SEQUENCE OF OPERATION
PUMPS w/ VFDs
A. GENERAL 1. Pumps shall be operated in a Duty/Standby manner. The intention of the University is to operate the Duty pump to failure, while the Standby pump remains in good operable condition with minimum accumulated runtime. 2. The standard operating procedure for Duty/Standby pumps at the University requires an exercise cycle. This procedure minimizes the runtime of the Standby pump while providing periodic operation of the Standby pump, and a higher probability that the Standby pump will run when required to do so in a Duty pump failure mode. 3. It is the intention of the University to provide a dedicated Variable Frequency Drive (VFD) for each pump. A single VFD should not be used to serve both the Duty and the Standby pumps. The VFDs shall not be provided with a manual bypass 4. The VFD shall modulate the pump speed based on input from a differential pressure sensor installed in a remote location in the piping system. The differential pressure sensor shall not be located near the pump, unless a cascade control sequence is used where the signal from the remote DP is used to reset the setpoint of the DP located near the pumps. 5. All setpoints shall be adjustable. B. NORMAL OPERATION 1. When a pump is required to run, the Duty pump shall be commanded on. *****Designers Note: It is the responsibility of the Project Engineer of Record to determine what requires the pump to run, and indicate that at this point in the sequence of operation. This may be outside air temperature, heating or cooling requests from areas served by the pump, requests from equipment served by the pump, etc.***** 2. If the Duty pump fails to operate when commanded to run, as sensed by the current sensing relay, the Standby pump shall be commanded on. After a 30 second time delay, the Duty pump shall be commanded off, and an alarm shall be issued. The Duty pump shall be latched off upon failure to operate. 3. The Standby pump shall continue to operate until the Duty pump is placed back into service. The Duty pump lock-out shall be manually unlatched. 4. Pump speed shall be controlled by a VFD. The speed reference signal to the VFD shall be modulated to maintain a preset differential pressure as sensed by a differential pressure sensor located in the piping system. 5. When a pump is started, the VFD shall start at the lowest speed and slowly increase speed until reaching that required to satisfy the speed reference signal.

C. EXERCISE CYCLE 1. After 750 hours of Duty pump operation, the Standby pump shall be commanded on. After a 30 second time delay, and verification that the Standby pump is operating as sensed by the current sensing relay, the Duty pump shall be commanded off. If operation of the Standby pump is not verified by the current sensing relay during the 30 second time delay, the Duty pump shall continue to operate, and an alarm shall be issued. The Standby pump shall be latched off upon failure to operate. The Standby pump lock-out shall be manually unlatched. 2. After 24 hours of Standby pump operation, the Duty pump shall be commanded on. After a 30 second time delay, and verification that the Duty pump is operating as sensed by the current sensing relay, the Standby pump shall be commanded off. If operation of the Duty pump is not verified by the current sensing relay during the 30 second time delay, the Standby pump shall continue to operate, and an alarm shall be issued. The Duty pump shall be latched off upon failure to operate. 3. If the Standby pump fails to operate at any time during the 24 hour exercise period, as sensed by the current sensing relay, the Duty pump shall be commanded on. After a 30 second time delay, the Standby pump shall be commanded off, and an alarm shall be issued. The Standby pump shall be latched off upon failure to operate. D. SAFETIES 1. A pressure sensor shall be provided in the discharge piping of the pump. The sensor shall serve as a high pressure limit switch to shut off the pump that is running and issue an alarm if a preset high pressure is sensed. The pump that is running shall be latched off upon high pressure shut down. The pump lock-out shall be manually unlatched. The pump that was not running shall be started and put in service. 2. Upon receiving a fault signal from the VFD an alarm shall be issued. The pump served by the VFD in fault shall be shut down and latched off. The pump that is not served by the VFD in fault shall be started and put in service.
