DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS: This Deed made and executed on this ___ day of __________200__ at ________ City, by and between: __________________________, both Filipinos and of legal ages and with residence and postal address at __________________, hereinafter referred to as the VENDOR: -And__________________, Filipino, of legal age and with residence and postal address at __________________, hereinafter referred to as the VENDEE; WITNESSETH: That-WHEREAS, the VENDOR is the absolute and registered owner of one parcel of land together with the improvement erected therein covered by Transfer of Certificate of Title No. T-125368; WHEREAS, the VENDOR has agreed to sell to the VENDEE and the VENDEE has agreed to purchase from the VENDOR the above-stated parcel of land and the improvement therein covered and registered under Transfer Certificate Title No. T125368, described as follows; A parcel of land (1-E-1 of the subdivision plan (LRC) Psd-379105 approved as a non-subdivision project, being a portion of Lot1-E, (LRC) Psd-368874; LRC Record No. 20525), situated in the Barrio of Macalamcam, Municipality of Rosario, Province of Batangas, Island of Luzon. Bounded on the N.point s 3 to 4, by Lot 1-E-5; on the E., points 4 to 1, by Lot 1-E-2; on the S. points 1 to 2 to 3 by Lot 1-D (LRC Psd363874. Beginning at a point marked 1 on plan, being S. 46 deg. 19 W. , 2072.84 m. from BLLM No. 1, Bo. of M calamcam, Mp. of Rosario, Batangas: THENCE- S. 88 deg. 00w., 18.20 m. to point 2; The VENDOR offered to SELL, TRANSFER and CONVEY unto the VENDEE the parcel of land covered by TCT No. T-125368 together with the improvements thereon erected thereto and all the rights and interest of the VENDOR in and into the same for a mutually agreed price of PESOS: ONE MILLION TWO HUNDRED THOUSAND (Php 100,000.00), Philippine Currency, receipt in full of which is hereby acknowledged by the VENDOR and by virtue of these presents, the VENDOR hereby SELLS, TRANSFERS, and CONVEYS unto said VENDEE, her assigns and successors-in-interest, all her rights, title and interest over the above-described parcel of land together with all the improvements thereon. The VENDOR hereby certifies that the aforesaid parcels of land together with the improvements thereon are free from all liens and encumbrances and warrants to the VENDEE the absolute and peaceful ownership and possession of the same;

All expenses for the Capital Gains Tax and real Estate Tax shall be for account of the VENDEE; All expenses, including the documentary stamp tax, for the registration of the foregoing Deed of Absolute Sale and Similar expenses relative thereto shall be for the account of the VENDEE IN WITNESS WHEREOF, the parties and their witnesses have hereunto signed these presents at the place and on the date first above written.

ACKNOWLEDGEMENT
BEFORE ME, a Notary Public for and in Quezon City, personally appeared _____________ and ____________, identifying themselves to me and showing their Drivers License no. N-52-20-07475 and passport Number __________ issued on 0103-07 on 06-22-11 (Expiry) and 01-05-12 (Expiry) at Laguna, Quezon City and Phil. Embassy respectively, and other valid IDs proving their identity and acknowledged to me that the same is their voluntary deed and that they executed and signed the same in the exercise of their own free will and volition. This document consists of two (2) pages including the acknowledgment portion of this Deed.
