hen speaking to those who have either completed
self-build projects or are involved in the self-build
sector, everyone has their own tips and ideas on
how best to navigate what can often be a tricky,
testing but ultimately very rewarding journey. One
tip, however, that crops up regularly from
seasoned self-builders is spend the money on the shell of the build, the
core materials that will be there forever. If you are building your family
home, its easy to get caught up in the exciting areas like bathrooms,
kitchens, carpets and finishes, and have a picture early on of how the
finished project will look. No doubt this is important, but as we explain in this issue of Your Build, there
are certainly a few tasks worth thinking about and getting right first before spending your budget on
the bells & whistles!
This is a point touched upon by NSBRCs Adrian Hateley in his article on p44 where he points out: Of
all the phases to your build, this first phase is the most important as it sets you and your site up for the
entire project. He continues: Its all too easy to get caught up in the niceties of your self-build project,
i.e. how the finished home is going to look, how your lifestyle will change and what interior fixtures
and fittings will be introduced. Read his full article which includes a checklist of what to take care of
before you move on to the niceties!
This issue also features Top Tips for self-builders from Ted Stevens (p17), Chair of the National Self
Build Association (NaSBA) who states: Invest in the fabric of the home... go for space that is really
well insulated, rather than bling expensive taps and other high tech gadgets.

Streaming is key
Streaming is a relatively new technology but one
that is very much on the uptake; the physical
purchase of a disc with content is no longer the
preferred method of listening or watching our
music and films. Moving towards wireless
offerings is changing the way we approach and
experience different forms of media.
Now that we can simply download these items
over a Wi-Fi or even a mobile network, Crestron
is working on solutions to enable its current and
future users the ability to stream content. This
means that they can easily access and stream
films and music, rather than having to dock or
download the items purchased onto a server.
Integrated by design
Crestron is also expanding its product groups to
meet these changing requirements and offer end-
to-end solutions. Crestron has always
manufactured lighting control solutions; in fact it
was one of the companys first offerings when
established over 40 years ago. This approach
toward complete integration has meant
expansion into areas of the market previously
unexplored for Crestron. Therefore, in addition to
lighting control, a range of Crestron luminaires is
now available an end point to the lighting
control system.
Sustainability is a big focus within new build
construction as well as refurbishment. The
consumption of energy from domestic living is
vast and reducing how we use this energy will
only ever have positive results. Not only in terms
of less carbon produced but also in terms of
pounds in our pockets. The lamps Crestron offer
are LED, which can directly replace the much
favoured but inefficient, MR16 Halogen down
light. Crestrons CLED fittings offer 80 per cent
less energy consumption per lamp.

What can be achieved by self-builders?
Crestron has a number of offerings that help
streamline what can be achieved by self-builders
looking to work with integrated technologies.
Wireless lighting: There is no programming
required with these out-of-the box solutions that
offer basic control. Extended functionality comes
with some programming knowledge but can be
added with help from a Crestron approved
programmer.
Single room solutions: These can be achieved
with processors that combine with RF gateways
for remote control. This removes the need for
multiple remotes and amalgamates your devices
into one system. Access can then be integrated on
to a tablet or smartphone.
Multi-room expansion: Single rooms can be
conjoined to form bigger, more comprehensive
systems in time. This means a simple media room
could be extended to include lighting control for
the entire home. Again, programming /
networking knowledge is required but with the
correct infrastructure, Crestron can assist when
you are ready to scale up.
Multi room audio: With the increased
prevalence of streaming services, multi-room
audio is a popular and accessible option. With
centralised sources being fed into an amplified
audio matrix, Crestron can feed between four and
72 rooms. It is useful to remember that Crestron
systems are expandable. This allows people to
start with the technologies that are right for them
and then grow in time when further systems are
either desired or required

Every year, thousands of people undertake a home improvement
project to get the most out of their house, and almost a quarter of mortgages
taken out in the UK are for home improvement. In this article, BuildStore
explains the options for funding improvement projects

I
f youre planning to make some big
changes to your home in 2014, whether
its an extension, a loft conversion, or a
complete refurbishment, there are a
number of options when it comes to
funding a home improvement project. Of
course you need to consider all the costs
involved not just the cost of the project itself,
but also any costs associated with financing it.
Make sure you understand all your options, and
that you can afford to make any extra
repayments either on your existing mortgage or
for any additional borrowing you may need.
Re-mortgage
One of the most common ways to raise finance
for a home improvement project is to re-
mortgage. This allows you to raise extra capital
on your existing property, to pay off the original
mortgage amount, leaving you with some
remaining funds, based on the current value of
your house, which can then be used to fund the
improvements to your home. By raising the funds
this way, youre effectively repaying the
additional borrowing over the full mortgage term,
so the costs are being spread over a longer term.
You can re-mortgage with your existing lender,
but many lenders now offer incentives to move
your mortgage to them. If you do decide to
change lender, you could also benefit from
reduced interest rates and could end up paying
lower monthly repayments.
When considering a re-mortgage with another
lender, check with your current lender if there
are any fees associated with the redemption of
the mortgage. For example, you may be liable to
fees if you currently have a fixed-rate term deal,
or you received a cash-back amount when first
taking out the mortgage. These fees can add up to
considerable amounts which may mean it is not a
viable option.
Further advance
If you are unable to re-mortgage with a new
lender due to being tied into a fixed or
discounted rate, or there are considerable fees
associated with the redemption, you may be able
to organise an extra loan amount with your
current lender.
This can be a straightforward way to borrow,
since the lender is familiar to you, and they are
familiar with your credit record and
circumstances. Some lenders may advance the
funds without the need for a further valuation of
the property, but this will depend on the amount
you need to borrow against your lenders
assessment of the value of the property, and the
lenders own policy.
The extra loan is simply added to the overall
amount of your existing mortgage, and is
typically repayable over the remaining terms of
your mortgage, normally at standard mortgage
rates. It is worth noting that spreading the
repayment over what might be quite a long period
means the overall interest payable is relatively
high, but this could be outweighed by the benefits
of having a relatively small additional monthly
mortgage.
For smaller projects, this is the simplest
option, but for more substantial projects such as
an extension, you may find lenders wont be
prepared to advance further funds without
before and after valuations on the property, and
should your current mortgage already be at
higher loan to value levels (say above 75 per
cent), you may not qualify for the advance at all.
Remember that this extra loan amount is
secured on your property, in the same way as
your mortgage. There may also be supplementary
arrangement fees and survey fees to pay, take
these into account when considering your
options.
Short-term loan
Depending on the amount required to make the
improvements to your property, it may be
possible to borrow the extra amount by means of
a short-term loan. For amounts up to 50,000, you
can opt for a secured loan, whereby the lender
takes a second charge over your property.
Alternatively, for amounts up to 25,000, an
unsecured loan is a good option, where no legal
charges are taken over your assets.
Both have similar facilities, but secured loans
tend to charge lower interest rates because the
lender has the additional security of holding a
legal charge over your house and amounts
borrowed may be higher. Because these loans are
typically taken over a shorter period than a
mortgage, monthly payments tend to be higher,
but the total interest paid over the term will be
lower. Interest rates and fees vary considerably,
but are typically higher than mortgage rates
around 8 per cent - 10 per cent plus fees would
typical.

