Firm Philosophy
McKee Carson is an innovative, award winning landscape architecture, civil engineering, and land planning firm founded in 1978 by Robert B. McKee, located in Charlottesville, Virginia. In its 33rd year, McKee Carsons work encompasses a wide range of project types, from large scale recreation and conservation based land-planning to fine-scale landscape architectural design and civil engineering services. We believe that our firms philosophy is ideally suited for the challenges raised by trying to couple environmental and economic sustainability and the unique opportunities it will present. As designers of our environment, we believe in being socially and environmentally responsible. Coupled with our dedication to low impact development and sustainability, we encourage conscientious stewardship of the public realm through our site design and planning endeavors. It is our belief that there is a tried and true relationship between good planning, design, engineering and the creation of economic and social value. It is through these beliefs and philosophy that the design principles of our firm are guided. Over many years of design and through the trials of numerous projects of varied scope and complexity, we have gained an improved and refined understanding that sustainable design and low impact development strategies are not only smart and conscientious, but they also tend to be economically advantageous. For example, we have found that by working with land features instead of against them, less earthwork and storm drain pipes tend to be required, creating a built environment that is adaptive to the natural, directly reducing overall construction costs. The cornerstone of our design philosophy lies in an integrated and collaborative approach wherein professionals of varied disciplines and the client are encouraged to freely interact and participate in the design process. McKee Carson has designed and engineered a variety of recreational facilities and neighborhood and community open space projects with the highest standard for environmental performance and client satisfaction and usability. Recently completed projects include the LEED Platinum Certified Smith Aquatic & Fitness Center, a 25,000 square foot municipal recreational center for the City of Charlottesville. Completed in 2010, this facility features 100 percent stormwater collection using a series of bioswales and catchment basins. It was formally recognized by Athletic Business Magazine as one of its 2011 Facilities of Merit. In September 2011 we completed the design and engineering of the Charlottesville Fontaine Avenue Fire Station, which will also seek LEED certification. Bundoran Farm
This 2,300-acre farmstead located twenty minutes from the city of Charlottesville possesses several notable qualities typical of central Virginia and the Piedmont: rolling pastures, open streams, mature oak/hickory/maple forests, productive apple orchards, miles of horse and hiking trails, and stunning views of the surrounding Blue Ridge Mountains. It was McKee Carsons charge to implement the Qroe Farms Land Use Philosophy at all levels of design development and construction. From conceptual Master Planning to detailed construction documentation and engineering of systems such as alternative stormwater management and conscientious road designs, McKee Carson worked with Qroe Farm Development to create a community that will enjoy, protect and enhance the farm and its adjacent natural amenities. Driving through the valley, one would never suspect the number of people who will call it home. House sites have been carefully chosen to take advantage of views without being visible themselves. Lying lightly on the land, the roads and driveways will be as unobtrusive as possible and take advantage of bioswales and bioretention areas to attenuate stormwater flows. Housing types will range from secluded and private to villages of 5-10 houses, all of which will leave at least 80 percent of the farm undisturbed. Brickhouse Farm
Located along the barrier islands between the Chesapeake Bay and the Atlantic Ocean, Brickhouse Neck is not only a beautiful place but also a unique ecosystem. The property forms a narrow sliver of farm field and salt marsh interspersed with tidal creeks, mud flats, shallow bays and ponds. Brickhouse Neck and its family of barrier islands is a fragile landscape that comprises the longest stretch of coastal wilderness remaining on the Atlantic Coast of the United States. Beginning in 1969, The Nature Conservancy bought 14 of the islands as the core of the Virginia Coast Reserve in an effort to ward off huge development proposals that would have included marinas, bridges and condos. McKee Carsons work at Brickhouse Farm is intended to help the Nature Conservancy broaden its protection of this vital ecosystem. Working with our client, we are helping to assure that the land is placed under conservation easement and preserved long into the future. Mill Mountain Farm


