Part 1 PRE-CONSTRUCTION GUIDELINES A.

BASIC REQUIREMENTS

The Tenant Owner or Representative, Designer and Contractor should attend the preconstruction meeting. Submit colored storefront perspective on 15x20 illustration board, scale 1:50 to Leasing Manager at Shopping Center Management Corp. SM Corporate Offices, Building A, J.W. Diokno Boulevard, Mall of Asia Complex, Pasay City. Once approved, tenant may proceed with detailed drawings to be submitted to the Mall Administration Office. Submit eight (8) sets of the following:

Architectural Electrical Mechanical (aircon, sprinkler, exhaust) Details of signage Structural load computation (if any) Plumbing/sanitary (if any)

ALL PLANS SHOULD BE SIGNED AND SEALED BY LICENSED PROFESSIONAL ARCHITECTS AND ENGINEERS.

Once plans are approved, LESSEE must obtain the following and submit to the MALL ADMINISTRATION OFFICE: A. Building Permit from Building Official attached the following submittals: Five (5) sets of SM - EDD approved plans Five (5) sets of duly completed application form Five (5) sets of specifications writing and detailed bill of materials. Electrical Wiring Permit Sanitary / Plumbing Permit (for water connection) Water sub-meter with MWSS certificate of calibration. Meter can be purchased from MWSS or hardware store. B. Contractors All-Risk Insurance (See Section III-E.) List of construction workers with ID pictures (Colored 1x 1) duly endorsed by the LESSEE. C. Payment of Security Deposit and Construction Bond. D. Utility Tapping Request and work permits for utilities like water, electrical, exhaust, aircon, sewer and kitchen line.

PERMIT TO CONSTRUCT shall only be issued by SCMC ADMINISTRATION upon submission of ALL requirements.

B. DURING CONSTRUCTION The following shall be complied with:

Building Permit. A copy should be posted on a conspicuous place. Fire Extinguishers. Minimum of 2 (two) units, 10 lbs. dry chemical (ABC) shall be present in the site; Additional FE shall be required and will depend on volume of hazard at the construction site. Certificate of Final Electrical Inspection (CFEI) should be available so that the Mall can provide temporary electric power to the constructing tenant. A kwhr meter shall be provided by the mall and a bill deposit will be required from LESSEE. Construction plan approved by SM-EDD. A copy should be available at job site.

C. POST CONSTRUCTION /PRE_OPERATION The following shall be complied and should be available in the Lessee;

Mayors Permit For Percentage Rent Lessee only. Installation of electronic cash register / Point of Sales connected to LESSORs network. The last mile connection will be for the account of LESSEE. Note: ECR /POS should be duly registered with BUREAU OF INTERNAL REVENUE and must possess the BIR permit (sticker) which authorizes the printing/issuance of sales invoice. Certificate of Occupancy Mechanical, sanitary / plumbing permit. Fire and Lighting Insurance with other perils coverage. Comprehensive General Liability Insurance (CGLI) Coverage for bodily injury and property damage to third parties with a minimum coverage of P500, 000.00. Submit copy of policy and official receipt. List Of Employees assigned to the branch, ID pictures (colored 1 x 1) duly endorsed by the LESSEE. REQUEST FOR FINAL INSPECTION. LESSEE shall request in writing to SCMC ADMINISTRATION for final inspection of the construction which should be scheduled at least Seven (7) days before the intended store opening. LESSOR has the right to restrain store opening depending upon the degree of deficiencies stipulated in the final inspection report. After compliance with the pre-operating requirements, SCMC will issue Final Clearance to Operate or Temporary Clearance for LESSEE to start operation.

D. PHYSICAL CONDITION OF LEASED PREMISES The following is the condition of the leased space as turned over to Lessee prior to their construction;

Floor the concrete floor is designed to carry a maximum load of 60 lbs. /sq. ft. with rough cement finish. Wall Partition and Ceiling the wall partition must be fitted with double wall board partition made of non-combustible materials. (Examples are Gypsum Board, Viroc Board

and FiCem). For restaurants, LESSEE shall be required to put CHB from floor to slab soffits and fire bricks for all surrounding walls of cooking area. FOOD TENANTS must maintain a ratio of 70% DINING and 30% KITCHEN in their store layout.

