as part of your purchase you have up to two years to submi t your snaggi ng l i st of defects for

Surveying products
Surveys are professi onal reports carri ed out by ful l y qual i fi ed surveyors to gi ve you
i ndependent advi ce on the condi ti on of your new home. Many purchasers sti l l wrongl y rel y
on thei r l enders mortgage val uati on for thi s i nformati on. I n fact, the mortgage val uati on i s
a report a l ender requi res to approve the l oan for your purchase, and i s not desi gned to gi ve
you reassurances on the condi ti on of the property you are l ooki ng to purchase.
Heres a summary of the four survey and valuation products, and what
they offer:
Mortgage Valuation:
A Mortgage Val uati on Report i s prepared for your l ender to hel p them deci de i f your new
home i s one that they want to secure a l oan agai nst. The l enders Mortgage Val uati on onl y
answers the questi ons your l ender has as to whether the property offers sui tabl e securi ty for
your l oan. I t doesnt answer questi ons that may be i mportant to you about the condi ti on of
the property youre l ooki ng to buy.
When a surveyor carri es out a Mortgage Val uati on for your l ender they wi l l onl y al ert them to
the i ssues wi th your property that have a materi al i mpact on the l endi ng deci si on. What thi s
means i s that they may not i ncl ude any defects wi thi n the property that coul d be si gni fi cant
to you. Thi s i s why i t i s al ways recommended that anyone l ooki ng to buy a property requests
thei r own i ndependent survey whi ch cl earl y descri bes al l of the defects rel ati ng to the
property before commi tti ng to a purchase.

RICS Condition Report:
The RI CS Condi ti on Report gi ves a cl ear and conci se snap shot of the condi ti on of your
potenti al purchase on the date of i nspecti on. Thi s i s your survey report, prepared
i ndependentl y for you and not your l ender. The RI CS Condi ti on Report i s a survey whi ch
i ncl udes an i nspecti on of your home. There i s al so a secti on whi ch provi des you wi th advi ce
for your conveyancer, wi th a cl ear summary of the key ri sks associ ated wi th purchasi ng your
new property. The report uses a si mpl e traffi c l i ght ( red, amber, green) col our codi ng system to
rate i ndi vi dual el ements of the property, and hi ghl i ght any areas of concern. The report covers
al l aspects of the property, ri sks and l egal consi derati ons.
The RI CS Condi ti on Report provi des you wi th an overvi ew that wi l l hel p you understand the
constructi on of the property you are buyi ng, any seri ous probl ems needi ng attenti on and any
areas of further i nvesti gati on that need to be undertaken pri or to commi tment to purchase.
Thi s survey type i s an economi c report that provi des you wi th i mportant i nformati on that a
Mortgage Val uati on does not.

The Bui l di ng Survey i s the most detai l ed survey we offer. I t i s parti cul arl y sui ted to ol der
bui l di ngs, those of an unusual constructi on, or those wi th maj or extensi ons or al terati ons. The
Bui l di ng Survey i s al so the best choi ce where you know there are si gni fi cant defects that need
attenti on. The report wi l l provi de detai l s on the materi al s and methods of constructi on, advi ce
on defects, and the appropri ate repai r opti ons. Where The RI CS HomeBuyer Report i s sui ted to
modern properti es of standard constructi on, the Bui l di ng Survey i s speci fi cal l y desi gned for
properti es of vi rtual l y any age, styl e or condi ti on.

to your conveyancer. What the RI CS HomeBuyer Report has i n addi ti on to The RI CS Condi ti on
Report i s our professi onal advi ce on the i ssues that may affect the val ue of your property, pl us
a market val uati on and i nsurance rei nstatement cost. There wi l l al so be a dedi cated secti on to
provi de advi ce on repai rs and ongoi ng mai ntenance requi rements.
The report uses the RI CS red, amber, green col our codi ng system, j ust l i ke The RI CS Condi ti on

New Build Snagging Report
Buying a new build property has many advantages, such as having the freedom
to choose fixtures and fittings and the perfect plot for your individual
circumstances. But a new build property is never perfect, and developers ask
homebuyers to prepare what is known commonly as a Snagging Report of the
faults they find at their new home.
Some homebuyers feel confi dent enough i n thei r own abi l i ty to i denti fy defects to prepare the
Snaggi ng Report themsel ves. However, i t i s often useful to arrange for a professi onal surveyor
to compl ete the report ahead of you movi ng i n so that the defects can be corrected at the
fi nal stage of bui l d.
You have up to two years i n whi ch to submi t your l i st of defects, or Snaggi ng Report to your
housebui l der. I f you sel ect e. surv to carry out your Snaggi ng Report on your behal f then a ful l y
qual i fi ed RI CS surveyor wi l l be sent to your new property to i denti fy any faul ts that your
housebui l der may have mi ssed. They wi l l confi rm whether the property has been fi ni shed to
an acceptabl e bui l d standard, as wel l as l i sti ng any defects to be recti fi ed before you compl ete
your purchase.
Once your report is completed you will receive a copy of this by email, and
a copy will be posted to you to pass on to your housebuilder.

Scottish Home Reports
In 2008, the law changed so that most properties marketed for sale in Scotland
must be presented with a Home Report. The Home Report consists of three
documents: The Single Survey, The Energy Report and The Property Questionnaire.
The Single Survey
The Si ngl e Survey provi des potenti al buyers wi th i nformati on about the condi ti on of the
property, and gi ves an i ndi cati on of val ue. Usi ng the i nformati on from thi s report, potenti al
purchasers can make an i nformed deci si on about whether or not to make an offer. As part
of the Si ngl e Survey, an Accessi bi l i ty Audi t i s i ncl uded, whi ch provi des i nformati on on the
accessi bl e features of the property. Thi s hel ps parents wi th young chi l dren, el derl y peopl e,
and those wi th di sabi l i ti es deci de whether the property wi l l be sui tabl e when consi deri ng
future l i vi ng arrangements.
The Property Questionnaire
Thi s el ement of the Home Report bri ngs together useful i nformati on on the faci l i ti es and
servi ces at the property. Sol i ci tors, surveyors and potenti al homebuyers wi l l al l rel y on thi s
i nformati on to hi ghl i ght any potenti al areas for further i nvesti gati on as earl y as possi bl e i n
the transacti on. I nformati on typi cal l y i ncl udes counci l tax bandi ng, parki ng faci l i ti es, and the
avai l abi l i ty of gas and el ectri ci ty at the property.
The Energy Report
Every property wi l l have an energy rati ng, whi ch provi des i nformati on on i ts i mpact on the
envi ronment. Thi s report wi l l hi ghl i ght the areas wi thi n a property where potenti al energy
savi ngs coul d be made, and general recommendati ons on energy effi ci ency.
You should note that a Home Report has a valuation which is only valid for three
months. Therefore it will be necessary to arrange a Replacement Home Report
after this time once a buyer has been found, or sooner if there are any significant
changes to the property.

Lease extension