important to consider all the options available
before opting for a particular solution when
considering which way is best to raise the finance

roper contracts are an essential risk management tool and are essentially the glue that
binds all the elements of your project together! Having been involved with the
homebuilding and improvement sectors for many years, one of the biggest problem
areas I have experienced outside of physical loss or damage claims, is the lack of use
of properly evidenced contracts between clients, professionals, contractors,
tradesmen and suppliers of materials. Construction, renovation or extension projects
can be complex affairs, with a variety of different trades working on the site, and a variety of risks
ranging from unforeseen ground conditions to bad weather and unavailability of materials and
equipment.
People have quite literally parted with many thousands of pounds without any written evidence of
contract, and then are left helpless as they have no proof when things go wrong. The burden of proof is
on you and it is crucial that you have written contracts to help establish liability and quantum of loss.
Contracts are needed not because they solve all the problems, but because they provide the
framework for dealings between the participants and they help to identify how risks are allocated and
what to do if things go wrong.
Its important to remember that anyone taking on work that involves construction or enlarging a
dwelling has a legal duty to see that the work which he takes on is done in a workmanlike manner or
professional manner, with proper materials so that the dwelling will be fit for habitation when
completed. In addition to applying to contractors you may engage under contract, this equally applies
to you if you sell a home which you have built, extended or converted. This duty is set out in the
Defective Premises Act 1972 and claims can be brought for six years after completion which is why Site
Insurance & Structural Warranties are so relevant.
Contracts are important to:
record the commercial term as agreed by the parties
provide certainty
provide a framework for dealing with issues that might arise during the life of the contract (changes
unforeseen problems etc.)
provide a method for resolving disputes
help keep a project on budget.
If a formal detailed specification is included in a Contract then it can help to keep a project on budget
by clarifying to both parties what is included in a price from day one. Most projects overrun due to
unforeseen events or variations in the contract, which builders lovingly refer to as Extras!

Insuring your build Self-Build Zone
By restricting who is authorised to make decisions regarding specification changes and by only
allowing those changes to be approved through incorporation within the contract, you are less likely to
agree to items that can quickly add up to cost overrun. This is handled in a change or variations clause
within the contract.
Contracts specify the payment terms normally on a fixed payment schedule, with specified amounts
payable at particular stages of work. If these stages are linked in with a Structural Warranty audit
inspection stage, then everyone can be sure when payment for work will be paid which is a subtly
helpful way of keeping the project running on time.
A defects period should be written into the contract for a period of six to 12 months during which
any problem that arises has to be put right by the contractor. This can be linked to a retention sum
which is a percentage of the contract payable at the end of the defects period and can help to focus the
contractors attention to this area.
Hopefully you will not ever have a serious dispute, but if you do there are effectively three stages to
obtaining resolution: direct negotiation, adjudication or mediation and, as a final resort, the courts.
Building disputes can be time-consuming and very expensive: a lawyer charges about the same for one
hour of his time that a bricklayer will be paid for two days work. Adjudication and mediation are
cheaper and obviously preferable, but having that specialist advice available at the time you need it is
very important, and this is where legal expenses which is often included in a Site Insurance package
becomes very valuable.
Legal expenses insurance covers the professional fees incurred by the legal expenses insurer where
there is sufficient prospect of success in pursuing your dispute against third parties including: the
vendor, solicitor, architect, kit supplier, material supplier, structural engineer, contractor, surveyor and
main utility connection provider.
Most legal expenses insurers provide a legal
helpline which is invaluable as it can provide the
advice you need quickly, and if the dispute needs
to escalate help is immediately on hand to take
control of proceedings. In any case its important
to remember that all claims must be instigated
via the helpline as soon as the dispute arises
you cant just go to your family solicitor and
when costs escalate simply call the helpline!
The golden rule to remember is if you havent

Do your homework thoroughly. It takes
years to qualify as an architect or a lawyer,
and you will need a fair bit of design, planning,
construction and legal knowledge to tackle
a self-build. It will take at least a couple of
years to climb the learning curve. So read the
magazines, visit the self-build exhibitions, paw
over the websites and talk to lots of other self-
builders who have done it. A little knowledge
is a dangerous thing; real knowledge
is priceless.

Work out where you may still need help and
recruit really good advisors.
So, for example, if you dont know your way
around the planning system, find someone who
does. If youre not a practical construction
expert, sniff out someone who is. The main point
is, dont kid yourself you can do it all on your
own!

Work out a realistic budget. Figure out what
you can afford, and talk to mortgage providers
to see what they might lend you. Dont
overestimate or delude yourself; and always
include a 10 per cent contingency!

Identify where you want to build. Use the Self
Build Portal (www.selfbuildportal.org.uk) to
assess the land and construction costs in different
parts of the UK (it varies enormously). When
youve decided where you want and can afford
your new home, then you can begin plot hunting.

Clever self-builders acquire their plots before
they go on the open market. So pound the
streets, look over walls, stuff cards through
letterboxes, exploit Google Earth and the Land
Registry, or examine large scale OS maps. All of
these can help you find a piece of land that others
may not have spotted.

If your budget is tight, investigate teaming up
with others to form a group. By working
together you could save 40 per cent of the cost of
doing it on your own. And group self-builds dont
just build homes, they create fantastically
supportive communities too.

Plot first; then house design not the other
way around! Dont begin to design your home
until you have acquired a site, as every house
design should respond to the specific plots views,
orientation etc. Similarly, dont decide on the
method of construction until you know you have
the plot in the bag.

When you have settled on your design, find a
large flat area and using tape draw it out full
scale, so you can check the layout really works. It
is also helpful to engage with your neighbours to
explain your plans and seek their support. If the
neighbours dont object, you will have a much
easier route through the planning system.

Shop around to secure good deals and
discounts from materials suppliers, builders
merchants and tradesmen. Dont accept the first
quote for anything. Good negotiators can save
tens of thousands of pounds on the final cost of
their homes.

Invest in the fabric of your home. The basic
envelope walls / roof is relatively cheap to
build. So go for space that is really well insulated,
rather than bling, expensive taps and other high
tech gadgets.

contemporary, sleek hot tap in the design scheme.
Fact according to a survey by which.co.uk,
the average time it takes to boil a litre of water in
a kettle is 2 minutes and 34 seconds. Considering
that the great cup of tea is an everyday staple for
many of us here in Britain, we could easily spend
in excess of ten to fifteen minutes per day,
waiting for that kettle to boil. The saying a
watched kettle never boils exactly sums up how
these minutes are often spent, usually waiting
impatiently and surveying the contents of the
fridge and cupboards! Reclaiming these minutes,
which are donated without a second thought,
actually makes a surprising difference to the
efficiency of the home.
Environmental values
Not only does this technology satisfy the modern
instant and convenience world that we live in, hot
taps are also applauded for their environmental
values and contribution. Ticking the boxes of the
increasingly prominent and powerful green
consumer is a key consideration for any
construction or development. Hot taps stamp out
water wastage as every drop of water is
dispensed at the specified temperature, removing
the need to run a tap to achieve the right balance.
With programmable timers and automatic sleep
functions on most models, even the power
consumption is economically and
environmentally responsible. Hot and cold
combined taps also reduce the purchasing of
plastic water bottles as well as the effort to carry
and recycle them.
In a report recently published by the Energy
Saving Trust (EST) the study of 86,000 dwellings
found that three-quarters of British households
overfill their kettles, wasting a total of 68m each
year. The study also found 95 per cent of people
boiled the kettle every day with 40 per cent
boiling water five times a day or more. By
reducing the amount of water especially hot
water that we use, we can cut down on the
energy demands of our lifestyles as there is an
environmental and energy cost attached to water
which many people do not consider.
Beyond the eco friendly functionality, the taps
also dispense clean, filtered water without
ensuing extensive road miles and the wasted
plastic bottles that are part and package of the
bottled water industry. Filtered water is a growing
market, with steady sales of bottled water in the
supermarket and various models of countertop
filtering jugs and containers. Improving the purity,
taste and health benefits of drinking water is
central to hot tap technology, with advanced
systems filtering out pollutant particles smaller
than one five-thousandth of a milimetre. The
filtration in the systems is so effective, in fact,
that the results can be visually witnessed in the
clarity of the water, in addition to improvements
in odour and taste, when compared to standard
tap water.
Perfect precision
Besides providing refreshing, chilled water, the
use of filtered water is rumoured to be the critical
secret component in the art of making the perfect
cup of tea or coffee. By using purer water for hot
drinks, the flavours are untainted by chlorine and
other distasteful chemicals. Hot taps go one step
further to perfecting your hot tipple of choice, by
delivering water at 98 degrees centigrade; the
textbook temperature hot enough to brew your
tea leaves but not to risk scalding / burning coffee
beans.
Ideal for family homes, hot taps are also
heralded for providing peace of mind where
safety is concerned, ruling out hundreds of
casualties that arise as a consequence of knocked
over kettles. Many of the taps include various
safety measures, providing a child lock that goes
that extra mile to enforce a protective, safe
environment for kitchen dwellers of any age. For
kitchens aiming to embody the spirit of a family-
friendly heart of the home, the hot tap has
become the must-have interior accessory.
If the health, safety and environmental merits
of hot taps are not convincing enough, the
industry has been sold on the contribution they

