Section 1 - Property Damage (Fire and Specified Perils)

In the event of any of the Property Insured referred to below having sustained Damage by any of the Specified
Perils referred to in the Schedule and defined in the Appendix to this Section the Company will pay to the
Insured the value of the Property Insured at the time of the Damage or at the option of the Company the
amount of the Damage or at the option of the Company reinstate or replace such Property Insured or any part
thereof

Provided that the liability of the Company under this Section (including Extensions hereto) during any one
Period of Insurance shall not exceed the appropriate Limit of Liability at the time of the Damage.

Definitions

All Other Contents 1. includes

a) documents, manuscripts and business books but only for the
cost of the materials together with the cost of clerical labour
expended in reproducing such records, and not for the value to
the Insured of the information contained therein, for an amount
not exceeding GBP5,000 in respect of any one loss and

b) computer systems records but only for the cost of the materials
together with the cost of clerical labour and computer time
expended in reproducing such records, and not for the value to
the Insured of the information contained therein, for an amount
not exceeding GBP10,000 in respect of any one loss

but excluding any expenses in connection with the production of
information to be recorded in such documents, manuscripts, business
books and computer systems records

c) patterns, jigs, models, templates, moulds, dies, tools, plans,
drawings and designs but only those in current use and which
the Insured would need to replace in the event of Damage

d) so far as they are not otherwise insured, personal property of
employees, directors, partners or visitors of the Insured for an
amount not exceeding GBP1,000 in respect of any one person.

e) cigars, cigarettes and tobacco for an amount not exceeding
GBP1,000 in respect of any one loss

f) beers, wines or spirits for an amount not exceeding GBP1,000 in
respect of any one loss

g) non-ferrous metals for an amount not exceeding GBP2,500 in
respect of any one loss

Buildings 2. the buildings of the Premises including landlord's fixtures and fittings,
foundations, yards, paths, roads, hoardings, walls, gates and fences
around and pertaining to the Premises, telephone, gas, water and
electricity meters, pipes, cables and the like, including such property for
which the Insured are responsible but which is underground and/or in
adjoining yards or roadways and which partly or wholly serves to supply
the Premises

Contents 3. the machinery, plant and All Other Contents, including tenant's
improvements, alterations and decorations, at the Premises, all belonging
to the Insured or held by the Insured in trust for which they are or may
deem themselves responsible but excluding

a) landlord's fixtures and fittings

b) Money

c) Stock

Reinstatement 4. a) the rebuilding or replacement of property which has sustained
Damage and, provided the liability of the Company is not
increased, may be carried out in any manner suitable to the
requirements of the Insured and/or upon another site

b) the repair or restoration of property which has sustained
Damage

In either case to a condition equivalent to or substantially the same as but
not better or more extensive than its condition when new

Rent 5. rent payable and/or receivable in respect of the Buildings subject to
Special Condition 11 of this Section

Specified Peril 6. any peril specified in the Appendix to this Section

Stock 7. the stock and materials in trade, including work in progress, at the
Premises, the property of the Insured or held by the Insured in trust for
which the Insured are responsible

Extensions


Capital Additions 1. The insurance provided by this Section on Buildings and Contents
includes in so far as the same are not otherwise insured and in addition to
the Limit(s) of Liability stated in the Schedule

a) any newly acquired or newly erected Buildings and Contents
anywhere within the Territorial Limits

b) alterations, additions and improvements to Buildings and
Contents but excluding appreciation in value

Provided always that

a) the Insured shall advise the Company as soon as practicable of
any such newly acquired and/or newly erected property and in
any event within 3 months of any such alterations, additions and
improvements

b) at any one premises this additional insurance shall not exceed
10% of the appropriate Limit of Liability or GBP500,000 in the
aggregate, whichever is the lesser amount.

