to enhance security in our community and around our school. Within the next two months the statement you receive in the Mustang Water bill will also include a survey we need Savannah residents to respond to. We want to obtain your feedback on some proposed ideas before taking any action on such an important matter.

As we welcome in the New Year we welcome a new HOA Staff and new opportunities to enhance your community. We hope you will join us on Saturday, February 23rd for our Open House! This will be great opportunity for residents, new and old alike, to meet the HOA Staff as well as your fellow residents who have given of their time to volunteer for one of our many Committees. Just stop by between 10:00 am and Noon for some fun, refreshments in a casual atmosphere that will allow you to ask questions about the HOA and lean about our Committees and what they do.

Our overall goal for 2013 and beyond is to make sure that Savannah is the best community in which to live! As your HOA, we can help to accomplish this through: The preservation of property values by working to ensure all properties are attractive and consistent by the enforcement of the covenants; The landscape and maintenance of the common areas in our community; The or organization and implementation of social events for our residents.

As residents we need your help and support to accomplish this by: Being respectful of your neighbors; Calling the HOA Office if you have questions or concerns; Volunteer your time for committees/events or your voice by sharing V your ideas for events.

Also in 2013 you will see some improvements to your common areas and amenities that will include: Site Landscape Development is our new landscape contractor and will be working diligently to improve the look of the entryways and common areas. The clubhouse will take on a new look with a new coat of paint; The rock waterfall at the adult pool will be repaired; The tennis courts will be resurfaced; The addition of some new HOA events.

It also helps to make timely payments of HOA dues. Due to the rising costs associated with the maintenance of all of the amenities and common areas, HOA dues will reflect a 5% increase, which is the first since 2008. Annual dues will now be $792.75. Semi-annual dues billing in the amount of $396.38 will be mailed by March 1st with payment due by April 1st. Late fees apply after April 10th.
