Executive Summary
Structural appraisal for Estate Late MNS Mtshixa was conducted on the 6 December 2012. The site is situated in Efr 185, Main Street in Engcobo Town. Visual inspection was conducted to all sructural elements. Roof structure above the Strong Room was observed to have damaged corrugated sheeting that requires replacing. The overall steel trusses have no signs of bowling, buckling, twisting or distortation. Only discolouring due to accessive smoke was evident. The condition of the walls remain structural sound. Minor line cracks have been observed to a maximum of 0.4mm. Plasters on the strong room wall and part of same elevation wall appeared to be coming off but the brickwork shows no signs of damage in all cases. The floor is covered with carpet. Only minor area of the carpet have been observed to have been damaged due to fire residuals but the concrete slab remain in usable condition. Upon carrying out an assessment of the fire damage, it became clear that the main structural elements were completely unaffected by the fire and the only damage that had occurred was aesthetic.

INTRODUCTION
The purpose of this report is to provide information and advice on the general state of the building. Site Location: Erf 185, Main Street, Engcobo, Eastern Cape Description The property consists of single storey warehouse. The main roof to the property is a mono-pitch surrounded by parapet walls. The roof construction spans from wall to wall. The floors are solid concrete construction. The walls are composite structure of Clay bricks with mortar, Reinforced concrete columns, Eaves Beam and doors and Window panels. Brick walls have plaster finish with painting.

1. Floor

Description of defects
The floor throughout the whole property is solid concrete. The Shop area is covered with carpet and store room with concrete exposed. The solid concrete apart from the minor hair comb crack is fairly good. The floor was also examined for any setttlement and movement.

Diagnosis
The defects on the floor pose no threat to the structural entigrity. There were no signs of settlement and movement on the floor. The only aesthetic defect observed is the damage on the carpet

Remedy
The carpet will require to be removed to allow for new finish. to be discussed with the client. Around the Store room, the floor may require to be scabbled to achieve rough surface. After which a minimum of 30mm layer of finishing screed will be applied to obtain smooth finish

2. Walls

Description of defect
On-site Visual inspection has revealed that the wall marked A (see figure A) plaster is wearing off and the brickwork mortar is not affected. The windows in, masonry walls were checked for any signs of cracking, spalling and deflection to the walls. Load bearing walls were further observed for deflection

Diagnosis
Any discolouring to the walls should be ignored as this will not affect the structural capacity of the masonry. There are no signs of deflection on all the walls and columns. This demonstrate that the compressive strength of these walls have not been compromised.

Remedy
Plaster on internal wall marked A (Figure 01) must be removed in preparation of new plaster and apply paint finish to match existing. Frames of All windows will require to be sand down and apply two primer to supplier specifications. New Glasses are required on Wall Side B and Back Elevation.

We recommend that the plaster be removed to expose the brickwork. Once the plaster has been removed, the brickwork behind should be checked for defective bricks. Bricks that have cracks should either be replaced or resin injected. The wall should then be re-plastered using Gypsum renovating plaster or a lime plaster which will move at the same rate as the surrounding plaster to avoid future cracking caused by differential movement. The rest of the wall will need to be washed, remove discolouring due to smoke and repainted by specialist.

3. Roof
Description of defects
Visual inspection was conducted, looking for signs of defects such as buckling, bowing, twisting and distortion to the steel truss elements.

Diagnosis
The steel frame had passive fire protection in the form of ceiling boards and other insulation as can been seen in the photo. The fire remained in the furnitures around the floor area and could not spread. The fire protected materials performed well in the fire and there was no permanent deformation to the steel frame and connections. The only area that was severely affected is above the strong room with roof sheeting and purlins completely unusable.

Remedy
The roof sheeting around and along the wall Marked A ( See Figure 01) will require to be replaced together with purlins. The Ceiling is completely unusable and will require to be removed in Shop A & Store Room A

SUMMARY
As can be seen from the report, the main structural elements were completely unaffected by the fire and the only damage that had occurred was aesthetic.However, there are a number of matters which require attention at the present time. The defects which require immediate attention can be summarised as follows: (1) Replacing of roof sheeting above the strong roof (2) Windows on the back wall and side B Elevation(See figure 01) The survey of the property has been carried out on the basis of the following conditions: (1) The examination of the property was visual and was made from ground level to the roof where accessible. (2) We have not examined any parts of the structure which are inaccessible or covered, and we are, therefore, unable to report that such parts of the property are free of defects. We appreciate that in order to execute the corrective measures properly, strict supervision will be required and Bvi Consulting Engineers would like to extend its availability to execute site supervision and signing off.