I
n any home, regardless of size, the
kitchen acts as a pivot point. Whether to
dip in and out of it for a quick coffee or
to cook lengthy, elaborate meals, we all
need a kitchen in some capacity and
naturally gravitate towards them.
When designing a kitchen there are many
aspects to consider, such as style and size of
property, client taste and project budget,
however function should be the principal focus.
If the space planning and streamlining isnt
mastered from the outset, no matter how
beautiful the completed project may look, the
kitchen wont work or serve the desired purpose.
I start my design process by interviewing my
clients to really understand their brief and
requirements. How many people will use the
kitchen? How often and what sort of meals do
they cook? Do they eat in the kitchen or have a
dining room? What do they need to store? What
size fridge do they need? Dishwasher? Drinks
fridge? Coffee machine? And so on. Once I have
built up an inventory list of what to include
within the design, other points should be
considered such as age of client; can they bend to
take things out of a low oven or should these be
placed at eye level? Do they have young children?
If so, low level glass fronted units would be a bad
idea! Do they have pets which need a home
within the space? Armed with this information
the design process can begin.
Kitchens are a place of action where
procedures and systems take place; these
processes will depict the basic layout. A working
triangle is often referred to whereby grouping
the kitchen into three areas; storage and

preparation, cooking, and washing. In doing this
an efficient work space is achieved. The first
person to adopt this method of kitchen design
was Christine Frederick. Writing a book titled:
The New Housekeeping, Efficiency Studies in
Home Management published in 1913, her ideas
and design strategies were quickly adopted and
are still highly prevalent in kitchen design today.
As our lifestyles have changed, so has our
approach to kitchen design. Gone are the days of
hiding the kitchen away, many properties dont
even have a separate dining room; we therefore
eat and entertain within our kitchen spaces. Lives
are busier, time is precious and as a result,
kitchens have become an integral part of our
everyday living; usually sitting centre stage within
the home.
Trends have evolved in line with this lifestyle
change. Functional, simple, laboratory style
kitchen design with emphasis on hygiene has
made way for glamorous kitchens built for
entertainment. Whether traditional or
contemporary in style, the use of sleek work
surfaces, beautiful lighting schemes, deluxe
appliances, integrated AV systems and elegant
finishing touches are ensuring the kitchen has
become a live theatre from which we entertain.
Natural materials
2013 saw an increase in the use of natural
materials such as grained tactile woods, stone,
marble, metal and glass within our kitchen
designs. Intricate detailing of cabinets can turn a
simple cupboard into a beautiful, bespoke piece
of furniture. Craftsmanship, quality, longevity and
environmental responsibility are words heavily

considered in todays kitchen design. The trend
being to make something beautiful which will
sit in harmony with the building and last for
years rather than a feature kitchen with a short
life expectancy.
Kitchens are an investment. Size and budget
range vastly from project to project but
regardless of the size, a kitchen has a
quantifiable impact on property value. The
smallest kitchen Ive designed was for a
compact apartment in central London. With little
space and clients who rarely ate at home, the
kitchen was designed to fit into an elegant
rosewood sideboard with inlaid bronze detail.
The twin hinged worktops revealed a sink, small
hob, fridge and bin, with storage cupboards
discreetly hidden away inside. When out of use,
the piece sat perfectly at home in the drawing
room dressed with a vase of flowers.
As we move into 2014 I predict kitchens will
continue to blend the contemporary with the
traditional. Clean elegant lines combined with
rich traditional materials, dark rich woods,
practical space planning and dramatic lighting
schemes will ensure the stage is set for many
more dramatic performances!

Canadian
slate with a
Welsh ancestry
HISTORY The Glendyne
Inc. slate quarry is located
in Saint-Marc-du-Lac-Long
in the province of Quebec,
Canada. The slate deposit is
of exceptional quality since
it is free from pyrite and any
other metallic intrusion. The
slate deposit was discovered
when the transcontinental
railway was built at the
beginning of the 20th
century.
It was rst operated by
Welsh miners who had to stop production
a few years later due to World War I and the Canadian
governments war effort to support European allies.
In 1995, a group of local businessmen resumed operations of
the quarry.
DEPOSIT Glendynes opencut deposit
is located along a dark grey slate bed that
is part of a vast mineral assemblage of grey
slate, dark grey siltstone, and quartzite found
in the Temiscouata Formation (Devonian
400 to 350 million years). During the
Appalachian orogeny, these sedimentary rocks
were distorted into large folds and acquired
ssility. Fissility is as regular as the minerals
are ne. Fissility refers to the property of rocks
to split along planes of weakness into thin
sheets. This is commonly observed in slates and
phyllites, which are foliated metamorphic rocks.
A highly ssile rock splits easily along the cleavage.
Slate found at Glendynes quarry is dark grey with a tone of
blue. Its colour is very homogeneous despite the presence of
a light stratication marked by silty beds which, often of very
ne nature, do not affect slate schistosity.
Due to the Nordic climate, surface alteration is very low. The
deposit was preserved from meteorological alterations typical
of temperate and hot climates. The Glendyne quarry is thus
proud to produce stones of very high quality.
PRODUCTION Glendyne Inc. mainly produces roong
slate for institutional and residential buildings and for
landscaping purposes. The manufacturing processes combine
tradition and expertise passed down from master quarry
workers in France with high technology in order to provide
a top-of-the-line natural slate product. Glendyne applies
the highest quality standards of the industry using the best
management systems for production, quality, health and
safety as well as environment. Strict controls
applied from the beginning to the end of
the transformation process ensure clients
obtain slate complying with their quality
requirements. Processing a block of slate
weighing several tons into a small, ne,
and consistent piece of slate only a few
millimetres thick can be summarized in
seven main steps.

I. Tracing - An operation unique to Glendyne!
A specially trained expert, called a marker, is
responsible for analysing the large slate plate
originating from the quarry in order to extract
the best part of the stone and determine the
future dimensions of the slate. The marker draws the lines indicating
work to be done by saw operators.
2. Primary Sawing - Using high technology equipment, plates are
precision cut into strips according to the markers indications.

Condensulate Xtreme is one product that
insulation specialists GTi in Argyll says stands
above all others in protecting condensate
pipes for condensing boilers from freezing.
This fit and forget solution is developed from
what GTi calls a space-age trickle-down
technology material called Aerogel. This lightweight material
means that Condensulate Xtreme, unlike other solutions, does not use
any moving parts, thermostats or electricity, and therefore no power
supply is needed for the systems use.