Mill Mountain is located in the mountain region of Southern Albemarle County. The owners wanted to create a unique home and garden that accommodates a growing family while acknowledging the landscape typology. On a physiographic scale the landform at Mill Mountain can be interpreted as one gesture - that of a bowl or basin with water pouring from its sides. Within this bowl a series of ridges and ravines punctuate the valley floor. These ridges and ravines create tension and accord while shaping the valley floor, mimicking a braided conduit through which streams meander. This merging and balancing of geomorphic landform, generated by erosion and weathering forces, is essential to understanding the Mill Mountain landscape and becomes the inspiration for the design of built form at the site. The ecological communities at Mill Mountain (forest, riparian edge, and meadow) can be seen as separate but the function of each is inherently connected to the others and to the larger ecosystem in which they are situated. The richness of Mill Mountains ecology provides a distinct, multi-layered vernacular that influences design decisions. Designing in an ecologically-conscientious manner that recognizes the landscape and the architecture as a cohesive whole is our charge and is essential to the success of Mill Mountain as a place specific.

Private Residence; White Sulphur Springs, WV


This West Virginia residence was designed in concert with a prominent Charlottesville-based architect with whom McKee Carson frequently works. Placemaking was particularly challenging as the home was situated on a very steep ridge with a mountaintop building ordinance that does not allow for grading 10 beyond the building envelope. The multilayered design involved optimizing views, passive solar orientation, and natural ventilation while minimizing earthwork and underground drainage. As with all of our projects, a low-impact approach was employed as we worked with the architects to lay the footprint of the house as lightly upon the slope as possible. Particularly noteworthy was the use of natural overland stormwater attenuation strategies (i.e. planted bioswales and infiltration channels) to direct the water away from the house, parking court, and outdoor rooms/ terraces. Along with the design of the retaining walls and terraces, McKee Carson was also intimately involved with the planting on site. Native plants were located in critical areas. For example, hydric Piedmont species groundcover and shrubs were planted in the swales/infiltration channels and on highly erodible slopes while the more mesic and xeric-oriented flowering trees and larger canopy trees were seamlessly integrated with the existing mature forest throughout the rest of the site. Private Residence; Baltimore County, MD


Once used as an equestrian barn and later converted to a single family home, this private residence in Baltimore County, Maryland resembled something of a late twentieth-century estate lot subdivision. Luckily, however, the site revealed its agrarian past and rural character. Collaborating with Dwayne Van Horn, McKee Carson set out to reveal and enhance the distinctive form of the home and outbuildings while restoring their integration within the landscape. The design team focused on the creation of functional outdoor spaces defined by the clean geometries of farm elements, such as orchards, alles, and site walls. Deliberate and intentional design of edges, adjacencies and intersections creates easy and unconscious movement to and from the house, its outdoor rooms and the larger pastoral landscape. Planted form and eloquent transitions in the ground plane provide thresholds and linkages between indoor and outdoor living areas. The result is a simple, yet elegant gesture which unites this home with the site and maintains the integrity of its surroundings.

The Fork Farm & Stables


The 1,000-acre Fork property is located at the confluence of two rivers in south-central North Carolina. McKee Carson and its affiliate company Field Sport Concepts worked with our client to create a private agricultural, equestrian and hunting plantation that was both sensitive to the environment and sympathetic to the sites historical and cultural resources. Included in the program were sporting clays, a horse-breeding program, CTAcaliber eventing venues continued agricultural use, extensive wildlife habitat and husbandry efforts for dove, duck, quail, pheasant, turkey and deer, and a variety of architectural components that mimic rural traditions. Site analyses, conceptual design studies, soil tests, and habitat and wildlife population research converged in a charge to determine the potential of the subject site to lend itself to a well-orchestrated establishment of the envisioned programs. The collaborative efforts of our diverse planning team produced a comprehensive feasibility study which identified the positive and negative effects of various site conditions on each individual program and their relationship to one another.

