Realprop Inc. is a real estate investment club that specializes in the helping our affiliates purchase, renovate, sell, rent and manage properties. Since 2006, America has experienced first-hand, the drastic effects of the mortgage crisis that resulted in historical declines in housing prices and foreclosures. Over the past five years, critics and analysts have focused on the negative aspects of the mortgage crisis however, Realprop founders, Victor Hamilton and Antonio Mukes, have targeted the great possibilities within these market challenges. By taking advantage of the current home prices volatility, this duo has uncovered substantial opportunities to strengthen real estate portfolios, resulting in the creation of Realprop Inc. Realprop Incorporateds mission is to assist the new and experienced real estate investors. For new investors, Realprop educates, advises, and executes strategic plans for entering the real estate market. For the experienced investors, Realprop eases the burden of purchasing and managing multiple properties simultaneously. Realprops unique dynamic is their ability to pooling together multiple investors to obtain the initial capital needed to purchase property.

EXPERIENCED LEVEL AFFILIATE

Do you spend an endless amount of time trying to manage multiple properties? Are you tired of being the go-toperson for your tenants?
If you are an experienced real estate investor, then we are sure you understand the time and energy to takes to keep up with everything. From renovating new properties to closing on new properties. Realprop seeks to work as an agent on your behalf to relieve the stress and time it takes to manage a successful real estate lifestyle. Here are a few benefits that you will enjoy: Anonymity with your tenants Legal services New investment opportunities An acting liaison to purchase and sell properties Property management including tenant screening and placement, collecting rent, paying utilities, minor repairs and maintenance, lawn care for vacant properties and periodic property inspection

Another huge benefit of partnering with us is direct access to other investors who are willing and ready to contribute towards your investment possibilities. No need to worry about complex partnership agreements because we take care of that as well. RealProp Inc. will develop and tailor the operating agreements as needed and only RealProp Inc. can access the funds once the capital contributions are made and the company is formed. We adhere to an open and honest policy meaning that all partners are informed of all transactions, changes and decisions made; and all books, accounts, and documents are always open to review by any partner.

How It WORKS
Step 1
A consultation will be conducted to assess your long term and short term investment goals. This meeting covers a range of topics including; investment range, budget and strategic planning. You have the option of contributing 100% of the initial budget or contributing a partial amount of the initial budget. If you do not invest the entire initial budget then you will be partnered with other investors who will provide the difference. Realprop Inc. will retain 15% ownership of all companies formed in exchange for the expertise and services provided by Realprop Inc. The remaining 85% of each company will be divided among the other investors according to the percentage of their investment in relation to the total value of the company. Sample Investment Packages will be provided to help you determine an accurate initial budget amount. Each package includes summaries of past investments and/or hypothetical investment summaries. Once you become a partner we will provide real investment opportunities with actual properties and possible renovation costs.

Step 2

A Limited Liability Company will be formed for you where Realprop Inc. and other selected investors will be co-owners. The company is legally formed once the investors make their capital contributions amounting to the value of the company and sign the operating agreement. Ownership will be distributed based on the value of contribution. Your new LLC will be governed according to the guidelines set forth in the operating agreement. Realprop Inc. will determine the estimated value of your value.

Step 3

We begin the process of searching for your investment property. Once you have selected a property, we provide the following services: facilitation of purchase and renovation process, internal financing (subject to availability and approval), professional property management, tenant placement and eviction, legal service related to the property, vacant property registration, and facilitation of sale of property.
