GARAGE LEASE AGREEMENT

This Lease Agreement (Lease) is entered by and between Cornelius Stone and Symone Andrew (Landlords) and _ __________________________ (Tenant) on _________________. Landlord and Tenant may collectively be re erred to as the !arties. The !arties agree as ollows" PREMISES: Landlord hereby leases the garage at" #$%# &unbar Ave. 'yattsville( )& *%$#+ (the !remises) to Tenant. LEASE TERM: The lease will start on October 18th, 2013 (begin date) and will end on November 30th, 2013 (end date) (Lease Term). Tenant( must remove all his ,ersonal ,ro,erty rom the garage( by !m, o" November 30th, 2013# LEASE PA$MENTS: -n lieu o monthly rental ,ayments( tenant agrees to com,lete the ollowing" .emove and re,lace the bro/en condensation ,um, in the laundry room o the ,ro,erty listed above. .emove and re,lace all drywall that has develo,ed visible mold and water damage as a result o the water coming rom the bro/en condensation ,um,. Clean u, the water( mold and mildew on the loors and walls that have develo,ed as a result o water damage rom the bro/en condensation ,um,. The above0mentioned obligations must be satis ied( in ull( to the satis action o Landlords( by Se!tember 28th, 2013 %t !m( or this lease agreement is null and void. Tenant shall de,osit with Landlord( in trust( a security de,osit o 1__________ as security or the ,er ormance by Tenant o the terms under this Lease and or any damages caused by Tenant( Tenant2s amily( agents and visitors to the !remises during the term o this Lease. Landlord may use ,art or all o the security de,osit to re,air any damage to the !remises caused by Tenant( Tenant2s amily( agents and visitors to the !remises. 'owever( Landlord is not 3ust limited to the security de,osit amount and Tenant remains liable or any balance. Tenant shall not a,,ly or deduct any ,ortion o any security de,osit rom the last or any month4s rent. Tenant shall not use or a,,ly any such security de,osit at any time in lieu o ,ayment o rent. - Tenant breaches any terms or conditions o this Lease( Tenant shall or eit any de,osit( as ,ermitted by law. A&&ESS: Tenant will be given access to the garage as needed by Landlords( with reasonable notice o Tenant2s need to access his ,ersonal ,ro,erty.

(E*A'LTS: - Tenant ails to ,er orm or ul ill any obligation under this Lease( Tenant shall be in de ault o this Lease. Sub3ect to any statute( ordinance or law to the contrary( Tenant shall have seven ($) days rom the date o notice o de ault by Landlord to cure the de ault. -n the event Tenant does not cure a de ault( Landlord may at Landlord2s o,tion (a) cure such de ault and the cost o such action may be added to Tenant2s inancial obligations under this lease8 or (b) declare Tenant in de ault o the Lease. -n the event o de ault( Landlord may also( as ,ermitted by law( re0enter the !remises and re0ta/e ,ossession o the !remises. Landlord may( at it2s o,tion( hold Tenant liable or any di erence between the rent that would have been ,ayable under this Lease during the balance o the une9,ired term( i this Lease had continued in orce and any rent ,aid by any successive Tenant i the !remises are re0let. -n the event Landlord is unable to re0let the !remises during any remaining term o this Lease( a ter de ault by Tenant( Landlord may at its o,tion hold Tenant liable or the balance o the un,aid rent under this Lease i this Lease had continued in orce. The ailure o Tenants or their guests or invitees to com,ly with any term o this Lease is grounds or termination o the tenancy( with a,,ro,riate notice to Tenants and ,rocedures as re:uired by law. POSSESSION AN( S'RREN(ER O* PREMISES: Tenant shall be entitled to ,ossession o the !remises on the irst day o the Lease Term. At the e9,iration o the Lease( Tenant shall ,eaceably surrender the !remises and ;eys to Landlords or Landlords2 agent in good condition( as it was at the commencement o the Lease( reasonable wear and tear e9,ected. MAINTENAN&E AN( REPAIR: Tenant will( at Tenant4s sole e9,ense( /ee, and maintain the !remises in good( clean and sanitary condition and re,air during the term o this Lease and any renewal thereo . SE&'RIT$ AN( RESPONSI3ILIT$ *OR LOSS: Tenant understands that Landlords do not ,rovide any security alarm system or other security or the !remises. SE4ERA3ILIT$: - any ,art or ,arts o this Lease shall be held unen orceable or any reason( the remainder o this Lease shall continue in ull orce and e ect. - any court( o com,etent 3urisdiction( deems any ,rovision o this Lease invalid or unen orceable( and i limiting such ,rovision would ma/e the ,rovision valid( then such ,rovision shall be deemed to be construed as so limited. 3IN(ING E**E&T: The covenants and conditions contained in the Lease shall a,,ly to and bind the ,arties and the heirs( legal re,resentatives( successors and ,ermitted assigns o the ,arties.