Spring Creek
Spring Creek is a 985-acre planned community located in the growing rural area of Zion Crossroads in Central Virginia. In order to help prevent sprawling growth in this rural area, Spring Creek seeks to provide a live and work community that offers regional services for the surrounding counties. The overall design for Spring Creek creates a pedestrian-friendly community that incorporates a mix of housing types, retail and light industrial uses, regional shopping services, and recreation weaved into the preservation of the sites ecological systems. McKee Carsons responsibilities included master planning, rezoning approvals and entrance design for the community. Completed in 2005, Spring Creek features 1,200 housing units, 60,000 square feet of office space, 180,000 square feet of shopping, and 250,000 square feet of light industrial space. Additionally, the project includes an award winning 18-hole golf course designed by Field Sport Concepts affiliate, Carton Design Studio and community center that includes swimming, tennis, and a playground, which are linked to the community via a system of trails and sidewalks. Belvedere Neighborhood & Parks


Belvedere is a high density mixed-use community outside of downtown Charlottesville and part of the LEED-ND Pilot Program. As lead design engineers on the development, McKee Carson was charged with integrating the community parks with early infrastructure plans. Stormwater systems coincide with the more traditional park elements through strategic design interventions and integrated management practices. In this way, the parks infiltrate, alter, store, evaporate, and detain runoff close to its source, while offering instructive and usable recreational space for residents and visitors alike. Land forms and plant palettes in the parks are representative of the piedmont and correlate with the larger vision of Belvedere. These dynamic landscapes and opportune gathering spaces are found throughout the community, creating distinct neighborhood amenities within a short walk from every lot. Such strategies enhance the Belvedere environment, protect public health, and improve community livability all while saving the developer and Home Owners Association money.

Union First Market Bank


Union First Market Bank is located along the City of Charlottesvilles designated entry corridor. As landscape architects and engineers for this project, we pursued an alternative LID (Low Impact Development) approach. Instead of burying Meadow Creek with an expansive impervious parking lot, we proposed to preserve the stream and design the building and parking lot within the context of the natural systems. We designed an aboveground natural stormwater attenuation system (planted bioretention areas) adjacent to both sides of Meadow Creek, and proposed a wetland meadow plant mix with larger hydric species trees in the open space to enhance this small but crucial ecological corridor. What could have been an over-engineered urban infill project turned into an environmentally conscientious cultural amenity. As a result, the Union Bank and Trust president proclaimed this particular project as the green prototype for all Union Banks in the state.

Smith Aquatic & Fitness Center


The new Smith Aquatic and Fitness Center for the City of Charlottesville upgrades the former municipal aquatic center on the Buford School campus site to an innovative and modern facility that will serve the Charlottesville community for years to come. Working with BH+A and a host of other consultants, McKee Carson was responsible for overall site planning, landscape architecture, civil engineering and site plan approvals. Keeping with our philosophy on infrastructure as design the new facility will incorporate biofilters and rain gardens as spatial design elements that frame portions of the buildings architecture. These elements are also part of the entry sequence into the building at the pedestrian scale and serve as visual reminders of the importance of water quality in our environment. Stormwater from both the parking lot and roof will be slowed, and treated in these biofilters before being released at a controlled rate so as to minimize downstream erosion. The proposed plans give the site an arboretum-like feel, as a plethora of native canopy, understory and evergreen tree species help to structure the landscape in a spatial geometry. This is juxtaposed against the more fluid and organic nature of the biofilters with their rich palette of native shrubs, grasses and perennials. The northern most slope of the site is occupied by native piedmont warm-season grasses that add texture, color and movement to this part of the landscape. The southern slope is a lawn extension that preserves the park-like feel of the space between Buford School and the aquatic and fitness center. Fontaine Research Park


The Fontaine Research Park is situated on a 54-acre site near the University of Virginia with magnificent views of the Blue Ridge Mountains to the south. The park is a mix of offices and clinical uses with an emphasis on medical-based tenancy. The Park supports approximately 400,000 square feet of building. Outdoor pedestrian spaces take the form of gardens and terraces associated with each building, many of which front on a centrally located broad common green. These formal areas are augmented by more natural areas around the park periphery. Responsibilities included creation of the master plan and design guidelines to ensure continuity of materials, image, and landscape elements such as custom lights, benches, tree grates, and pedestrian paving; liaison work with the developer, and assistance in site analysis, site-wide engineering, landscape architecture, and obtaining local approvals. Designs for engineering and landscape improvements to the Fontaine Avenue road corridor were also included.

