ATTORNEY/IES GENERAL POWER OF ATTORNEY

Be it known to all men these presents that I/We, Shri Jai Bhagwan Yadav Son of Shri Shiv Chand Yadav, resident of 298, Village Sameypur, Delhi-110042, (hereinafter called the EXECUTANT/S), do hereby appoint, nominate, constitute and authorize SHRI BALWAN SINGH Son of Shri Risal Singh R/o Khasara No. 310 Swaroop Nagar, Delhi (hereinafter called the GENERAL ATTORNEY), as my/our true and lawful General Attorney to do the following acts, deeds and thins in respect of my/our Plot measuring 210 sq.yds., out of Khasra No. 894 situated at Colony known as EXTENDED ABADI OF VILLAGE QUADIPUR, DELHI-110036, which is bounded as under:East : West : North : South : (Hereinafter called the PROPERTY). Whereas, for the management, look after, control and supervision of the said property I/We the Executants(s) do hereby appoint and nominate the above said Attorney to do the following acts, deeds and things in my/ name(s) and on my/our behalf as under:Contd.p/2

-:2:NOW THIS G.P.A. WITNESSETH AS UNDER : 1. To sell, Mortgage, Gift, Lease, Release, Relinquish or otherwise and to deal with the said property in any manner, execute the sale deed any other deed(s) admit its execution, transfer the possession receive the consideration amount, get the deed(s) duly registered before the Sub-Registrar concerned, and to enter into agreement for sale of the said property and the execute agreement to receive the earnest money; part payment from intending purchaser. 2. To apply and get N.O.Cs/Sale Permission(s), ITCC and other connected permission(s) from the office of the appropriate authority. 3. To apply and get the water, electric and sewer connections and other services from the office of the appropriate authorities and to deposit water, electric, sewer charges, House Tax, Lease money and other dues in respect of the said property. 4. To apply and get the said property mutated from the office of the appropriate authorities to file any application, affidavit, Indemnity Bond, Undertaking, forms etc. for the same. 5. To sign, verify present and pursue all suits, applications, affidavits, revisions, petitions appeals, Notices etc in all the courts and departments concerned. 6. To apply and get compensation amount if awarded by any authorities in respect thereof.

7. To appear and deal with all matters with all offices, statutory authorities, departments, Municipal Authorities. 8. To let out the said property on Rent/Lease to any person, to realize the rents and to issue receipt thereof and to file suit/ proceedings from the ejectment of the said property and for recovery of the Rent/Lease amount. 9. To appoint, further Attorney, Advocates, legal practitioners chartered Accountants, Managers, labour and to delegate powers. 10. To appoint any arbitrator, to accept the award of the same.

11. To apply and get plans sanctioned for construction and/or renovation from the concerned authorities and construct building and get the completion certificates/D form of the same. Contdp/3.

-:3:And also Generally to do all other acts, deeds and things which may become necessary to be performed at any stage. I/We do hereby ratify and confirm that all actions done by my/our said General Attorney shall be binding on me / us. THIS GENERAL POWER OF ATTORNEY SHALL BE IRREVOCABLE. AGREEMENT TO SELL This Sale Agreement is made and executed at Delhi., on 01/08/2011, Between Shri Jai Bhagwan Yadav Son of Shri Shiv Chand Yadav, resident of 298, Village Sameypur, Delhi-110042, (hereinafter called First Party). .AND.. SHRI BALWAN SINGH Son of Shri Risal Singh R/o Khasara No. 310 Swaroop Nagar, Delhi, (hereinafter called the second party). WHEREAS, the expression of the first party and the Second party shall mean and include the parties, their legal heirs, executors, successors, representative and assigns etc AND WHEREAS, the First party is the owner, occupier and in physical possession of Plot measuring 210 sq.yds., out of Khasra No. 894, situated at Colony known as EXTENDED ABADI OF VILLAGE QUADIPUR, DELHI-110036, which is bounded as under East : West : North : South : (hereinafter called the PROPERTY ). -:2:AND WHEREAS, due to need of money, the first party sold the above said property to the second party for a sum of Rs. 90,000/- (Rupees Ninety Thousand Only) which has been received by the first party from the second party in cash at the time of execution of this agreement and nothing dues on the second party out of total sale price. NOW THIS AGREEMENT WITNESSETH AS UNDER: 1. That in consideration of the above mentioned amount which the first party has already received, do hereby sells, transfers, conveys and assigns the above said property with all rights, titles and interests, unto the second party and the actual physical vacant possession of the said property has already been handed over to the second party, on the spot, who has taken the possession of the same. 2. That the first party has assured the second party that the said property is free from all sorts of encumbrances, such as sale, mortgage, gift, lease, litigation, decree, attachment, acquirements etc. and there is no defect in the title of the first party and if proved otherwise, the first party shall be liable to indemnify all full to the extend of the loss thus sustained by the second party. 3. That after execution of this agreement, the first party has been left with no right, claim, title or interest in the above mentioned property and the second party has become its sole and absolute owner and is at liberty to use, utilize to give on rent, to construct, to renovate, to rebuild and / or to sell/transfer the same to anyone in any manner. 4. That the first party hereby agreed to help and assist the second party in getting the said property mutated/transferred in Records of concerned Department/Authority and/or the second party may get the said property mutated in its own name or in name of its nominee(s) in the records of all concerned Department(s) even without the presence of the first party. 5. That whenever and wherever the presentation of the first party will be required for the completion of any act, deed and thing regarding transfer of the said property first party will execute and present for the same. However all expenses for stamp duty execution and registration of sale deed shall be paid and borne by the second party, but the N.O.Cs./Sale Permission & I.T.C.C. etc. if required for the registration of sale deed shall have to be arrange from the Department (s) and / or Authority(s) concerned by the first party at his own level and all expenses icurred by the second party.