Debris Removal 2. Unless more specifically insured the insurance provided by this Section
includes costs and expenses necessarily incurred by the Insured with the
consent of the Company in

a) i) removing debris of

ii) dismantling and/or demolishing

iii) shoring up or propping

that portion or portions of the Property Insured which have
sustained Damage

b) i) cleaning and/or clearing drains, sewers or gutters, the
property of the Insured or for which they are
responsible

ii) cleaning and/or removing undamaged Property
Insured for an amount not exceeding GBP10,000 any
one loss

following Damage hereby insured against but excluding any costs or
expenses

(1) incurred in removing debris except from the site of such
property which has sustained Damage and the area immediately
adjacent to such site

(2) arising from pollution or contamination of property not insured
by this Section.

European Union and
Public Authorities
(including undamaged
property)
3. Subject to the following Special Conditions applicable to Extension 3
the insurance by this Section extends to include such additional cost of
Reinstatement as may be incurred solely by reason of the necessity to
comply with the Stipulations of

a) European Union Legislation, or

b) Building or other Regulations under or framed in pursuance of
any Act of Parliament or by-laws of any Public Authority

c) the Company requiring conformity to the appropriate Sprinkler
Rules of an automatic sprinkler installation which conformed to
the appropriate Rules when installed but fail to conform to
subsequent amendments to those Rules

(hereafter referred to as the Stipulations) in respect of

- the lost destroyed or damaged property thereby insured

- undamaged portions thereof

Excluding

a) the cost incurred in complying with the Stipulations

i) in respect of Damage occurring prior to the granting of
this Extension

ii) in respect of Damage not insured by this Policy

iii) under which notice has been served upon the Insured
prior to the happening of the Damage

iv) for which there is an existing requirement which has to
be implemented within a given period

v) in respect of property entirely undamaged by any peril
insured against

b) the additional cost that would have been required to make good
the property which has sustained Damage to a condition equal
to its condition when new had the necessity to comply with the
Stipulations not arisen

c) the amount of any charge or assessment arising out of capital
appreciation which may be payable in respect of the property or
by the owner thereof by reason of compliance with the
Stipulations.

Special Conditions applicable to Extension 3

1) With regard to the provision of water supply equipment which
may be required in connection with reinstatement of the
sprinkler installation in the damaged portion of the Premises to
the current Sprinkler Rules and in the event that such equipment
may also be serving the sprinkler installation in undamaged
portions of the Premises a proportionate contribution will be
agreed.

2) The work of Reinstatement must be commenced and carried
out without unreasonable delay and in any case must be
completed within twelve months after the Damage or within
such further time as the Company may allow (during the said
twelve months) and may be carried out upon another site (if the
Stipulations so necessitate) subject to the liability of the
Company under this Extension not being thereby increased.

3) If the liability of the Company under any item of this Section
apart from this Extension shall be reduced by the application of
any of the terms and conditions of this Policy then the liability
of the Company under this Extension (in respect of any such
item) shall be reduced proportionately.

4) The total amount recoverable under any item of this Section in
respect of this Extension shall not exceed

a) 15% of the appropriate Limit of Liability

b) where the appropriate Limit of Liability of the item
applies to Property Insured at more than one
Premises 15% of the total amount for which the
Company would have been liable had the Property
Insured by the item at the Premises where Damage
has occurred been wholly destroyed.

5) The total recoverable under any item shall not exceed the
amount of its Limit of Liability.

6) All the terms and conditions of the policy except in so far as
they are varied hereby shall apply as if they had been
incorporated herein.

Fire Extinguishing
Expenses
4. The Company will reimburse the Insured for the cost of refilling,
recharging and/or replacing any fire extinguishing appliances and/or
equipment including sprinkler heads following Damage, and Fire
Brigade charges and other extinguishing expenses for which the Insured
may be assessed for an amount not exceeding GBP10,000 any one loss.

Metered Water 5. The insurance provided by this Section extends to include loss resulting
from accidental escape of water from pipes or apparatus but only to the
extent that

a) such loss is determined by measurement from the Water
Authoritys meter or

b) if the Water Authority demands excess water charges

Provided that the indemnity provided by this Extension is limited to
GBP10,000 any one loss.

