I. EXECUTIVE SUMMARY
Syska Hennessy Group was engaged to assess the Buckhead Data Center, a vacant critical facility located at 2799 Piedmont Road NE in Atlanta, Georgia. This report identifies the existing mechanical and electrical infrastructure and provides an engineering assessment of the potential reuse of the facility to support a mission critical operation. The basis for this evaluation is industry best practices for mission critical facilities and industry Tier level criteria. The Buckhead facility is a standalone building of approximately 39,000 square feet with a raised floor area of approximately 23,000 square feet. The facility was previously occupied by telecommunications service providers and was built out to meet the needs of the tenant in 2001. The existing mechanical and electrical infrastructure is in good condition and appears to have been well maintained. Mechanically, the facility has a fully operational HVAC system with an installed capacity of 350 tons of cooling (adequate for 880kW of critical IT load) in an N+1 configuration. Fully built out, the system was designed to provide 1100 tons of cooling (adequate for 2400kW of critical IT load) in an N+1 configuration. Electrically, the existing power system has an installed capacity of 2500 kVA based on utility service and backup generator sizes, with provisions to add a second utility service and generator. The site has provisions to double that infrastructure. The existing mechanical and electrical infrastructure has capacity to support the build-out of a critical facility with an 880 kW critical load in a Tier I or Tier II configuration. Ultimately, the facility has expansion capability to support a 2400 kW critical load in a Tier I or Tier II configuration.
