May Property sales were 27, up 17.4% from 23 in May of 2012 and 12.5% higher than the 24 sales last month. May 2013 sales were at their highest level compared to May of 2012 and 2011. May YTD sales of 100 are running 29.9% ahead of last year's yearto-date sales of 77.

Prices
The Median Sales Price in May was $775,000, up 66.0% from $467,000 in May of 2012 and up 20.7% from $642,000 last month. The Average Sales Price in May was $863,556, up 43.3% from $602,609 in May of 2012 and up 18.8% from $727,146 last month. May 2013 ASP was at the highest level compared to May of 2012 and 2011.

A comparatively lower MSI is more beneficial for sellers while a higher MSI is better for buyers. The May 2013 MSI of 3.5 months was at its lowest level compared with May of 2012 and 2011.

The average Days On Market (DOM) shows how many days the average Property is on the market before it sells. An upward trend in DOM tends to indicate a move towards more of a Buyer's market, a downward trend a move towards more of a Seller's market. The DOM for May was 84, down 2.3% from 86 days last month and down 17.6% from 102 days in May of last year. The May 2013 DOM was at its lowest level compared with May of 2012 and 2011.