Ceiling the ceiling is bare open with mall utilities provision Storefront none Enclosure The Lessee initially provide the drywall enclosure it is aligned with lease line and it is extended up to bottom of a/c grille fascia. Tenant should provide sticker graphics on at least 70% of the drywall enclosure. For Non-Constructing Tenants The LESSOR will provide enclosure and will be charged to LESSEE. The LESSEE will get the enclosure at the end of construction. Part 2 DRAWING SUBMISSION AND APPROVAL

INTRODUCTION The LESSEE can start construction upon the approval of Design and Working Drawing by the LESSOR. It is understood that all comments, corrections and notations made by LESSOR on Working Drawings are deemed acceptable, approved, and have to be implemented by the LESSEE. A. DESIGN DRAWINGS

LESSEE shall submit to Mall Administration eight (8) sets of Design and Working Drawings for review and approval. LESSOR shall return to LESSEE two (2) sets of APPROVED plans. One copy to be kept at job site.

B. WORKING DRAWINGS

The Working drawings shall follow the Scale 1:50m at 20 x 30 Blue Print LESSEES are required to visit actual site and take actual measurements PRIOR to preparation of plans.

Part 3 CONSTRUCTION INTRODUCTION LESSEES shall improve the leased premises following the latest trends in shopping center development, using the most modern facilities that will give the feeling of elegance and spaciousness to the consumers. This will serve as an integration of various sections into a unified concept while at the same time, each space maintaining its own character and identity. GENERAL PROVISIONS 1. All works shall be in accordance with the latest government regulations, Building Code, Fire Code, Electrical and Mechanical Codes, and other codes being implemented by other approving bodies. 2. All corrections and additional notations on the plans shall be followed. Any deviation from the approved plan shall have special approval by the Administration office/SM EDD.

3. Prior to preparation of plans, tenant designers / consultants / contractors should verify on site the actual configuration of the area & location of utilities for accuracy in the planning stage. 4. During construction and before the store can open; Administration office shall inspect the construction works of the lessee. All deviations from the approved plan and guidelines shall be asked to redo. 5. Damages done but not limited to existing utilities, viroc wall partitions, neutral piers, aircon fascia, and common area by the lessee, whether accidental or intentional, shall be repaired by Administration office and corresponding expenses shall be charged to lessee. 6. Hangers and supports of lessees ceiling and utilities (pipes, ducts, etc.) shall not be attached or anchored to the malls existing utilities and concrete beams or columns. Lessee shall attach their hangers only to concrete slab soffits. 7. Do not cover or block the return air passages and grills of aircon system. 8. Do not cover or block stub-outs (cleanouts, water source, exhaust, sewer, drainage, etc.) when not needed. Instead, said stub-outs shall be free of obstructions and easily accessible. 9. All approved plans shall be present at the work site at all times. 10. Secure utility tapping permit prior to tapping from stub-out provision. EVERY TENANT SHALL OBSERVE AND COMPLY WITH THE CONSTRUCTION GUIDELINES.

Part 4 ARCHITECTURAL GUIDELINES The following shall be observed in the preparation of the Architectural features of the Store A. ARCHITECTURAL DRAWINGS

Key plan showing perspective of storefront, location of premises within the Shopping Center. Floor Plan Longitudinal and Cross Sections Four (4) elevations (if applicable) Reflected ceiling plan and additional details of special provisions

Note: Food Tenants with dining area and with a leased area of at least 80sqm should provide rest room for their customers use. B. STRUCTURAL PLAN

Design and Structural load computations (duly certified by a Structural/Civil Engineer) subject to review and approval of SM-EDD Details and specifications Floor Framing Plan to include detail of connection to existing structures. Structural load computation for mezzanine, if any. DO NOT PROCEED WITH DETAILED DRAWINGS UNTIL PERSPECTIVE IS APPROVED.

C. ARCHITECTURAL DESIGN CRITERIA SIGNAGE

GENERAL text of main signage shall be limited to stores trade name. Additional wordings must be behind the glass panels. Signage width should not exceed 60% of shop front width and may occur anywhere within the designated signage zone. Signage must be imaginative and high quality Preferred signage materials are: o 3-dimentional individual letters o Internally illuminated or back-lit letters Prohibited signage materials are: o Simple, flat or boxed-type signs o Simple Light box signs

Non-illuminated letters Painted signs

Full-width signage band is not allowed Provide self-timer switch with separate circuit breaker Use only non-combustible materials for signage box/band

D. FOR ENTRANCE DOOR AND GLASS PANELS Lessee shall provide glass / glazing of at least 50% of the total shop front width. All glass / glazing shall be 12 mm thick tempered glass Lessee has the option to determine their shop front entrance width, with a minimum of 1.00 meters and maximum of 70% of the shop front Lessee using roll-up doors shall have a minimum height opening of 3.00 meters and a maximum height opening of 3.00 meters and a maximum height opening of 3.10 meters. Lessee using glass doors shall have a minimum height of 2.40 meters and 0.70 meters transom. SM reserves the right to approve the design and construction of all shops.