The EcoHouse was created to show
how energy saving measures can reduce bills and carbon emissions whilst
providing a more comfortable living environment. John Kelly, marketing

The retrofit home heating control device
Chop-Cloc has been shortlisted for the 2014
UK Ashden Awards.

Making sense of the
Renewable Heat Incentive
W
ith the cost of fuel
continuing to soar, green
heating systems have
become an increasingly
popular choice amongst
self-builders. Whether
your project is off-grid and you are looking for a
viable alternative to oil, LPG or solid fuel or you
want to break an evermore costly dependency on
the big six a heat pump, biomass boiler or solar
thermal system could provide the ideal solution.
Not only do these technologies offer real energy
security and protect against future price hikes,
they are also likely to have a positive impact on
the value of your property in the long run. Whats
more, thanks to the long-awaited introduction of
the governments Renewable Heat Incentive
(RHI) for homes, these systems are now set to
become long-term income generators as well.
What is the RHI?
The RHI is a Government-backed financial
incentive scheme designed to encourage UK
homes to swap to renewable heating systems
reducing our dependency on fossil fuels and
cutting our national carbon footprint in the
process. Under the RHI, sustainable technology
owners are rewarded for the renewable heat they
generate over a seven-year period. A tariff
structure sets out how much each system can
earn (measured in pence per kilowatt-hour of
renewable heat produced).
Its worth noting that these tariffs are the
maximum payment levels available. In the
instance of sudden or unexpectedly high demand
for any of the qualifying technologies (e.g. a surge
of applications amongst air source heat pump
owners), the government can reduce the tariffs
by 10-20 per cent.
Before the launch of the RHI, an interim
measure (known as the Renewable Heat
Premium Payment RHPP) was introduced to
help homeowners cover part of the up-front cost
of investing in green heating technologies. The
domestic scheme was confirmed for
introduction in spring 2014. The non-domestic
scheme (aimed at businesses and large-scale
developments) has been operating successfully
since 2011.

This spring, the Government introduces its flagship scheme to support the use of
renewable heat in UK homes. Phil Hurley, managing director at NIBE, explains what
this means for self-builders and why there has never been a better time to go green
Who is eligible?
Anyone who fits an air or ground source heat
pump, biomass or solar thermal system in a single
domestic property is eligible for RHI payments
(whether they are an owner-occupier or private /
social landlord). Self-builds are the only new-
build properties that are eligible.
How will I benefit?
As well as cutting your homes carbon footprint,
installing an RHI-eligible technology will bring
you all the usual economic benefits of a
renewable heating system and more. Not only
will it reduce your reliance on costly on or off-
grid fossil fuels, it will also provide you with
quarterly payments for the next seven years
(tariffs will adjust in line with inflation).
The payments
Payment calculations differ slightly across
technologies. These are based on an estimate of
how much heat the property will require from the
system and how it will perform once installed.
For example, a ground source heat pump fitted in
a typical four-bedroom house could generate
annual payments of around 3,400 (or 24,000
over the seven-year scheme).

Your installer will
be able to provide you with exact figures for your
chosen system using your propertys Energy
Performance Certificate (EPC). If you benefited
from a voucher payment towards the cost of the
system under the RHPP, this will be deducted
from your payments.
As part of the Governments investment in
further research and development of renewables,
there is also an opportunity to earn an extra
annual payment by signing up to the Metering and
Monitoring Service Package. This is where users
opt to have a meter fitted to record the
performance of their system, and are rewarded
with a payment of 230 / year for heat pumps and
200/year for biomass.

energy demand of 25,000kWh, system seasonal efficiency (SPF) of 3.7 (at 3* in heat emitter guide) and
tariff payments of 18.8p per kWh.
How can I apply?
The most important first step for any RHI
application is to seek expert advice. A renewable
heating specialist will be able to look at your
plans, talk to you about what sort of heating setup
youre looking for, and help you find the right
solution. To qualify for RHI payments, your
system needs to have been fitted by an installer
who has the right training and accreditation under
the Microgeneration Certification Scheme (MCS).
NIBE VIP installers can also offer an extended
warranty so it pays to make sure youre dealing
with an expert.
Once youve discussed your project and
requirements, your installer can advise on the
best renewable heating technology for your setup.
This will depend on the size of the building, its
heat-loss protection, and whether you have
access to a power supply. For example, an air
source heat pump might work better for a new-
build property with underfloor heating, where a
biomass boiler might be suited to a rural, off-grid
home with enough space to store fuel. Whatever
the technology you choose, it must be fully MCS
accredited to qualify for payments.
Once the installation has finished, your installer
will commission your system and provide an MCS
certificate to show that it has been fitted in line
with the relevant guidelines. Before applying for
RHI payments you will also need an up-to-date
EPC showing how efficient your property is. For
most self-build projects this is done using the
EPC obtained at the end of the build. For
retrofits, applicants need to arrange a Green Deal
Assessment (GDA) which will advise on measures
to improve the homes efficiency (these need to
be carried out and a new EPC obtained before
going ahead with the RHI application).
Once you have the right documentation you
can apply for the RHI online via the Ofgem
website (ofgem.gov.uk). The site will guide you
through the application process, from submitting
your documents to providing your bank details
for payments.
Going green, staying warm
Once your application has been successfully
accepted, you are all set to start generating
renewable heat and receiving RHI payments.
Going forward, you will need to ensure that your
system is maintained in line with manufacturer
and RHI requirements, and that you continue to
declare that your system is in good working order
every year. Those self-builders successfully
applying in 2014 can continue to reap the
financial rewards of the RHI for the next seven
years and ensure a greener, cost-effective and
more self-sufficient future for their home in the
long run.

The vertical studs are covered on both sides with
8mm OSB boards and 12.5mm plasterboards. The
walls, therefore, dont warp or bend and are the
perfect base surface for any kind of coverage, or
look.
External:
HANSE HAUS can create almost any external
features requested starting with a straight-
forward and unfussy design, which is nonetheless
based on traditional forms, making it suitable for
most planning environments.
The standard external design consists of a triple
construction:
3mm reinforced STO plaster (waterproof level).
Fibreglass mesh.
2mm float synthetic STO render in a range of
different colours.
Additionally, its possible to choose a brick /
stone cladding (limited on weight of cladding,
max = 35 kg/m
2
), or a cavity with a real external
brick / stone, or wooden cladding.
Here we take a look at some HANSE HAUS
projects:
Our design had to be sympathetic to the
enclosed wooded plot, hence the wooden
cladding, and also low maintenance, hence
we used Western red cedar with a high
performance self-cleaning render,
unpainted zinc metal work and UPVC
windows.
Its worth seeking expertise on the
design especially if you want a
contemporary house as a flat roof, for
example, costs considerably more, as do
any fancy curves. I suppose it comes down
to defining your priorities. For us, the
added expense of the flat roof was an easy
choice to make for the overall appeal and
performance of the house, as well as
reducing the height and mass of the house
in the eyes of the planners and neighbours.
The only downside was the loss of storage
space.
Internally, we wanted a more open plan
design with an efficient use of space, hence
we have some dual-use rooms and less
general circulation space than usual.

Winn full of light & with beautiful sea views
We designed the house to take full advantage of
the view from the living accommodation
upstairs and on the ground floor, in the granny
flat where my mum lives. The only thing that we
had to change was two dormer windows in the
front bedroom, which the planning office didnt
allow, so we had to put a Velux in instead. As for
the finish on the exterior, we were inspired by
the houses wed seen on the HANSE HAUS
DVD, concluded Jenny Winn.