Professional Fees 6. Unless more specifically insured, the insurance provided by each item
under this Section on Buildings and Contents includes an amount in
respect of architects', surveyors', lawyers consulting engineers and other
professional fees necessarily and reasonably incurred in the
Reinstatement of such Property Insured consequent upon it having
sustained Damage, but not for preparing any claim. The amount payable
for such fees shall not exceed those authorised under the scale of charges
of their respective professional bodies at the time of Damage and
liability for such Damage and fees shall not exceed in the aggregate the
sum insured by each such item as set out in the Schedule.

Spontaneous Combustion 7. Damage of or to coal, coke or wood blocks caused by their own
spontaneous fermentation, heating or combustion is included in the
insurance hereby notwithstanding anything contained herein to the
contrary.

Temporary Removal 8. Subject to the following provisions, the Property Insured by this
Section is covered whilst temporarily removed to any premises
(including exhibitions) not in the Insureds occupation and whilst in
transit by road, rail or inland waterway, all within the Territorial Limits
(but including member countries of the European Union in respect of
Exhibition Property)

a) Stock in any building not occupied by the Insured subject to a
total value of GBP50,000 in all and a Limit of Liability of
GBP25,000 at any one location

b) Contents and Exhibition Property while temporarily removed
from thePremises in any building not occupied by theInsured
(and whilst in transit thereto and there from) subject to a Limit
of Liability of 10% of theLimit of Liability for Contents or
GBP50,000 whichever is the lesser

as though such buildings were the Premises of the Insured.

For the purposes of Appendix Specified Peril 15 of this Section in so
far as in applies to this Extension, persons employed within any above
mentioned building shall be deemed to be employees of the Insured.

Always, providing that in respect of property covered whilst in transit,
there shall be no cover under this Extension in respect of Damage as a
result of theft or any attempt thereat arising whilst any vehicle belonging
to or under the control of the Insured and containing the Property
Insured is left unattended unless

a) all doors have been securely locked, all windows and other
openings securely and adequately fastened and any immobilizer
and any alarm fitted to the said vehicle correctly set to operate
and all keys removed

b) The vehicle is housed overnight in a securely locked building of
substantial construction or a compound which has secure walls
and/or fences and securely locked gates.

For the purposes of this Extension Exhibition Property shall mean
exhibits, stands, marquees, furniture, furnishings, display materials
(including Stock), office equipment and other similar property on the
stand for the purpose of the Exhibition, the property of the Insured or for
which the Insured are responsible at the Exhibition Site where the
Insured is holding an Exhibition.

Trace and Access 9. In the event of a valid claim under this Section for Damage occasioned
by or happening through

a) bursting or overflowing of water tanks, apparatus or pipes

b) leakage of oil from any fixed heating installation

the insurance by this Section shall extend to indemnify the Insured
against the cost of tracing the leak, effecting repairs and making good
provided that the Companys liability under this Extension shall not
exceed GBP10,000 any one loss.

Vehicles Licensed For
Road Use
10. Notwithstanding anything contained within Exclusion 4.a) of this
Section to the contrary, this Section is extended to cover Damage to
vehicles licensed for road use (including accessories thereon) and their
contents while situated at the Premises

Provided that

a) these are the property of the Insured and

b) the insurance provided under this Extension will not be brought
into contribution with any more specific insurance, except as
regards any excess beyond the amount recoverable under such
more specific insurance.

Special Extension applicable to this Section

Loss Prevention /
Minimisation
1. This Section is extended to include costs and expenses necessarily and
reasonably incurred as a result of emergency action taken, including the
prompt execution of temporary repairs, in order to prevent or minimise
actual or imminent Damage to the Property Insured by any cause not
otherwise excluded.

Provided that

a) any impending loss, destruction or damage does not stem from
any reasonably foreseeable cause which could have been
reasonably prevented by the Insured

b) the Company is satisfied that such loss, destruction or damage
has been avoided or reduced in consequence of the measures
taken

c) i) the liability of the Company under this Special
Extension shall not exceed the amount of the saving to
the Company achieved by such expenditure, and

ii) the maximum liability of the Company in respect of
any occurrence or happening shall not exceed
GBP10,000.

