RENEWAL AGREEMENT OF TENANCY

This Agreement of Tenancy is made Between in Continuation of Agreement of Tenancy which was Executed and signed by both the parties on____________. This Agreement of Tenancy is made at Karachi, this ______ day ___________2012

MRS. HINA FARHAN W/O FARHAN ALAM, holding NIC No. 42201-0695322-6, Muslim, adult, resident of House No. B/44/1, Block-18, Gulshan-e-Iqbal, Karachi, hereinafter called Owner Party of the One Part:

MR. AIJAZ ALI S/O GHULAM MURTAZA KHOKHAR , holding NIC No. 43207-0854940-4, Muslim, adult, resident of House No. A-22, Sector Z2, Gulshan-e-Maymar Karachi, and presently residing at House No. SDH268, Air Force Officers Housing Scheme (Falcon complex), Malir Cantt., Karachi, hereinafter called the Tenant Party of the other Part: (Both expression shall wherever the context so permits, mean & include their heirs, executors, administrators, successors, and assigns)

WITNESSETH AS UNDER

WHEREAS the OWNER is the sole and absolute Owner of House Bearing No. SDH-231, Falcon Complex, Situated at Air Force Office Housing Scheme, Malir Cantt, Karachi, hereinafter called Said Premises. AND WHEREAS the OWNER has agreed to continue let the Said Premises, to the aforesaid Tenant on Monthly Rent of Rs. 42,350/- (Rupees Forty Two Thousand Three Hundred & Fifty Only), on the following terms and condition:Continued on Page - 2

That, the TENANT had already Deposited a sum of Rs. 70,000/- (Rupees Seventy Thousand Only), which will be treated as FIXED SECURITY DEPOSIT MONEY, refundable to the Tenant at the time of entire vacation of the Said Premises (without interest) after deducting dues, damages, charges, if any. 2. That, the TENANT has six (06) month(s) ADVANCE RENT to the Owner i.e. Rs. 2,54,100/- (Rupees Two Lac Fifty Four Thousand One Hundred Only) which will be adjustable in rent, from 01-11-2012 to 3004-2013 and post dated cheque for 05 Months to complete the tenure of 11 months. 3. That, the Owner has handed over the vacant peaceful possession of the Said Premises to the Tenant, this Agreement of Tenancy, shall come into force with effect from the above mentioned date and shall be valid for eleven (11) months only i.e effect from 01-11-2012 and expiring on 30-09-2013. 4. That, the Tenant would pay Electricity, Gas and Telephone Bills as per month sreading to concerned Authorities. Water charges shall be paid as per the procedure adopted in Falcon Complex by the Tenant. The Owner shall pay Govt. Tax, Cantt Board House Tax., and any other Tax against the said property from her own source of income. 5. That, the Tenant shall not make any alteration addition, without the permission of the Owner any damages wilfull / due to fault of Tenant to the fitting and fixture would be payable by the Tenant at full cost. 6. That, if the TENANT shall complete first tenure of this contract, without the One Months vacating notices. 7. This agreement shall be renewed with Mutual Consent of both the parties with same arrangement advance deposit for tenure of eleven months with 10% increase in Monthly Rent. IN WITNESSES WHEREOF the parties set their respective hands before the witnesses here at Karachi, the day monthly and the year first above mentioned.