We knew nothing about building houses and
wanted to go with a company that could take
care of everything for us. We talked to one of the
HANSE HAUS architects who was able to lead us
gently by the hand through the design process.
Although it wasnt our original plan, having
looked at the various show homes at the HANSE
HAUS headquarters in Germany, we decided on
an open-plan kitchen, living and dining area,
which gives us a lovely open space, filled with
light by the big windows. Were so glad we went
for open-plan; its amongst our very favourite
features of the house, explained David Nash

We wanted a contemporary family home
encompassing lots of natural light. The living /
dining room for example, has huge windows
and patio doors, which means that not only is
the view over the garden and towards the
coast maximised, but the natural solar
radiation is used efficiently to heat the house.
In the end, the fact that weve built the house
we wanted in terms of design, which is also a
Passivhaus, is the icing on the cake, said
Richard Stent.
N.B. Its preferable (although not vital) for a
Passivhaus to have a front porch, which is
external to the rest of the house, acting as an
air lock and preventing external air from
entering directly into the house.

YB: How did you come up with the concept for
your new integrated doors?
PW: For the past six decades, Centors
developments have fuelled the architectural trend
for larger openings. As higher and wider glazed
areas were introduced into dwellings, we became
aware of the problems that arose and how
conventional solutions forced homeowners to
sacrifice the clean, elegant aesthetics of their
home. Our objective became creating systems
where homeowners could comfortably connect
with their world outside without compromise. It
became apparent that we needed to look at the
opening in its entirety, not as individual elements,
and in so doing weve created an industry
breakthrough and a whole new category of doors.
YB: What are the key considerations self-
builders should take into account when
specifying patio doors for their project?
PW: Self-builders should be thinking about their
lifestyle, the way the room will be used and how it
will connect with the outside; how much access,
controlling sunlight and heat shading and
retention and privacy especially in the evening.
Then once all these factors have been addressed,
consider the finished appearance of the opening
as part of the entire room.
YB: Many readers may have experienced
flimsy French Doors / patio doors,
draughtiness, poor locking etc. in colder
weather over the years, how did Centor
address these problems?
PW: Looking at our doors from the inside you
would be forgiven for thinking they are wooden
construction, but this is not the case. The frame
and doors have thermally broken aluminium
profiles with a solid wood lining on the inside, as
this construction method gives rigidity, thermal
stability and maintenance-free durability. It is no
accident that integrated doors operate flawlessly
and with the lightest of touches. Perfect
installation by our trained dealers is aided by the
adjustability of the hardware systems to allow for
imperfect buildings and building movement.
The frames, panels, hardware and seals of
integrated doors have all been designed to work
in harmony with each other, eradicating the
problems described. To give total reassurance, we
have undergone independent testing for thermal
performance, operational durability, air and wind
pressure and water-tightness.
YB: There is much talk about bringing the
outside in and breaking down barriers to the
outside world. How do Centor Integrated
Doors achieve this better than other options
on the market?
PW: Its all about controlling the connection with
your living environment; bringing the outside in
is a great way of enjoying the beautiful outdoors.
That is until rooms overheat from harsh sunlight,
or you want your privacy at night, or moths and
midges invade your home. Having the option to
provide shade and privacy when needed, and
protect your home to make those summer
evenings last longer just makes inside / outside
living better, all day, all year round.
YB: You offer fully integrated insect screens
which are very prominent on the continent, is
there an increasing demand for this in the UK?
PW: The UK has only just started to catch-up with
the continent by using outside space to its full
potential. When we blur the lines between indoor
and outdoor living, the need for insect screens
increases. There has also been an increased
demand given the growing trend in improvement
and extensions to rural homes which suffer from
insect problems more frequently than urban
locations. Whats different about Centor screens
is how they retract from and into the jamb so they
are fully concealed when not needed. This has
added importance for a feature which is used only
seasonally or occasionally.
YB: What size openings can be achieved with
the Centor Integrated Doors, and what
configurations are available?
PW: This really depends on the screen options
chosen by the homeowner. We can cover
openings up to 4.7m wide with one screen, so
within this one opening it is possible to have both
a screen and shade built-in. If only one screen or
blind is needed, then our doors can be specified
up to 9.4m wide. All integrated doors can be up to
2.8m high.
Centor Integrated Doors are manufactured in
the UK to customers specifications as two-or-
three-panel sliding, folding, French and single
door configurations.
YB: How have you been able to achieve the
clean lines when incorporating blinds, hinges,
locks and handles etc?
PW: This has been of the utmost importance when
creating integrated doors, and every element has
been carefully crafted so doors do not distract
from the outside view. Screens and shades are
housed in the frame jamb, hidden from view and
we redesigned our hardware systems to be
invisible from the inside. The end result is one
where the frames, door rails and stiles are
symmetrical, so the finished appearance is clean
and uncluttered, just the way the architect
envisaged.

YB: Security is high on any homeowners list of
priorities. How have you managed to achieve
the balance between aesthetics and security?
PW: Integrated doors are built to withstand
hurricanes and this inherent strength makes them
resistant to physical attack. Our locks on
intermediate folding doors engage and dead-lock
automatically, so securing is a simple procedure
irrespective of the door height. On all primary
access doors we use high security five point-point
locks with euro cylinders to the customers
security specification.
YB: They look very much a high-end premium
product, is there a particular type of property
that your doors lend themselves to?
PW: The properties of discerning homeowners.
These precision manufactured doors will
complement the vast majority of architectural
styles, being compatible with all types of wall
construction. This does not make our standard
aluminium door-set any more expensive than its
closest competitor, and if the cost of alternative
window dressings is added, then integrated doors
offer good value with better functionality.
YB: Are there any maintenance issues with
your integrated doors and what sort of life
expectancy do they have?
PW: Maintenance free aluminium on the outside
with solid wood on the inside is the best of both
worlds. Moving doors just need the minimum of
maintenance and this applies to Centor doors.
They have been designed to be serviceable so
they last a lifetime; 30 years should be the
minimum expectation for typical homes. Screens
and shades may need to be changed for stylistic
reasons so these can be changed without
dismantling the frame.
YB: You launched the doors at GDL in 2013,
what sort of response have you had from the
market?
PW: Being our first public showing of integrated
doors we didnt know what to expect as our
launch in the USA had been at an architects
convention. There were 16 Centor staff on duty at
Grand Designs and everyone was fully occupied
throughout the exhibition none of our team had
ever experienced such a positive reaction to a
brand new product. Our design group felt a great
sense of achievement from the positive comments
of the visitors one architect saying: I would
build a house just to put these doors in. The
exhibition organisers gave us a product award
too.
YB: What do you feel will be the next big
development in the door market?
PW: Integrated windows to complement your
integrated doors!

o youve decided to self-build? No
doubt youve spent hours deciding
on every detail of the functionality,
aesthetics and technical
specifications of your house. But
what about the footings and
foundations? Whilst the house itself may be the
exciting bit, its essential to get the foundations
spot on for any build, and especially if youre
opting for a pre-manufactured house in which
case, the foundations must be precision-
engineered.
In this feature I will take a look at everything
any self-builder needs to know about different
types of footings and foundations:
Soil survey
First things first; you need a soil survey to
identify the soil composition and ultimately, to
ensure that your footings are
constructed appropriately to
support the investment in the house.
The soil survey involves digging trial
pits from which samples are taken at
various depths. The samples are analysed in a
laboratory to determine the actual make-up of
the soil percentage sand, clay, grit etc. It also
takes into account the moisture content and
checks are made as well for the presence of
hazardous substances such as radon.
N.B. A soil survey can cost from 1,800
2,500.
Topographical survey
This shows the layout of your site and its level
relatively to a standard datum. A topographical
survey isnt always essential but can be very
useful. Allow 1,000 to 1,500.
Structural calculations for footings
The technical specification for the footings is
dependent on the soil survey and combined
with the structural drawings, the depth of the
footings, whether double or single steels are
needed in the slab and the required depth of the
concrete over-site, etc., would then be
determined by the structural engineer who
produces structural foundation and slab
drawings. One things for sure, its vitally
important to get the structural calculations right

