Property Sales
June Property sales were 16, down 5.9% from 17 in June of 2012 and 14.3% higher than the 14 sales last month. June 2013 sales were at their lowest level compared to June of 2012 and 2011. June YTD sales of 93 are running 13.1% behind last year's yearto-date sales of 107.

The Median Sales Price in June was $660,000, up 10.0% from $600,000 in June of 2012 and up 9.4% from $603,250 last month. The Average Sales Price in June was $685,781, up 10.0% from $623,288 in June of 2012 and down 1.6% from $697,225 last month. June 2013 ASP was at the highest level compared to June of 2012 and 2011.

The average Days On Market (DOM) shows how many days the average Property is on the market before it sells. An upward trend in DOM tends to indicate a move towards more of a Buyer's market, a downward trend a move towards more of a Seller's market. The DOM for June was 36, down 23.4% from 47 days last month and down 58.6% from 87 days in June of last year. The June 2013 DOM was at its lowest level compared with June of 2012 and 2011.
