RENEWAL AGREEMENT OF TENANCY

This Agreement of Tenancy is made Between in Continuation of Agreement of Tenancy which was Executed and signed by both the parties on open. This agreement of Tenancy is made at Karachi, this __________day of _________ 2011.

MR. IRASHAD ALI SHAH S/O SABIR ALI SHAH, holding NIC No. 43102-2472842-9, Muslim, adult, resident of RAILWAY COLONY, BLOCK NO. 95/A, JACOBABAD, hereinafter called OWNER of the First Part:

MR. MUHAMMAD HAMZA KHAN S/O MUHAMMAD NAZAR KHAN, holding NIC No. 54400-4716528-3, Muslim adult, resident of House No. SD-178, AFOHS0, FALCON COMPLEX MALIR CANTT KARACHI, hereinafter called the TENANT of the SECOND PART: (Both expression shall wherever the context so permits, mean & include their heirs, executors, administrators, successors, and assigns)

WITNESSETH AS UNDER

Whereas the OWNER is the sole and absolute OWNER of House SDH-154, AFOHS0, Falcon Complex Malir Cantt Karachi, hereinafter called the SAID PREMISES AND WHEREAS the OWNER has agreed to let the SAID PREMISES, to the aforesaid TENANT on the MONTHLY RENT of Rs. 32,000/(Rupees Thirty Two Thousand Only), on the following terms and condition: 1. DEPOSIT THAT the TENANT had Deposited a sum of Rs. 44,000/- (Rupees
MONEY,

Fifty For Thousand Only), which will be treated as FIXED SECURITY refundable to the Tenant at the time of entire vacation of the SAID PREMISES (without interest) after deducting dues, damages, charges, if any.

Page-2 2. THAT the TENANT has paid 6 (SIX) MONTHS advance rent to the landlord i.e Rs. 1,92,000/- (Rupees One Lac Ninety Two Thousand Only), which will be adjustable in rent. 3. THAT the OWNER had already handed over the vacant peaceful possession of the SAID PREMISES to the TENANT, with all necessary fitting & fixtures, hence this AGREEMENT OF TENANCY, shall come into force with effect from the above mentioned date and shall be valid for eleven (11) months only i.e. effect from 11-01-2011and 10-12-2011. 4. THAT the TENANT shall use the SAID PREMISES, for his/her own [RESIDENTIAL PURPOSE ONLY] and shall not sub-let the SAID PREMISES, to any other person(s). 5. THAT the TENANT would pay the Electricity Bill according to Meter reading Sui-gas charges Water, Conservancy Charges, Union fee, Telephone Bill if any, to the concerned authorities or to the OWNER and the OWNER shall pay all Government Taxes, Property Taxes, etc., from his/her own sources and own expenses. 6. THAT if the TENANT shall not make any alteration addition, ect., of any kind in the SAID PREMISES any damage, to fitting @ fixtures, etc. Would be payable by the Tenant. 7. THAT if the OWNER wants to get the SAID PREMISES, vacated from the Tenant he/she will have to give one months notice to the Tenant or Viceversa. 8. THAT the TENANT will be ejected from the SAID PREMISES, if he fails to pay the MONTHLY RENT for continuously two (01) month on the notice of fifteen (15) days from the Owner. 9. That this agreement of Tenancy can be renewed by mutual consent of both the parties for further eleven (11) months period, and 10% Monthly Rent shall be enhanced after Every Year. 10 That the TENANT would pay another chaque for 05 months rent @ of

Rs. 32,000/- (Rupees Thirty Two Thousand Only), per month amounting Rs. 1,60,000/- (Rupees One Lac Sixty Thousand Only), to complete the tenure of tenancy of 11 months on or before 11th December 2011. IN WITNESSES WHEREOF the parties set their respective hands before the witnesses here at Karachi, the day monthly and the year first above mentioned.