Special Conditions

Automatic Reinstatement
of Loss
1. In the absence of written notice by the Company to the contrary, in
consideration of the insurance by this Section not being reduced by the
amount of any loss, the Insured shall pay additional premium (to be
calculated at the rate on which premium is assessed on the amount of
such loss) for the period from the date of loss to the expiry of the Period
of Insurance.

Brands and Labels 2. In the event of Damage to Property Insured hereby, any salvage of
branded or labelled Stock and or merchandise, the Insureds own or held
by them in trust or on commission, and or goods sold but not delivered,
shall not be disposed of by sale without the consent of the Insured. If
such salvage is not disposed of by sale then the Damage will be assessed
at the value agreed between the Insured and the Company and taken into
consideration at the settlement of the loss.

Contract Price 3. In respect only of goods sold but not delivered for which the Insured are
responsible subject to a sale contract which, following Damage is
cancelled by reason of its conditions wholly or to the extent of the
Damage, the liability of the Company shall be based on the contract
price.

For the purpose of this insurance the value of all goods to which this
Special Condition could apply in the event of Damage shall also be
ascertained on this basis.

Designation 4. For the purpose of determining where necessary the heading under which
any property is insured, the Company agrees to accept the designation
under which such property has been entered in the Insured's books.

Non- Invalidation 5. The insurance provided by this Section shall not be invalidated by any
act or omission or by any alteration whereby the risk of Damage is
increased, and which the Insured has demonstrated to the Companys
satisfaction was unknown to or beyond the control of the Insured, at and
before notification of any claim to the Company provided that the
Insured, immediately they become aware thereof, shall give notice to the
Company and pay an additional premium if required.

Other Interests 6. The interest of other parties in this insurance is noted it being understood
that in the event of any Damage the nature and extent of such other
interests will be disclosed by the Insured.

Protections 7. The premium for this Section has been calculated after considering the
following mentioned protections and it is a condition precedent to any
liability of the Company under this Section of the Policy that

a) the fire extinguishing appliances, at the Premises, whether
installed at the commencement of this insurance or subsequently
at the request of or with the knowledge of the Company are
maintained in good working order

b) fire extinguishing appliances are properly inspected every week
and the Insured remedy promptly any defect whether disclosed
by such inspection or otherwise

c) i) any intruder / fire alarm at the Premises is

(1) installed in accordance with the specification
and requirements agreed by the Company

(2) regularly and efficiently maintained under a
maintenance contract by the intruder / fire
alarm company being a member of the
relevant national industry association

(3) put into full and effective operation whenever
the Premises are closed or unoccupied

(4) reset and put into full and effective operation
following any activation

in the event that any intruder alarm cannot be
reset and put into operation the Premises must
be secured and the Police informed the
intruder alarm is no longer operational

(5) tested regularly in accordance with the
Companys requirements

ii) automatic sprinkler installations (if any) are under a
maintenance agreement with an approved installation
company

For the purposes of this Special Condition full and effective
operation covers all component parts of the alarm including the
means of communication used to transmit signals

d) in the case of losses or Damage occasioned by theft that the
Insured shall not have received a written notification from

i) the alarm company that the maintenance contract is
suspended

ii) the relevant Police Authority that alarm signals from
the Premises will no longer be answered

e) in the case of losses or Damage occasioned by theft at night or
whenever the Premises are closed for business

i) the keys for any intruder protections

ii) the keys of any safes containing any of the Property
Insured

are removed from the Premises

f) immediate notice shall be given to the Company before any
such intruder/fire/sprinkler installation is rendered inoperative,
or immediately in the event of an emergency. The Company
shall have access to the Premises at all reasonable times for the
purpose of inspecting said installations.

