EXTENSION OF CONTRACT OF LEASE This EXTENSION OF CONTRACT OF LEASE, made and executed by and between: PALCOR REALTY DEVELOPMENT

CORP., a domestic corporation organized and existing under the laws of the Philippines, with office address at No. 12 Luna St., San Pedro, Laguna, thru its duly authorized Secretary, MRS. FELICITA A. RIOFRIO, hereinafter referred to as the LESSOR. -andROBINSONS BANK CORPORATION, a domestic banking corporation duly organized and existing under and by virtue of the laws of the Republic of the Philippines with its office at 17th Floor Galleria Corporate Center, EDSA corner Ortigas Avenue, thru its duly authorized Chief Operating Officer, MR. ANGELITO V. EVANGELISTA, and Retail Banking Group Head, MR. DENNIS I. PAREDES, hereinafter referred to as the LESSEE.

W I T N E S S E T H: WHEREAS, the LESSOR and the LESSEE executed a Contract of Lease dated 8 February 2008 (Contract); WHEREAS, the parties agreed in the Contract that the lease shall be for a period of five (5) years, from 15 April 2008 to 15 April 2013; WHEREAS, the parties agreed to extend the term of the lease, subject to the conditions stated below. NOW, THEREFORE, for and in consideration of the foregoing, the LESSOR by these presents does hereby let and lease unto and in favor of the LESSEE, its successorsin-interest unto and the LESSEE hereby rents and takes as tenant the property subject of this lease, under the terms and conditions hereinafter set forth: 1. The Contract shall be extended for a term of one (1) year, commencing 16 April 2013 until 15 April 2014, renewable upon mutual agreement of the parties, at an annual escalation rate of five percent (5%).

2. The rental for the leased premises shall be PESOS: Fifty Three Thousand Seven Hundred Thirty Eight and 17/100 (Php 53,738.17), exclusive of Value-Added Tax and net of withholding tax. 3. This will serve as our written agreement of extension of lease which will in effect further extend our Contract of Lease dated 08 February 2008, duly acknowledged before Notary Public ___________, under Doc. No. ____, Page No. ____, Book No. ____, Series of 2008. 4. Except for the foregoing amendments, the rest of the terms and conditions of the said Contract shall continue to remain in full force and effect.
