Welcome to our newest readers, it's great to have you on board. You may be wondering why I list properties on the North Shore, Rodney and even out west.This is usually because I am listing properties of those who have had dealings with me in the past or they are friends, family or aquaintances, which is fantastic! However, my specialist areas include Millwater to Long Bay and across to Albany. This newsletter features two fantastic properties. One is a 2 year old home in Millwater and the other is a lifestyle block in Redvale, which is near Dairy Flat. Market Update
Well this story is getting old, lots of buyers, not enough houses for sale! There are now a couple of caveats to add to this over demand scenario. The Reserve Bank and their new Loan to Value Ratio restrictions have already had an impact. It is not serious, yet, but with the ASB already cancelling all the pre-approvals for those with less than 20% deposit and the other banks reportedly tightening the reigns over the last weeks, we can already see a slight change at the coal face. These changes officially come in to place on 1 October, what long term impact they will have on the market it will be interesting to see. There is no doubt that the first home buyers market, which is now anything up to $700K, will be the hardest hit. This will have a filter up effect though, with those wanting to buy above this range potentially having more difficulty selling, or reducing the premium they are prepared to pay. The other factor here is the potential increase in interest rates and with a large portion of lending now on variable rates this will have a much faster impact than previous increases. One thing does remain clear, there are numerous buyers with pre-approvals wanting to buy now before those approvals expire over probably the next 4 months or less. The upshot of all of this, is if ever there was a time to sell, its before Xmas this year. Beyond that, we are into crystal ball gazing.
