BYE LAWS & FSI & HEIGHT OF BUILDING

1)

BUILDING REGULATION:
Individual buildings are concentrated together to form villages, city, town. The revenue authorities of rural area, town planning department and Municipal Corporation of cities have prepared certain building regulation and bye laws in their own area. These regulations ensure proper living standard and good hygeious condition for the people. This is necessary for health and cleanliness. The building plane conforming to these laws are permitted to start the construction otherwise it is not allowed. So knowledge of these regulations is essential for a building planner.

LINES:
i) Setback line: It is front line upto, which a building is allowed to extend as compared to the road there.

ii)

Building line: In case of residential building the setback line is termed as building line.

iii)

Control line: In case of industrial building the set back line is termed as control line.

iv)

Setback Distances: A minimum distance of setback line from the centerline of the accompanying road is set down as a limit by the byelaws. This limit setback distances. For the industrial building, the

setback distance is more for control lines than that of building lines of residential buildings to allow parking of vehicles.

OPEN SPACE REQUIREMENT:


Certain open space should be left around the building depending upon air and light requirement of building.

BUILT UP AREA:
Locality in Bazar Or Market Area, Industrial Area, Residential Area. i) Build Up area is the area of construction of building including wall thickness, it is the sum of the construction area on all floors of the buildings. ii) Built up area is restricted due to open space requirement, it can be increased to some extent by multi storied construction.

PLOT AREA:
It is total area purchased for the proposed building plan.

CARPET AREA:
It is total space area available in the house for use, it is area of construction excluding wall thickness area.

FLOOR SPACE INDES (F.S.I.):

HEIGHT OF BUILDING:
Restriction: The height of the building is restricted by the width of the street in front or the minimum width at the backside of the building. Back or rear boundary should be minimum 3 m away from the rear wall.

Then the height of building should be such that an inclined line drawn from the rear boundary as an angle of 63.5o to the horizontal should not be obstructed by building height.

For good hygiene, health and ventilation, the minimum accommodation requirement.