to enable the groundworker to work to the
precise drawings.
N.B. The structural calculations can cost
1000 1800.
Footings
The depth of the footing is initially set in the
technical specification and is based on the load
the footings have to bear and the soil
composition as identified by the soil survey.
The normal depth for footings is 1 metre for
estimation only, but the structural engineer will
determine the depth according to soil type and
density. Identification of pockets of poor soil
structure, tree roots, etc., can result in the
footings having to be made deeper. This
problem is more likely to be encountered on
brown field sites i.e. those where there has
been construction in the past and where theres
a presence of trees.
Types of foundations
Depending on the type of ground, different
types of foundation are available:
Strip foundation
This is a footing dug to depth issued by the
structural engineer and checked by the building
inspector. Strip foundation has a concreted
footing block to the under slab, and then a mesh
bottom with an anti-crack mesh over internal
walls which is shuttered and concreted.
Trenchfill foundation
This is the same as strip foundation but the
footings are filled with concrete to a specified
level thus cutting down the block depth.
Piled foundation
Used if the soil is unstable, i.e. soft clay or
where the ground is not consistent all the way
around the footing and theres very low
compaction.
Raft foundation
A reinforced concrete raft or mat is used on
very weak or expansive soils such as clays or
peat. They allow the building to float on or in
the soil. A raft is used where the soil requires
such a large bearing area that wide strip
foundations are spread too far, making it more
economical to pour one large reinforced
concrete slab. A raft is an alternative to piles as
it can be less expensive.
Pad foundation
Used when isolated loads need to be supported,
for instance to support the columns of a steel or
post and beam frame house. The load is
concentrated on a small area.
N.B. Some pre-manufactured housing cant
use block and beam as they need ground
bearing or strip foundations due to their fixing
bolts. On some of the foundations some pre-
manufacturers also require different tops. For
example, some English timber companies
require an upstanding on every internal and
completely around the outer edge of the slab of
a dolly block. This allows the timber frame to
be above the wet screed that would be placed
inside the house as a flooring.
Beware of escalated costs
Removal of waste can incur an extra cost. An
estimate is usually based on the assumption
that soil excavated during the digging of the
footings can be redistributed around the site. If
that is impractical or undesirable though, the
waste soil will need to be removed. The price
for this varies widely throughout the country
with costs varying between 180 and 250 for a
single 16 ton load. The cost for disposal of
plants and other green matter can be even
higher, and it is worth considering the
environmentally friendly alternative of chipping
and composting on site. In some cases local
bye-laws may permit burning of the organic
material on site, but you need to consider the
impact on your neighbours even where the
practice is permissible.
Remember also that although your house is
free of VAT if it is your primary private
residence, any services that you buy are not
VAT exempt. So you will more than likely have
to pay VAT on the soil and topographical
services, the disconnection of services
(reconnection or first time connection are
normally exempt) and the hire of security
fences, gates, signs and toilet

your House
in order:

T
his is probably the most exciting
time of the year, as not only does
Spring herald the start of good
weather and new beginnings, it is
also the time when we wave
goodbye to dark winter evenings
and unfavourable conditions, and get cracking on
bringing our self-build projects to life!
If this is your first project, you will have
hopefully spent the winter months budgeting and
planning your build, appointing the relevant
contractors and planning the delivery schedule
and lead-times from both UK and overseas
suppliers. Of all the phases to your build, this first
phase is the most important as it sets you and
your site up for the entire build project.
When I conduct the increasingly popular self-
build walking tours here at the NSBRC, the first
topic I address is site set-up. Often overlooked or
put down the list of priorities, getting the
infrastructure right in the first place pays
dividends in the end, and I am often amused by
those self-builders who have a light bulb
moment!
Whether you are developing a brownfield site
or building on existing footings, you should have
by now had a land survey completed to establish
boundaries, ground conditions and any
restrictions / covenants placed upon the land.
Foundations generally account for 25 per cent of
your project budget, so any information that
could help you on your make-up of your ground
will help to combat any large increases in costs
and may prevent any delays due to foundation
changes. It is also worth noting that a survey is an
essential element if you are seeking finance for
your build, but it also alleviates any future
boundary disputes with neighbours.
Areas for consideration
So lets start looking at your building plot and
what you need to consider. Are there any
established hedgerows or trees bordering or
inhibiting the plot? Yours is not the only home
being built this spring thousands of miniature
homes are being built in hedgerows and trees by
wild nesting birds so if you are going to cut back
or remove hedgerows, it is advisable to do this

who are either considering or embarking upon a self-build, The
National Self Build & Renovation Show, Friday 7 Sunday 9 February,
is perfectly timed and promises to give you all the tools, information
and confidence you need to succeed.

event covers everything from finding the right plot or finance, to how
to project manage it yourself, and gives you unique access to self-build
experts, consultants and those who have built their dream home and

techniques, technologies and energy eco solutions, plus access to over
240 exhibitors. I will also be hosting daily self-build tours throughout

Next steps
before the onset of spring (March / April). It is
also worthwhile consulting with specialist tree
surgeons who can advise on whether there is a
tree preservation order (TPO) on those within
your property, since it is illegal to cut down,
uproot, prune or damage a tree with a TPO
without the local councils consent. It is also
worth considering that removing existing trees
can also affect the foundations.
As Ive always advocated, a clean and tidy site
makes for a happy and orderly build even
though you may start your build in spring with
favourable weather, it does not mean that it will
always be the case six months later! Have you
thought about site layout, amenities and the
movement of contractors vehicles in and out of
the plot? I strongly suggest that the first thing you
do is to create hard standing, or ideally a
driveway, to ensure that lorries and contractor
vehicles not only can access the plot with ease,
but any mud and dirt from the site is not
transferred onto a carriageway (best to avoid
being prosecuted for creating treacherous road
conditions from muddy tyres!). Also think about
where you will position the plethora of skips that
you will undoubtedly use will this be on your
plot or on a road?
Making a checklist
Its all too easy to get carried away with the
niceties of your self-build project, i.e. how the
finished home is going to look, how your lifestyle
will change and what interior fixtures and fittings
will be introduced. If you have appointed a
project manager then the majority of the hassle
will be undertaken; however if you are self-
managing the build, you will need to drill-down to
the basics such as:
c On-site Site Office it is essential that you
have a dedicated Office and Site Diary as this is
the first reference point for all site activity. This
needs to contain details about the day-to-day
running of your project, what materials came on
site, who came on site, conversations with
contractors, changes made from original plans,
essential contact details, etc. This will help you if
you have any discrepancies with materials or
variations with your contractors as you can bet
they will have one!
c On-site toilet provision where will you
position them (so as not to conflict with
neighbours), how many do you need, how often
will they be cleaned / replaced?
c Site security is this your responsibility or
that of the site manager? Is it required, and if so,
will Harris fencing be sufficient?
c Site insurance often overlooked but
essential if you have machinery, temporary
buildings and storage containers on-site.
Dependant on the policy, site insurance will
protect you from theft, natural damage and can
also cover accidental liability claims. Some
companies like BuildStore offer specifically
designed insurance policies for the self-builder.
c Build disruption the majority of self-build
projects take a minimum of six months to
complete. It would be nave to think that your
project will be completed within your allotted
timescale, so make contingency plans for
additional disruption on site and keep all parties
informed of developments.
c Services & utilities Since it can take weeks
to plan and arrange connection to services and
utilities, it is best to establish what provisions
need to be taken. Will your contractors provide
their own generators and will the noise affect
your neighbours, or do you require a temporary
water and power source? If you are thinking of
temporary supplies, think of the position and
whether you can utilise these after the build to
avoid costly and disruptive re-connection.
c Materials although you may have already
specified your build materials, its always wise to
have a Plan B. Make sure that you have checked
lead-times and availability. Currently there is a
shortage in blocks and bricks so maybe now is
the time to explore other options such as ICF and
timber frame? Will this change in materials affect
your budget, build time or planning approval and
add to possible delays?
c Contractor agreements if you are
outsourcing build and associated tradesmen,
confirm start dates, permits required and penalty
clauses

