The Median Sales Price in May was $775,000, up 66.0% from $467,000 in May of 2012 and up 20.7% from $642,000 last month. The Average Sales Price in May was $863,556, up 43.3% from $602,609 in May of 2012 and up 18.8% from $727,146 last month. May 2013 ASP was at the highest level compared to May of 2012 and 2011.

The Total Inventory of Properties available for sale as of May was 95, up 26.7% from 75 last month and down 19.5% from 118 in May of last year. May 2013 Inventory was at its lowest level compared with May of 2012 and 2011.

Days On Market for Sold Properties

Market Time
The average Days On Market (DOM) shows how many days the average Property is on the market before it sells. An upward trend in DOM tends to indicate a move towards more of a Buyer's market, a downward trend a move towards more of a Seller's market. The DOM for May was 84, down 2.3% from 86 days last month and down 17.6% from 102 days in May of last year. The May 2013 DOM was at its lowest level compared with May of 2012 and 2011.

Since Median Sales Price and Average Sales price can be impacted by the 'mix' of high or low end Properties in the market, the selling price per square foot is a more normalized indicator on the direction of Property values. The May 2013 Selling Price per Square Foot of $402 was up 11.4% from $361 last month and up 37.6% from 292 in May of last year.
