Maygrove Road residents update

Closure of Maygrove Road

Dear Resident

January 2014

We write to inform you there will be a requirement to close Maygrove Road, due to the scheme requiring the existing drain across the site to be diverted. There will be a temporary road closure in place, for 12 weeks from January 30th 2014. We appreciate that this action will cause residents some disruption, and as a responsible developer we are keen to minimise the impact that this will have on the local area. Please see below for further information regarding the proposed development and immediate drain works.

The Development
Regal Homes are responsible for the construction of 91 residential units at the site of the existing 65-67 Maygrove Road. The construction of the development is due to commence toward the end of January 2014, and is estimated for completion in March 2016. The demolition of the existing building will commence on the 3rd February and is expected to last for 10 weeks.

Drain Diversion
As part of the enabling works for the scheme, a new drain is to be constructed, diverting around the proposed development into Maygrove Road. There will also be works within the Maygrove Peace Park, which do not affect any pedestrian access into the park. Access to the Sidings Community Centre and footpaths will also be unaffected.

Traffic Management Plan

The signage within the traffic management plan will be erected at the junction of Maygrove Road and Kilburn High Road as part of the road closure agreement with Camden Council. The traffic management plan will be provided at the first resident consultation (venue and time to be confirmed). A copy of the plan is held in the Project Managers office and can be requested by local residents at any time during the works.

The Works
The majority of the works will be underground, with entrance shafts. We do not anticipate any disruption to the park facilities or pedestrian access to the Sidings Community Centre. The pavement on the south side of Maygrove Road will remain open for the duration of the works. The north footpath will be closed for the duration of the development, as part of the method statement agreed with Camden Council