E. FOR CEILING Use only non-combustible ceiling materials. Provide hangers made of 10 mm round bars at 2.00 meters spacing. Do not attach or anchor hangers to existing utilities (i.e. pipes, ducts, valves, etc.) Attach only to ceiling slab. Construct 60cm x 60cm ceiling manholes at storefront and other strategic area for maintenance, inspection, and emergency purposes. Kitchen with open ceiling is not allowed. Do not make any attachment to existing viroc wall partitions. Construct double walling. Install firebricks on the kitchen walls from floor line to ceiling line.

F. FOR WALLS

G. FOR FLOORING

The stores flooring shall be of the same level as that of the malls flooring. Provide 3mm to 5mm aluminum strip at mall tile and shop front tile termination. Chipping on the floor slab is not allowed. Pipes shall not be embedded in the floor slab. For drainage outlets, use drills to bore a hole. Uses of hammers exceeding 8 lbs. are not allowed. Provide four (4) mm polyester waterproofing membrane (or its equivalent). Provide two (2) component flexible cementitious waterproofing membrane. Waterproofing shall extend to 10cm high on the base of the walls. For mall drainage stub outs or cleanouts that are located inside the tenants premises, said drainage cleanouts & stub outs shall not be sealed or covered with tiles or floor finish. The removable cover of the stub outs/cleanouts shall be exposed. Install gauge 10 or bigger steel matting at storefront above the ceiling for security reasons. The allowable live and dead load is 60 psf. Submit load computations for heavy installations for approval of SM-EDD.

H. OTHERS

EVERY TENANT SHALL OBSERVE AND COMPLY WITH THE CONSTRUCTION GUIDELINES.
Part 6 AIR CONDITIONING GUIDELINES

A. BASIC MALL PROVISIONS

Main Duct Tapping Point, side tapping only with 45 take off. Chilled Water (Supply and Return) Tapping Point

Ducting system and accessories layout and shop drawings. Chilled water piping and accessories layout and shop drawings. Reflected Ceiling Plan (Supply and return air diffusers). Control Schematic Diagram Mechanical Equipment Schedule and Specifications Cooling Load Estimation Data Modifications to branch ductwork and/or ceiling diffusers to be at Lessees expense and must be clearly indicated on submitted plans for Lessors written approval in advance. All chilled water branch line piping and equipment (e.g.; fan coils, control valves, etc.) to be at Lessees expense and must be clearly and fully specified/indicated on submitted plans for Lessors written approval in advance. When a Lessee plans to operate (and need air-conditioning ) during hours in which the central chiller plant is not normally available, it shall be the Lessors option to request that the Lessee provide

electric driven direct expansion cooling equipment for use during these periods. The cost of this equipment and any modifications t o the electrical service to the Lessee shall be at the Lessees expense. All electric power used by this equipment shall pass through the Lessees sub-meter and be charged to the Lessee. Heat generating equipment such as condensers shall be installed outside the building, location of which shall be designated by the Lessor. B.2 AIR CONDITIONING DESIGN CRITERIA B.2.1 For Tenant with Air Con Duct Provision B.2.1.1 Tapping Point

Main Duct Provision Tap only to the side of the nearest branch provision, bottom tapping is not allowed. Do not tap to duct elbows and duct reducers. Tapping to the main ducts shall be at 45 takeoff and properly sealed. No splitter damper will be allowed on taps to the main ducts. Duct Accessories :

Based on latest SMACNA guidelines HVAC Duct Construction Guidelines METAL AND FLEXIBLE for 1INWG Pressure Class or greater. Shall be properly sealed to prevent air leakage in excess of that required by SMACNA Leakage Class C with CL=24 CFM/100FT2 at 1.0 INWG. Duct Insulation

B.2.1.6

Complete insulation with GI corner beads. Shall conform to local code requirements for flame spread and smoke density but shall not exceed a Flame Spread Index of 25 or a smoke density of 50 when tested.

For Tenants With Chilled Water Provision B.2.2.1 Tapping Point

Provide isolation valves near the connection point.

B.2.2.2Fan Coil Unit (FCU) Provided with air return plenum ducts with ceiling type grills. Should not be installed near exhaust system or directly above the kitchen cooking area. Shall be installed with 2-way control valves properly sized for the C V corresponding to the flow they serve and a wide open pressure drop of 10FTWG. Accessories

B.2.2.3

Temperature and pressure gauges - install before and after the Fan Coil Unit (FCU). Drain pipe install with minimum size of 25mm, with p-traps and shall be terminated in condense drain stub out through an indirect connection (air gap) and with insulation. Wye-strainer and gate valve install before the FCU. Vibration isolator shall be provided for all rotating equipment. All chilled water (supply and return) branch lines shall be adequately insulated to prevent condensation and water damage to the spaces through which they pass (same flame spread index and smoke density limitations as item #10 above). Chilled water strainers and maximum flow limiting valves are not required and not encouraged

B.2.3 FOR TENANTS WITH SPLIT TYPE (DX) AIR CON SYSTEM Condensers and other h e a t emitting equipment shall be installed outside the building on an approved location by SM. Piping layout should b e tightly sealed with rubber i n s u l a t i o n a n d wrapped with blue polyethylene tape. Boring of holes for the piping layout shall be approved by SM. Waterproofed concrete slab affected by the piping layout should be totally restored by the tenant.