That all prior dues, demands, taxes, charges arrears if any shall be paid for and borne by the first party upto the date of execution of this agreement and in future all such charges will be paid by the second party. 7. That all previous titled documents in respect of above said property have been handed over by the first party to second party. 8. That in case the first party violated the terms and conditions of this agreement then the second party can get the transaction enforced through the Court of law by specific performance of a suit at the risk, cost and expenses of the first party. AFFIDAVIT I/We, Shri Jai Bhagwan Yadav Son of Shri Shiv Chand Yadav, resident of 298, Village Sameypur, Delhi-110042, do hereby solemnly , affirm and declare as under:1. That I/We am/are absolute owner(s) of Plot measuring 210 sq.yds., out of Khasra No. 894 situated at Colony known as EXTENDED ABADI OF VILLAGE QUADIPUR, DELHI110036, which is bounded as in agreement. 2. That I/We have executed the General Power of Attorney, Agreement to Sell, Will, Receipt, Possession Letter etc. in respect of the above said property in favour of SHRI BALWAN SINGH Son of Shri Risal Singh R/o Khasara No. 310 Swaroop Nagar, Delhi on today. 3. That I/We shall not revoke the above said documents till the last step of my/our life in any manner. DEPONENT VERIFICATION: Verified at Delhi, on 01/09/2011, that the contents of above affidavit are true and correct to my/our knowledge and belief. DEPONENT

RECEIPT Received with thanks a sum of Rs. 90,000/- (Rs. Ninety Thousand Only) in cash from SHRI BALWAN SINGH Son of Shri Risal Singh R/o Khasara No. 310 Swaroop Nagar, Delhi at the time of execution of this receipt as full and final payment for the sale of my/our Plot measuring 210 sq. yds. Out of Khasra No. 894, situated at colony known as Extended Abadi of Village Qadipur, Delhi-110036. POSSESSION LETTER I/We, SHRI JAI BHGWAN YADAV Son of SHRI Shiv Chand Yadav, resident of 298, village Sameypur, Delhi-110042 have handed over the actual, physical and peaceful possession of Plot measuring 210 sq.yds., out of Khasra No. 894 , situated at Colony known as EXTENDED ABADI OF VILLAGE QADIPUR, DELHI-110036, to SHRI BALWAN SINGH Son of Shri Risal Singh R/o Khasara No. 310 Swaroop Nagar, Delhi under the terms and conditions of Agreement to sell 01/08/2011 in the presence of the following witnesses. DEED OF WILL TESTATOR THIS DEED OF WILL is made and executed at Delhi, on 01/08/2011 by SHRI JAI BHGWAN YADAV Son of SHRI Shiv Chand Yadav, resident of 298, village Sameypur, Delhi-110042 hereinafter called the TESTATOR, do hereby execute this will without any pressure, in my good sense, with my sweet will in respect of my Plot measuring 210 sq. yds out of Khasra No. 894 situated at Delhi-110036, which is bounded as under:East : West : North : South : (Hereinafter called the PROPERTY). IN FAVOUR OF SHRI BALWAN SINGH Son of Shri Risal Singh R/o Khasara No. 310 Swaroop Nagar, Delhi (hereinafter called the BENEFICIARY). WHEREAS, Life is uncertain and only God knows about it when it may comes to an end. AND WHEREAS, as when as I am alive I shall remain the owner of the said property and after my death owing to purely love and affection, the said beneficiary will be absolute owner(s) of the said Property and he/she/they will be fully entitled to mutate / transfer the said property in his/ her/their own name(s) in the revenue records, concerned on the basis of this Will. AND WHEREAS, in case any person raises any objection in respect of the said Will then the same shall be considered as null and void before the court of law/panchayat/biradhari.