Purchaser's Interest 8. If at the time of Damage the Insured shall have contracted to sell their
interest in any Building hereby insured and such purchase is
subsequently completed, the purchaser, on completion of the purchase, if
and so far as the property is not otherwise insured by or on behalf of the
purchaser against such Damage, shall be entitled to the benefit of this
Section so far as it relates to such Damage without prejudice to the rights
and liabilities of the Insured or the Company under this Section up to the
date of completion.

Reinstatement 9. The basis upon which the amount payable in respect of Buildings and
Contents is to be calculated shall be the Reinstatement of the property
that has sustained Damage.

Provided always that

a) if at the time of Reinstatement the sum representing 85% of the
cost which would have been incurred in reinstating the whole of
the property to which any Limit of Liability is applicable
exceeds such Limit of Liability at the commencement of any
Damage, the liability of the Company shall not exceed that
proportion of the amount of the Damage which the said Limit
of Liability shall bear to the sum representing the total cost of
reinstating the whole of such property at that time

b) the liability of the Company for the repair or restoration of
property damaged in part only shall not exceed the amount
which would have been payable had such property been wholly
destroyed

c) no payment beyond the amount which would have been payable
in the absence of this Special Condition shall be made

i) unless Reinstatement commences and proceeds
without unreasonable delay

ii) until the cost of Reinstatement shall have been
actually incurred

iii) if the Property Insured at the time of its Damage
shall be insured by any other insurance effected by or
on behalf of the Insured which is not upon the same
basis of Reinstatement

d) all the terms and conditions of this Section shall apply

i) in respect of any claim payable under the provisions of
this Special Condition except in so far as they are
varied hereby

ii) where any claim is payable as though this Special
Condition had not been incorporated.

Reinstatement (Day One
Basis)
10. If the Buildings and/or Contents items in the Schedule to this Policy
show differing amounts under the Limit of Liability and Declared
Value headings then the insurance provided by this Section on the said
Buildings and/or Contents shall be on a Day One Reinstatement
basis and the Limit(s) of Liability are the Declared Values plus a
percentage increase as agreed between the Insured and the Company.

a) The Insured having stated the Declared Value(s) (shown under
Declaration in the Schedule) for Buildings and/or Contents the
premium has been calculated accordingly

b) Declared Value means the Insured's assessment of the cost of
Reinstatement of such Property Insured arrived at in
accordance with the definition of Reinstatement, at the level of
costs applying at the commencement ("Day One") of the
Period of Insurance (ignoring inflationary factors which may
operate subsequently). Such cost of Reinstatement shall
include due allowance for

i) debris removal costs

ii) the additional cost of Reinstatement to comply with
the European and Public Authority Stipulations

iii) professional fees

as set out in Extension 2 - Debris Removal, Extension 3 -
European Union and Public Authorities (including
undamaged property) and Extension 6 - Professional Fees of
this Section.

Provisions applicable to Special Condition 10

a) At the commencement of each subsequent Period of Insurance
the Insured will notify the Company of the Declared Value of
such Property Insured. In the absence of such declaration the
last amount declared by the Insured shall be taken as the
Declared Value for the ensuing Period of Insurance

b) If at the commencement of Damage the Declared Value of
such Property Insured is less than the cost of Reinstatement
at the commencement of the Period of Insurance then the
Company's liability for the Damage shall not exceed that
proportion of the Damage which the Declared Value bears to
such cost of Reinstatement. This Proviso applies separately to
each Declared Value stated in the Schedule

c) Where a claim is payable as if Special Condition 9
Reinstatement had not been incorporated the Limit(s) of
Liability shall be reduced to the Declared Value(s) and Proviso
b) above shall not apply.

Rent 11. Definition 5 - Rent applies only if any of the Buildings or any part
thereof is unfit for occupation in consequence of its destruction or
damage. The amount payable shall not exceed such proportion of the
Limit of Liability on Rent as the period necessary for Reinstatement
bears to the term of Rent insured.

