PEST CONTROL SERVICE: The communitys services are continually being evaluated in an
attempt to maximize resources and lower monthly maintenance costs. After considering several proposed pest-control options, the board voted to eliminate pest control as an Association expense, as there were not enough residents using the service to justify the cost. As of the end of this month, pest control services inside the individual units will no longer be provided by the Association. Valley Crests service includes fully integrated pest management throughout the exterior grounds of our community. Residents who wish to continue have their units sprayed may contract with the interior pest control provider of their choice, or continue using Marino Ollino (305-225-6205) at their own expense.

Recent heavy rains have brought an increase of mosquitoes. Residents should regularly check the areas surrounding their units for standing water that could serve as a breeding ground for insects. Eliminate as much water as possible from places such as buckets, potted plants, decorative containers, etc. Broward County Mosquito Control operates a county-wide mosquito control program. In keeping with the Boards commitment to ensure that residents stay informed of happenings in th community, here is an update of last months important issues: VALLEY CREST: Landscape maintenance services began on July 1st. Valley Crest has mowed, pruned, detailed, applied turf treatment for weeds and insects, and they have fertilized, as is evident by the fast-growing, lush green grass in many areas. The first phase of whitefly treatment will begin within the next few weeks. Because numerous inquiries were received regarding the hard-pruning of shrubs, Valley Crest representatives came to the July monthly meeting to speak with unit owners to answer questions and concerns. They provided detailed information about their service plan and processes. Unfortunately, the majority of unit owners who expressed concerns were not in attendance. SNAKES: During the month of July, numerous calls were received regarding snakes (baby water moccasins, approximately 1 to 2 feet in length). A snake was removed from inside one of the units and 2 other snakes removed from the pool. INSURANCE REFUND: In July, we received a refund in the amount of $1,800 on our new insurance premium. Additionally, our Treasurer successfully negotiated the acquisition of insurance to cover all contents of the clubhouse at no additional charge. PROPERTY QUEST: In July, the board voted to hire Property Quest to provide part-time maintenance coverage while Nathan was on vacation. Property Quest is a licensed/insured facilities management company with a high emphasis on customer care. The co-owner of the company, Daniel Va, has been instrumental in streamlining our workflow by personally overseeing all aspects of maintenance. In just a few short weeks, Daniel has gotten our community completely caught up on work orders and preventive maintenance. He has cleared hundreds of pounds of impacted leaves and debris from gutters and drains and has addressed a myriad of repairs. ELECTRICAL BOXES: In July, the electrical boxes for each unit were addressed in an effort to prevent power surges. However, a number of residents are still reporting flickering lights and surges. If you are experiencing this problem, please contact the office. HURRICANE PLAN: The Trellises Hurricane Plans were distributed to all residents. GATE VALVE REPLACEMENTS: All of the valves were replaced to allow for water shut-off to each unit without having to shut down the entire building. If residents notice leaks, please contact the office. EMPLOYEE THEFT: At the July monthly meeting, the employee theft insurance claims were discussed. On 9/15/11 an employee theft claim was submitted to Traveler's Insurance in the amount of $34,196.70. Traveler's determined that there was evidence of theft and paid out the Employee Theft claim in the amount of $20,499.23 and closed the claim on 12/20/11. On 9/16/11, Old Republic Insurance opened a file for the same matter. However, no claim was submitted; therefore, the file was closed on 12/8/11 due to insured's lack of response. When the current board discovered that no claim had been filed with the secondary policy, they requested that the file be re-opened and a claim was submitted in the amount of $10,713.84. After investigating, Old Republic also found clear evidence of employee theft. Unfortunately, they denied the claim, due to the statute of limitations which expired on 12/31/12. BURGLARIES / BREAK-INS: Subsequent to the burglaries that occurred on the same day in three Trellises units, the Plantation Police has heightened their presence in the community. Marked police cars are driving through more often and undercover officers in unmarked vehicles are making rounds in the community. THEFT OF A/C PARTS: In July, it was discovered that a theft of air conditioning parts occurred on the roof of one of the units to which The Trellises holds title. A part was stolen from the roof, causing the motor on the A/C unit to burn out, hence costing the community nearly $900 to replace. Plantation Police is actively investigating this theft. THEFT OF FITNESS EQUIPMENT: Last month, someone stole a pair of red, 8-lb weights from the fitness center. The fitness center is for the enjoyment of all residents. Anyone with information regarding this theft should to report it to the office. RESIDENTS WHO NOTICE SUSPICIOUS ACTIVITY ARE URGED TO CONTACT PLANTATION POLICE AT 954-797-2100 AND LEAVE A DETAILED MESSAGE IN THE TRELLISES OFFICE AT 954-236-9425.
ROOF ACCESS REQUIREMENTS: If you hire a company or request a service that requires
access to the roof or exterior of your building (cable, satellite dish, A/C, repairs, plumbing, installations of doors, window, shutters, landscaping, etc), the company must fax in advance a current copy of their license and insurance. This ensures that our community is protected in case any accidents occur while they are on property. There are no exceptions to this rule --it has always been a requirement. Roof access will not be granted until documentation is received. Anyone who accesses the roof without prior permission from the board will be considered trespassing. Before scheduling work on any portion of the exterior of your unit or roof, please notify The Trellises office by calling 954-236-9425.