legislation and amendments to the
Building Regulations, self-builders
are all too familiar with and
make it their business to
understand the rules they must
adhere to when undertaking a building or
renovation project, in order to make informed
decisions.
When it comes to windows, the current
regulations in the UK require all domestic
replacement windows to be band C or higher. The
Window Energy Rating (WER) band that a
window falls into shows the net heat loss (or
gain) of the window. Because of this, many people
actually opt for band A or A+ windows to ensure
they have the most energy efficient solution and
protect themselves from further regulation
updates. What many dont know is that this can be

Orangeries:
The attractive option

uilding an orangery onto
an existing property or
incorporating one into new build
plans is a great way to add value
to a property, by creating an
attractive feature that provides
a light and airy space. Studies have shown that
increased exposure to daylight can improve
a persons wellbeing, indeed category 7
of the Code for Sustainable Homes aims to
improve the quality of life at home through good
day-lighting.
An orangery is midpoint between an extension
and a conservatory, however unlike a
conservatory it can be used all year round as it is
constructed from a combination of masonry,
insulation, windows and doors. Like most new
structures, they require planning permission and
need to comply with Building Regulations. The
current requirements state that an orangery must
be built at ground level and be less than 30ft
2
.
Half of the new wall and three quarters of
the roof must be glazed or have a translucent
material installed, and high quality external
doors need to separate the space from
the house.
Two rooms as one
Since building an orangery is normally designed
to create extra space in a house, the idea of
separating it from the rest of the property with
external doors can be off putting. However, the
installation of bi-folding doors that span a walls
entire length can be a means of achieving this
effect without contradicting the requirements.
When the doors are opened the two rooms can be
combined as one, meaning homeowners can
benefit from the extended space and still adhere
to Part L of the Building Regulations. Whats
more, the large glazed areas and slender frames of
bi-fold doors from manufacturers like Black

and flood a home with natural light, even
when closed.
Focal point
An alternative option would be to install gliding
doors, which are available in a wide variety of

Windows are also fundamental to creating
character in a building, as well as helping to
achieve energy efficiency, so choosing high
quality products for the walls and roof of the
orangery is another key consideration.
Timber has long been seen as an aspirational
choice for windows and doors, but it is also
widely recognised as one of the most efficient
natural insulators available, so when
combined with technologically advanced

Case study
Andersen windows and doors from Black Millwork were recently used
in a unique style to create an exceptionally light and airy orangery at a
home in the North Yorkshire village of Croft-on-Tees. Thanks to their
clean lines and minimal maintenance requirements, the Andersen
windows have provided an abundance of daylight and solar gain, which
has significantly reduced the propertys energy use.
The structure, built by registered Black Millwork dealer, Vitrage Ltd,
in County Durham, was designed around Andersens standard sized A
series casement windows and sliding doors, using a traditional concrete
and block foundation with brick-faced insulated dwarf walls. The
supporting pillars were constructed from combined and insulated
railway sleepers used to create a unique and substantial assembly,
adding strength and a deliberately heavy structural statement to the
design. The sleepers were painted with black Bitumen paint to provide
a rustic contrast with the clean lines of the Andersen products.
Mr and Mrs Wood, the homeowners, commented: We are really
pleased with our new orangery. It has enabled us to relax and enjoy our
garden and Koi fishpond from indoors all year round no matter what
the season.
As the structure has insulation and high performance windows and
doors we are now able to warm the rest of the house whenever there is
some sunlight, by simply opening the internal doors which lead from
the orangery to the inside of the house. The Andersen products also
give us peace of mind that we will not have to worry about keeping up
the external appearance, as they require no exterior decoration, ever!

home in Caldy, one of Wirrals
most prestigious addresses.
The owner bought the plot some three years
ago and spent around two of those researching
healthy and low energy build methods, and the
various products and design systems available
from across the globe.
Low Therm Solutions has delivered design and
consultancy services as part of the project, as
well as products and materials, to help achieve
the low carbon objectives. Once complete, the
house should require zero heating throughout the
year.
Chris Hirst, director at Low Therm Solutions
said: We are increasingly seeing more self-
builders and developers of various scales and
sizes choosing to design and build their home
using low energy principles. As a re-sell, rental or
a self-build this makes huge sense and will be
incredibly attractive to any new tenants that can
realise huge savings on their energy bills.
Beginning with an empty plot
Rather than remodel the existing property, it was
felt that it would be more cost effective to
demolish the property and begin with an empty
plot. The timber frame structure is being built
over two floors and includes three living areas
and five bedrooms, each with en suite.
Detailing including airtightness formed a
critical part of the design as Chris explained:
While we provide all products and materials for a
low energy build project, detailing works using
simple systems such as taping are a critical
component, ensuring the house is airtight. If air
escapes, all other components either fail or their
efficiency is greatly reduced and become far less
effective and productive.
Internal walls were sealed using DAFA tape
(supplied by Low Therm) to create an airtight
seal. The external facade of the timber frame was
clad with Rendboard from Low Therm to which a
flexible render was applied. A high quality
through-coloured render from Brillux was used to
give the external facade a clean bright hard
wearing finish

The owner said: Our new family home has been
designed to allow us to grow and evolve into it.
Weve had a keen eye on the future, aware that
energy prices will rise, and we wanted to ensure
we could always afford the running costs of the
house, which the design will allow.

oof ventilation is an important
factor in any building, with
Building Regulations (in England
and Wales) requiring that
adequate roof ventilation must
be provided. Get it wrong and it
could be to the detriment of all that hard work
and money rotten rafters, stained ceilings and
mould and damp spores. Not to mention creating
a damp, cold and relatively useless loft storage
space. Add to this the potential damage to the
rafters and it becomes a real issue that needs to
be addressed properly during the build.
Insulation Vs ventilation
With no light at the end of tunnel with regards to
the rising cost of energy, trust in energy
companies is at an all-time low. As a result, more
and more homebuilders and owners are seriously
considering installing and adopting energy
efficient measures in their homes.
Helping to reduce energy bills and keeping
homes warmer, loft insulation is one of the easier
and more cost-effective measures to install with
increases in the depth of the insulation being
flagged as a quick win in reducing heat loss.
However, if installed incorrectly and in too great a
quantity, it can in fact hinder roof ventilation.
Clear continuous air paths at the eaves are
crucial, without this through flow of air the
performance and condition of the roof from the
joists to the roofline, can be compromised.
Why is roof ventilation so important?
Roof ventilation ensures airflow across the roof
void. As moisture-laden air rises, it passes
through the building until it reaches the roof
space, entering through plasterboard and air gaps
in the ceiling caused by loft hatches, cables, pipes
and spotlights. As impermeable roofing felt
prevents any moisture escaping it is retained in
the roof void. This is ok until the air temperature
inside and out become extremes of one another,
and the moisture can no longer be held as vapour
(the dew-point) and becomes droplets, known
commonly as condensation. These droplets then

If left to settle and accumulate, this condensation
can cause the roof timbers to deteriorate.