UVA; Long Term Acute Care Hospital


Early in 2007, The University of Virginia Health Services Foundation set out to build a Long Term Acute Care Hospital on Route 250 West. The site, a prominent location along this Albemarle County Entrance Corridor, presented several constraints but offered an opportunity to the Foundation to cluster unique medical services off-grounds and relieving congested facilities. McKee Carson was commissioned to work with a complex team of architects, consultants, engineers, and owners representatives to unify the various parcels and surrounding buildings under a cohesive landscape utilizing native plant palettes and low impact stormwater management strategies. A pedestrian path, along Rt. 250 lies lightly within a proposed landscape of native Piedmont plantings and serves to connect the various parcels with a unified landscape while also providing staff a protected walk from the proposed Sieg Parking Lot to the hospital. Proposed canopy trees compliment existing Oaks and Sycamores on site. Interspersed under the canopy are a mix of subcanopy and smaller flowering trees typical of the native growing forest. Proposed stone walls along the path will serve both to screen the properties and to embed pedestrians in the landscape. The use of stone walls addresses and extends the vernacular landscape architecture found on existing properties along Rt. 250 -- continuing to link users and passersby to this place. Robert B. McKee, PE, LA


Mr. McKee received his B.S. in Civil Engineering and Master of Landscape Architecture degrees from the University of Virginia. He is a Registered Professional Engineer and Certified Landscape Architect. Mr. McKee has over thirty years of experience in land planning and design, and civil and environmental engineering associated with both public and private sector projects. He is a member of the American Society of Civil Engineers, the American Society of Landscape Architects and the Urban Land Institute. He has served on the Governors Commission on Environmental Stewardship and has been a Lecturer at the University of Virginia, School of Architecture; teaching graduate coursework in land development. Mr. Sonne received his B.S. in Civil Engineering from the Virginia Polytechnic Institute and State University in Blacksburg, Virginia. He is a registered Civil Engineer with twenty eight years of experience in civil and evironmental engineering associated with a variety of industrial, municipal, and commerical projects. He is LEED accredited and is a member of the James River Green Building Council. He has taught undergraduate engineering courses in hydrology, statics, and dynamics at the Central Va. Community College. He also a certified Level 1 Adaptive Snowboard Instructor who volunteers as part of the Wintergreen Adaptive Ski Program which assists adults and children with disabilities to learn to ski and snowboard. Christopher Mantle
Mr. Mantle joined McKee Carson after graduating from the University of Massachusetts with a Masters of Landscape Architecture degree. He also holds a B.S. in Landscape Architecture from the University of Kentucky. While at the University of Massachusetts he won a MA-ASLA Student Merit Award and after graduation presented his masters thesis on the use of green infrastructure for species specific biodiversity improvement in highly developed urban areas at the 2010 Fbos Conference on Landscape and Greenway Planning in Budapest, Hungary. Before joining McKee Carson his work primarily focused on the use of green infrastructure for habitat creation and improvement and since has seen this expand to include other ecosystem services, such as stormwater reduction. Michael Downey
Mr. Downey worked at McKee Carson as an intern during his fourth year as an undergraduate at the University of Virginia and upon completion joined the staff full-time. He received a dual Bachelor's degree in Environmental Thought and Practice (policy and planning) and Cultural Anthropology. His work has focused on investigating the performance of stormwater management systems around the University's campus and the larger Charlottesville community. His distinguished majors thesis, "Edible Rain Gardens: An Innovative Approach to Stormwater Management," evaluated and assessed the potential for using stormwater management systems as sources of fresh produce in urban environments.
