LEASE AGREEMENT

This lease agreement is made and executed on this the 21st day of June 2012 by and between: Sri. M. Muninarayanaswamy Aged about 54 years S/o Munishamappa No.411 G.N.V Road, Chickballapur district

Hereinafter called the L E S S 0 R/0 W N E R of the one part, and Sri Radha Krishna Reddy Aged about 40years Residing At Hyderabad. Hereinafter called the L E S S E E of the other part.

Whereas the terms the lessor and lessee shall mean and include their respective heirs, legal representatives, administrators and assigns.

Whereas the Lessor is the sole and absolute owner of the schedule property described hereunder and whereas the lessor is intend to let out the said open space to the lessee on rental basis for a monthly rent of Rs. 35,000.00-(Rupees Thirty Five Thousand Only). To construct Kalyana Mantap/ Convention Centre. And whereas Lessee is willing to take the below open space mentioned in the schedule and agreeing to pay the rent to the lessor regularly. This lease executed for period of 15 Years from the date of 21.06.2012 but it may be extended by mutual consent of the lessor and lessee. Whereas the Lessee has paid a sum of Rs. 2,00,000.00- (Rupees Two Lakhs Only) advance to the Lessor before the following witnesses and acknowledge the receipt of the same. This amount will be refundable to the lessee by the lessor at the time of vacating the open space and this amount will not carry any interest. Whereas the Lessee hereby agree to pay the electricity charges separate to the concerned authority without arrears, if any arrears at the time of vacating the premises the same will be deducted from the advance amount. Whereas the Lessee hereby agreed to pay the said rent to lessor on or before 10th of every English Calendar month. Whereas the Lessee shall allow the lessor or his legal representatives in the schedule premises under the lease for inspection of the schedule premises at all reasonable times. Whereas the Lessee hereby agreed to handover the Kalyana Mantapa / Convention Centre with fixtures to the lessor after fifteen years.