Stock Average 12. If at the commencement of Damage the Limit of Liability for Stock is
less than the value of Stock the amount payable by the Company shall be
proportionately reduced. The value of Stock shall take into account the
additional insurance provided for under Special Condition 3 - Contract
Price, Extension 2 - Debris Removal and Extension 8 - Temporary
Removal.

Stock racking 13. It is a condition precedent to any liability of the Company under this
Section that all Stock stored below ground level or in basements be
raised on racking, stillages, pallets or the like to allow at least 150 mm air
space between the Stock and floor level and further that all Stock on the
ground level be similarly raised to allow at least 100 mm air space
between the Stock and floor level.

Tenants 14. This Section shall not be invalidated by reason of anything done or
omitted to be done by a third party without the Insureds knowledge in
respect of any portion of the Premises referred to in the Schedule to this
Policy not occupied by the Insured, whether constituting an increase in
risk or not provided that the Insured, immediately they become aware
thereof shall inform the Company of such alteration and pay such
reasonable additional premium as the Company may require.

Waste 15. It is a condition precedent to any liability of the Company under this
Section that

a) all oily/greasy waste and cloths must be placed in lidded metal
receptacles and removed outside the buildings daily before
closing

b) all other waste and refuse be swept up and bagged daily and
removed to a safe distance from the Premises at least once a
week.

Workmen 16. Workmen are allowed in and about the Premises for the purpose of
making new erections or alterations, repair, decoration, plant installation,
general maintenance and the like without prejudice to the terms and
conditions of this Section and of the Policy.

Exclusions

This Section does not cover

1. the first GBP500 of each and every event of Damage in respect of each separate premises as
ascertained after the application of any condition of average (underinsurance) in respect of Specified
Perils 6, 8, 9, 10 and 13. Except that this amount will only be deducted once when in respect of any
series of claims arising from the same proximate cause occurring during a 72 hour period

2. riot or civil commotion other than to the extent stated in Specified Peril 5

3. Damage caused by or consisting of pollution or contamination but this shall not exclude Damage to
the Property Insured, caused by

a) pollution or contamination which itself results from a Specified Peril

b) a Specified Peril which itself results from pollution or contamination

4. Damage in respect of

a) vehicles licensed for road use (including accessories thereon), caravans, trailers, railway
locomotives, rolling stock, watercraft or aircraft or aerospatial devices

b) property or structures in course of construction or erection and materials or supplies in
connection with all such property in course of construction or erection

c) land, piers, jetties, bridges, culverts or excavations

d) livestock, growing crops or trees

e) water other than water which is normally contained within any tank, piping system or other
process equipment

f) property in transit other than to the extent provided for elsewhere in this Section

5. property which at the time of the happening of Damage is insured by or would but for the existence of
this Policy be insured by any marine policy or policies

6. any property more specifically insured by or on behalf of the Insured

7. Consequential Loss of any kind or description except loss of Rent when such loss is included in the
cover under this Section

8. Damage to electrical plant or apparatus caused by self-ignition, but this exclusion shall only apply to
that part of the electrical plant or apparatus in which self-ignition occurs

9. Damage to dynamos, transformers, motors or other machines or apparatus for generating or utilising
electricity or any part of the electrical installation, if such Damage be caused by over-running, short-
circuiting, abnormal currents or self-heating

Appendix

Specified Perils

Fire 1. Fire but excluding Damage caused by

a) earthquake or subterranean fire

b) i) its own spontaneous fermentation or heating, or

ii) its undergoing any heating process or any process
involving the application of heat

Lightning 2. Lightning

Explosion 3. Explosion excluding Damage

a) caused by or consisting of the bursting of a boiler (other than a
boiler used for domestic purposes only) economiser or other
vessel machine or apparatus in which internal pressure is due to
steam only and belonging to or under the control of the Insured

b) in respect of and originating in any vessel machinery or
apparatus, or its contents, belonging to or under the control of
the Insured which requires to be examined to comply with any
Statutory Regulations unless such vessel machinery or apparatus
shall be the subject of a policy or other contract providing the
required inspection service

c) by pressure waves caused by aircraft or other aerial devices
travelling at sonic or supersonic speeds

