AGREEMENT OF TENANCY

This Agreement of Tenancy is made at Karachi, this _______ day of May, 2012.

MRS. NAJMA ASIF W/O MR. ASIF ALI holding NIC No. 42201-982155-2, Muslim, adult, resident of House No. K-10, Block-2, PECHS, Karachi-East, Karachi, through Special Power of Attorney MR. FAISAL MEHDI S/O GHULAM MEHDI, holding NIC No. 42201-2124763-1, Muslim, adult, resident of House No. H-3, Sheet No. 27 Extension Model Colony, Karachi, hereinafter called OWNER of the one part:

BETWEEN

MR. KHALID MAZSOOD AWAN S/O MR. MALIK SARWAR KHAN, holding NIC No. 37201-176079-7, Muslim, adult, resident of Flat No. 3-B (First Floor) Quaid-e-Azam Square Plaza, Malir Cantt., Karachi, hereinafter called the TENANT Party of the other Part: (Both expression shall wherever the context so permits, mean & include his heirs, executors, administrators, successors, and assigns) WITNESSETH AS UNDER WHEREAS the Landlady is the sole and absolute Landlady of Flat Bearing No. 8-B, (SF) Quaid-e-Azam Square Plaza, Malir Cantt, Karachi, measuring 1080 sq. ft hereinafter called the Said Premises and whereas the Landlady has agreed to rent out the Said Premises, to the aforesaid Tenant on Monthly Rent of Rs. 11,000/- (Rupees Eleven Thousand Only), on the following terms and condition:

That the Tenant has Deposited a sum of Rs. 33,000/- (Rupees Thirty Three Thousand Only), which will be treated as Fixed Security Deposit Money, refundable to the Tenant at the time of entire vacation of the Said Premises (without interest) after deducting dues, damages, charges, if any. 2. That the Tenant paid 03 months ADVANCE RENT to the Landlady i.e. Rs. 33,000/- (Rupees Thirty Three Thousand Only), which will be adjustable in rent. 3. That the Owner had already handed over the vacant peaceful possession of the Said Premises to the Tenant with all necessary fitting & fixtures, hence this Agreement Of Tenancy, shall come into force with effect from the above mentioned date and shall be valid for eleven (11) months only ie. effect from ___________________ and expiring on ___________________.

4. That the Tenant shall use the Said Premises, for his/her own Residential Purpose Only, and shall not sub-let the Said Premises, to any other person(s). 5. That the Tenant would pay the, Sui-gas charges, Union fee, Telephone Bill if any, to the concerned authorities or to the Owner and the Owner shall pay all Government Taxes, Property Taxes, and Water, Conservancy Charges etc. from his/her own sources and own expenses. 6. That the Tenant shall not make any alteration addition, etc. of any kind in the Said Premises, any damage to the fitting & fixtures, etc. Would be payable by the Tenant at full cost. The flat should be handed over to the Owner the same conditions as it was hander over to the Tenant. 7. That if the OWNER wants to get the Said Premises, vacated from the Tenant he/she will have to give one months notice to the Tenant or Viceversa. 8. That the Tenant will be ejected from the Said Premises. if he/she fails to pay the Monthly Rent for continuously three (3) months on the notice of 15 days from the Owner. 9. That this Agreement of Tenancy can be renewed by mutual consent of both the parties for further eleven (11) months period, and 10% Monthly Rent shall be enhanced after Every Year.
