6. The Buyer hereby acknowledges that this contract Is not divisable and hereby agrees that should he fail
to make prompt payment of any of the sums provided under this contract on the date on which said sums
become due, and payable or should Buyer violate any of the other terms, covenants, provisions or conditions
of this contract, the contract shall, at the option of the Seller, be terminated and be of no ,further force or ef-
fect, and the Buyer shall have no further rights or claims to the land under this contract and the Seller may
Institute action of forceable entry and detainer to evict any person then In possession of the property
and retain all payments made by the Buyer under this contract in full and complete satisfaction of and as liquI-
dated damages sustained by the Seller. Termination for nonpayment shall be effected by the Seller giving writ-
ten notice of such termInation to the Buyer by certified mail at the address of the Buyer herein.
7, This contract contains all of the agreements of the parties and no warranty, covenant or condition not ex-
pressly set forth herein or o'n the reverse side hereof shall be bìndlngupon the parties.
This contract may
not be åltered except in writing signed by both parties hereto. No representative of the company is authorized
to make any representation not contained in the Property Report
or the Statement of Record on fie with
the Office of Interstate Land Sales Registration. This contract, and the rights and
Interests hereunder, may
not be transferred except on forms furnIshed by Seller, and no such transfer or assignment shall be accepted,
or become effective, unless all sums due under this contract to the, date of such assignment or transfer shall
have been paId; provided, that acceptance of such transfer or assignment
by Seller shall not relieve the Buy-
ers herein from their obligations hereunder. This contract shall be binding upon,