NOTE: The Lessee will provide an exhaust air system for all comfort rooms. Exhaust air quantities shall be in accordance with local codes but shall not be less than 50 CFM per water closet or urinal.All Food, Medical Clinic, Pet shops, Internet Cafes, Spa and Wellness Centers, and Hair Salon Tenants shall supply and install its own fan Coil Unit (FCU). The Lessor shall provide the chi lled water line stub-out. C. REFERENCE

Part 7 KITCHEN AND LPG GUIDELINES A. BASIC MALL PROVISIONS Centralize Gas Line tapping point Centralize Gas Meter B. All pipeline joints shall be fully welded All flanges, ball valves shall be ASME 150lbs , this is after the 1st stage regulator, the Threaded Type Ball Valve shall be 1000WOG ratings and stainless steel, the Stud Bolts shall be B7 tool steel. Gas Line shall not be embedded in walls and floors

Provided rigid support every 1 meter and every pipe bend. Installed brackets every 3 meters as required. All pipes seated on support shall use U -bolt Provide ball valve for every branch outlet rated 300lbs. The plan should be based on the existing mall tapping points. Separate all tapping for Potable water, kitchen waste, domestic waste and vent. Pipe requirements shall follow; PPR for potable water, PVC Series 1000 for kitchen and domestic waste. Sizes are; for Kitchen and Dosmestic Waste is 4 min. diameter, for drain line is 2 min. dia., for

vent is 2 min. dia. Provide cleanout for every change in direction of pipe and for every 3 length of pipe for straight line connection. Mall Clean-out shall not be covered with tiles Floor drains shall be provided with P-traps and bolted strainers Lavatory sinks shall be provided with gate valve All piping installation shall be provided with rigid support and hangers Observe the Pipe Color Coding

Waterproofing Waterproofing: Waterproof all kitchen, toilet, sink, lavatory and other wet areas Water proofing shall extend to 300mm high on the base of the walls. Provide 4mm torch applied polyester reinforced water proofing membrane Grease Trap for every sinks Provide grease trap for every sinks; follow the capacity and dimensions in Annex ___. Grease trap shall be made of stainless steel, following the specification in Annex ___. The grease trap shall have at least 4 chambers and 3 partitions. See layout in Annex __. The grease trap shall have solid trap/interceptors/strainer. All sink shall have stainless solid strainer Clean out shall be provided during the installation of grease trap A clearance of at least 12 inches from bottom of sink shall be provided For Nonfood tenants with sink less than 5 gpm, use cylindrical grease trap with at least 4 chambers and 3 partitions C. Submit certificate of flood testing to the area waterproofed Submit water meter calibration certificate Secure Utility Tapping Report prior to interconnection to mall provision Submit certificate of commissioning for all plumbing works. Submit updated as-built plan of Sanitary and Plumbing.

Part 9 Sprinkler Guidelines A. BASIC MALL PROVISIONS

B.2 Design Criteria (shall conform to latest NFPA 13 standards and RA9514) Sprinkler System

Sprinkler heads for Kitchen Area shall be 212F and for Dining and Selling Area is 165F. Use upright for open ceiling and pendent with closed ceiling. Provide adequate sprinkler heads with maximum distance of 3 meters in between and 1.5 meters from the wall. Sprinkler pipe shall be B.I. schedule 40 Pipe support and rigid hangers shall be provided with maximum of 3 meters spacing and 12 from sprinkler heads.

Smoke/Heat Detectors

For Food tenants Smoke detector is required at the Dining area and Heat Detector at the Kitchen Area. For Non Food Tenants Smoke detector is required at their selling area and storage Install 1 unit for 80m2 or one unit for every enclosed area. Use addressable that is compatible to the mall FDAS, Use Module and conventional detector if different from the system of the mall. Use TF or twisted wire and shall be in EMT, RSC, IMC conduit.

Note: Brand of smoke/heat detectors shall be compatible with the existing system. C. Post Installation Requirements

Submit Certificate of Hydrostatic Test for Sprinkler Pipe
