AGREEMENT THIS DEED OF AGREEMENT is made on 1st day 7 May, 2013 BETWEEN Sri Rabindranath Ray, S/o: Banchhanidhi

Ray,(2)Smt. Bidulata Ray wife of Ranbindranath Ray of Plot No-N4/334,IRC Vilage,Nayapalli,Bhubaneswar-15 hereafter called as LANDLORD/1st Party,No-1 and 2 both are exclusive owner and possession of the scheduled house. AND Sri Suresh Kumar Harichandan aged 40Years S/O: Late. Upendra Harichandan, Plot no. 1030, Gadasahi, Nayapalli, P.S. Nayaplli, dist: Khordha herein after called as tenant/2 nd Party WITNESS AS FOLLOWS: Whereas the Landlords have been agreed to give and 2nd Party the tenant has agreed to take the house on monthly rental basis at Plot No-N4/334, IRC Village, Nayapalli, Bhubaneswar-15 on the following terms and conditions: NOW THESE PRESENT WITNESS AND THE PARTIES WERE BY MUTUALLY AGREE AS FOLLWOS:

1. The landlord have agreed to give out the Tenant has agreed to take the ground floor or the building to run a ladies Hostel on monthly rental basis for a period of 11 months@ Rs24000/--(Twenty four thousand only) 2. The tenant hereby agrees to the following covenants: i. To pay the rent as aforesaid of the particulars month in the 1st week of next month ii. Not to alter the premises or construct any structures therein without the consent of the landlord in writing. iii. Not to use the house or any part thereof for any illegal purposes. iv. To use the house for hostel purposes only v. To pay electricity charges/separately in respect of the said house as shown by meter and handover the receipt to the landlords vi. To pay water charges of Rs. 500 along with house rent vii. To maintain the house, the electrical installations and sanitary fittings, fixtures in proper working order as good condition as it is at present. viii. That incase the 2nd party remains in possession of the schedule house after expiry of the tenancy period then he will be treated as a trespasser and in addition to house rent the 2nd party will be liable to pay Rs. 500 only per day as damage to the 1st party ix. The landlords and his agents will be permitted at reasonable notice to enter upon and view the condition of the house 3. The agreement will be terminable at one months notice on either side of t he parties hereto 4. The agreement can be extended at the option of both the parties for future period of one year with increase of the rent as decided then and there 5. An advance of Rs. 240000/- (Twenty Four Thousand Only) is given as security deposit whose will be adjusted towards the damage to the house fitting and fixture and the balance if any shall be refunded to the 2nd party while vacating the said house WITNESS 1.