Aircraft 4. Aircraft or other aerial devices or articles dropped therefrom excluding
Damage by pressure waves caused by aircraft or other aerial devices
travelling at sonic or supersonic speeds

Riot 5. Riot, civil commotion, strikers, locked-out workers or persons taking part
in labour disturbances or malicious persons acting on behalf of or in
connection with any political organisation, excluding Damage

a) arising from confiscation requisition or destruction by order of
the government or any public authority

b) arising from cessation of work

Malicious Persons 6. Malicious persons excluding

a) Damage

i) caused by Specified Peril 5

ii) arising from confiscation requisition or destruction by
order of the government or any public authority

iii) arising from cessation of work

iv) caused (other than by fire or explosion) by Malicious
Persons in respect of any building which is empty or
not in use

b) Damage directly caused by theft (other than by fire or
explosion) from any building which is empty or not in use

Earthquake 7. Earthquake

Storm 8. Storm excluding

a) Damage by

i) the escape of water from the normal confines of any
natural or artificial water course lake reservoir canal or
dam

ii) inundation from the sea

whether resulting from storm or otherwise

b) Damage attributable solely to change in the water table level

c) Damage by lightning frost subsidence ground heave or landslip

d) Damage in respect of movable property in the open, fences and
gates

Flood 9. Flood excluding

a) Damage attributable solely to change in the water table level

b) Damage by lightning frost subsidence ground heave or landslip

c) Damage in respect of movable property in the open, fences and
gates

d) Damage by Specified Perils 10 and/or 11

Escape of Water 10. Escape of water from any tank apparatus or pipe excluding

a) Damage by water discharged or leaking from any automatic
sprinkler installation

b) Damage in respect of any building which is empty or not in use

Sprinkler Installation 11. Accidental escape of water from any automatic sprinkler installation in
the Premises not caused by

a) freezing whilst the building in so far as it is in the Insured's
ownership or tenancy is empty or not in use

b) explosion earthquake subterranean fire or heat caused by fire

Impact

12. Impact by any road vehicle or animal not belonging to or under the
control of the Insured or any occupier of the Premises or their
respective employees

Impact 13. Impact by any road vehicle or animal belonging to or under the control of
the Insured or any occupier of the Premises or their respective
employees

Glass 14. Accidental breakage of fixed glass at the Premises (other than by any
other Specified Peril) but excluding

a) breakage by pressure waves caused by aircraft or other aerial
devices travelling at sonic or supersonic speeds

b) breakage caused by removal or by alterations or repairs on or
about the Premises

c) breakage at or in any building which is empty or not in use

d) loss or destruction of or damage to

i) frames or other fittings

ii) lettering, silvering, embossing or ornamental work

iii) goods displayed in windows or showcases

other than for a sum not exceeding GBP1,000 in respect of any
one event

Theft 15. Damage as a result of theft

a) involving forcible and violent entry into or exit from the
buildings of the Premises or any attempt thereat, or

b) following violence or threat of violence against the Insured or
any director, partner or employee of the Insured

Provided always that this Specified Peril does not cover Damage

a) to jewellery, precious stones, precious metals, bullion, furs,
curiosities, works of art or rare books

b) where any member of the Insured's household or any director
or partner of the Insured is concerned as principal or accessory

c) to movable property in the open or in any open sided building

d) in respect of Buildings which are empty or not in use

Theft Damage to
Buildings
16. When cover is provided under Peril 15 this Section is extended to
include Damage to the Buildings of the Premises occupied by the
Insured for the Business (and are not otherwise insured) for which the
Insured is responsible and which arises during pursuance of theft or
attempt thereat subject to a limit of liability of GBP25,000 any one loss

Replacement Locks 17. When cover is provided under Peril 15 this Section is extended to
include the costs necessarily incurred in the replacement of locks at the
Premises due to theft (if insured) of keys from the Premises or from the
home of any director partner or employee authorised by the Insured to
hold such keys for an amount not exceeding GBP2,500 any one loss
