Achieving the right price


In establishing the price that can be achieved we undertake research of the most comparable properties currently for sale and those that have sold in the area. We then consider the current state of the market, and market trend before deciding upon a gure.

Our fee
Our selling fee is negotiable and is only paid on the successful settlement of the sale. The fee is based on a percentage of the sale price and is inclusive of GST.

Your team
Each member of your sales team, involved in the sale of your property will take part in our group inspection, providing them with the product knowledge they need to promote it to prospective buyers.

Methods of sale

In consultation with you, we decide the best method for selling your property:

Sale by Private Treaty


An asking price is set and a combination of strategies is deployed. Existing prospective buyers are contacted Home opens are conducted For Sale signs are erected Properties are advertised on appropriate websites

Sale by Public Auction


When demand for a property is likely to be high, this can be the most effective option, though a budget to promote the auction is required. Properties are normally sold in a short timeframe, with settlement typically 30 days after the contract date Inspections are held prior to the sale of the property at times agreed by the seller The seller sets a reserve price under which the property cannot be sold without prior consent

Sale by Offers to Purchase or Expression of Interest


This approach works best in a sellers market and is similar to Sale by Private Treaty, but in this case the price is not disclosed. With Offers to Purchase, buyers are required to complete an Offer and Acceptance form before a certain date, nominating a price. With an Expression of Interest buyers nominate a price along with a nominal deposit on an Expression of Interest form. All offers will then be reviewed by you the seller, and if you wish to proceed, we will ask you to sign the Offer and Acceptance form and the sale takes place in the same manner as a Private Treaty sale.

The Rule Books that govern our daily business operations are: Consumer Protection Act The Code of Conduct as set by the Real Estate and Business Agents Act 1978 and its Regulations The Code of Practice as set out by the Real Estate Institute of Western Australia The Residential Tenancies Act 1987 as amended Retail Tenancies Act Time Conti Shefeld holds the provisions of these regulations in the highest regard and has adopted them as a non-negotiable part of our Companys culture.

Managing the sales process

From the moment you appoint us as your agents, the Time Conti Shefeld team will co-operatively work together to bring you the best result in terms of price, selling experience and after sales service. Your team includes: Your sales consultant Our sales and marketing ofce administrator Our contracts administrator

Your property is brought to market, enquiries are professionally handled and qualied buyers are invited to inspect your property. We keep you informed at every step of the way. Once an offer is received we present it to you without delay and discuss the price terms and conditions. If the offer is not suitable we will negotiate a counter offer that is acceptable to you. We do this professionally and cheerfully. At all times we act in your interest, but at the same time we are fair to all parties. Once you accept the offer we notify the buyers, collect any balance of deposit and send off instructions to your settlement agent and to the buyers settlement agent. We then monitor the transaction through to settlement and keep you informed as to the progress of the sale. Once settlement occurs, we inform you, and then, help you celebrate.

Franks son Paul joined the Company in 1965, taking ownership in 1978 and his children Emma Scotney, Amy Conti and Anton Conti form part of the Board of Management chaired by Paul Conti.
