Metal or clay roof shall NOT be used above 2nd storey of any HDB residential buildings.

Ensure all roofs, water tanks, features and every part of external faade is accessible for maintenance. Gondola is the MAIN means of access for maintenance of external faade.

Opening at MSCP
Roof of covered walkway provided possible unauthorised access to residential unit. Although window are at high level, resident felt insecure. Grilles had to be installed at MSCP opening.

Provide grille with lock at lift lobby to prevent unauthorised access to CRC roof ( maintenance access is still required).

Regulatory Compliance

Submission to authorities as as per private projects. Need to submit to HDB thru CORENET. Resolve regulatory compliance issues early prior to launch or exhibition Avoid mechanical system as means of compliance

MSCP should be designed without need for sprinkler or mechanical ventilation system All escape staircases & lobbies should be naturally ventilated Optimum compliance