marks and mould start to appear on the ceilings
in the rooms below.
Get it right first time the measurements
The size of the air path across the roof void is
determined by the style of roof: mono pitch, duo
pitch or flat:
Duo pitch roof greater than 15 pitch but less
that 70, with insulation at the ceiling level =
10mm
Duo pitch greater than 15 with the ceiling
following the plane of the roof = 25mm at the
roofline and 5mm at the ridge
Mono pitch roof greater than 15 pitch but less
than 70 with insulation at ceiling level = 10mm at
the roofline and 5mm at the ridge
Flat roof less than 15 pitch with insulation at
ceiling level = 25mm
Duo pitch roofs greater than 20 pitch or
greater than 10m span should have additional
ventilation at the ridge to assist airflow through
the roof void, equivalent to at least a 3mm wide
continuous gap. Additionally, if the span is greater
than 10m the overall ventilation area should be
increased to at least 0.6 per cent of the total roof
area.
Where the duo pitch is greater than 15 with the
ceiling following the plane of the roof or a flat
roof, less than 15 pitch with insulation at ceiling
level, a minimum 50mm free air path should be
maintained between the top of the insulation and
the underside of the roof decking. Air paths
should not be obstructed.
Working together
There is one solution that allows for both
adequate ventilation and good insulation though;
Swish Building Products recommends as best
practice the installation of eaves vent trays or
roll-out eaves trays in conjunction with soffit
ventilation. These are designed to sit between the
rafters, above the insulation, and force the
insulation away from the roof, ensuring that the
flow of air is maintained

pring brings with it a renewed
interest in colours and materials for
the home and a focus on which
emerging interior trends are those to
watch. Theres been quite a shift in
recent years in how we use our
kitchens and how changing lifestyles mean we
need them to deliver so much more. Consumers
have a keener eye for longevity when considering
their interiors, so this will be reflected in the
schemes and products they choose for their
kitchens and living spaces. We are likely to see
greater use of simple organic shapes that
translate into a timeless interior that is
effortlessly easy to live with. Colour, of course,
plays a pivotal role across cabinetry, fabrics,
paints and soft furnishings and the new neutral
tones of cashmere, almond and porcelain are
going to be very evident going forward.
Whilst lighter tones will continue to dominate
in the colour stakes, due to their light-enhancing
properties and ability to complement and contrast
with so many other materials and hues, the shift
towards personalisation through colour will only
get stronger. Dark greys, charcoal and graphite
are growing in popularity in both modern and
traditional schemes. By using the darker tones as
accent areas rather than across the entire room, it
ensures the space is not overpowered. These
should not only be considered for cabinetry or
worktops, they can be introduced in other ways
such as appliances, flooring, a simple blackboard
or an upholstered chair. Of course a look that in
many ways surpasses trends is monochrome, but
for a softer option than stark black and white
consider porcelain mixed with charcoal. Grey, in
all shades from lighter hues to slate will be
prevalent in all interiors, but especially in
kitchens in a range of finishes from gloss to
painted and even woodgrains.
Blue is the colour
Blue is an on-trend colour for 2014 in varying
shades from deep indigos to chalky varieties. It is
a great tone for uniting a colour scheme, for
example using blue as the wall colour and then
bringing the look together through accessories or
furniture, such as dining chairs or blue flecks in
the flooring. Theres also a touch of nostalgia
linked to blue, inspired by coastal living,
reflecting blue skies, sand and pebble-strewn
beaches and these very natural colour schemes
that evoke happy memories will be popular.
Contrasts
Its not just the colour though, the finish of
products is now a key choice when planning a
kitchen design. Matt texture is a subtle trend that
is gradually becoming more widespread, with a
softer aesthetic thats easier on the eye than high
gloss. Its also really adaptable and translates well
through to a living space for a more relaxed look.
Gloss will continue to be popular and is perfect
for the trend to mix textures, for instance a high
gloss handleless door contrasted with a matt
textured worktop.
How do we use our homes
Kitchen trends will be led by the way in which we
now use our homes. Although trends in layout
will always be dictated to some extent by the
shape and size of the room, theres no getting
away from the fact that people are choosing to
make the kitchen their main living space in the
home. Where possible walls are coming down to
create an open-plan layout. At the moment there
is a vogue for a free-standing appearance, with
individual pieces grouped together, as people
want the kitchen to look less like a wrap of units
and more like a considered piece of furniture. A
look thats more individual and less boxy and with
this curved furniture is a great way to create a
more livable aesthetic. Adding a flow to the space
with curved cabinetry not only softens the lines of
the design but can also create a more ergonomic
working area. Informality will to some extent lead
the trends in kitchen design with a renewed
emphasis on family life and converging the dining
and living rooms and kitchen as one.
Material matters
In terms of materials, there is a gravitation
towards an honest earthy feel with rustic timbers,
such as grey-washed oak which gives a more
relaxed look without being overly country and
heavy. Solid colours in various forms of painted
finishes are still popular, spiced up with textured
materials either as accent doors or on flooring
and worktops. In worktops theres a trend
towards lighter tones, especially marble-effect
finishes where man-made quartz can be used to
achieve this look, offering a very natural and light
finish with plenty of character and added
practicality. Mixing worktop materials and also
thicknesses of worktops can add character to a
scheme but is also great for differentiating zones
in the kitchen. Its also great for creating the
layering effect, and can soften a scheme, for
instance cool granite in one area but then adding
a timber surface on a breakfast bar to add warmth
and a further layer of texture

capable of being used in a multitude
of self-build applications as natural
slate. Externally, the material can
be used for roofing, sills and

It is the natural density of Welsh slate, achieved
over 500 million years, which makes it such a
versatile material, and so eminently suitable for
the self-builder who will have chosen this route to
achieve a home they might not have been able to
otherwise in terms of quality, design, innovation
and the environment. Welsh Slate, in all its
finishes and colours, helps them achieve all those
objectives.
Widely regarded as the finest natural slate in
the world due to its density, Welsh Slate benefits
from a number of highly practical properties that
make it an exceptional building material. It is the
most durable slate in the world, with a productive
(and guaranteed) life of 100 years. It is waterproof
and unaffected by normal extremes of
temperature, highly resistant to acids, alkalis and
other chemicals, and it is colour-fast and non-
fading, even in UV light.
Roofing
Welsh Slate roofing is commonly removed from
roofs after 100 years not because they have failed,
but because the roof timbers holding them up
have failed. The slates may then be re-used.
Penrhyn Heather Blue slate, for example, was
removed from St Asaph Cathedral after 400 years
in use and reused.
Natural slates properties allow complex and
intricate roofs to be designed but for the most
flexibility in terms of design details, choice of
sizes and economy, pitches should be kept at 30
or above.
Self-builders considering complementing
natural slates recyclability with solar panels
should be aware that bespoke fixing kits for slate
roofs are readily available. However, as with all
roofing materials, natural or man-made, where
access of work is required over them, loads
should be evenly distributed with crawling
boards, and if necessary, padding used to
minimise breakages.
Cladding considerations
Natural slates density also comes into play as a
cladding material, allowing it to be used for
panels as thin as 20mm. A design choice currently
popular is the use of relatively large slate panels
in a natural riven or sleek contemporary fine
rubbed finish. These are fixed in metal grids
appropriate to the size and thickness of the
panels and secured to an external wall.
The materials weathering and UV-resistant
properties also lend themselves to walling, either
as an aesthetic cladding to a structural wall or as
a fully-performing structural wall in itself. If due
to the vagaries of the British weather mortar
washes down and stains the slate, it can be
cleaned with brick cleaners and other strong
chemicals without affecting its colour or
durability.
Exterior to interior flow
Welsh Slates natural beauty and performance
characteristics also lend themselves to another
contemporary trend, that of designs that run
seamlessly from exterior to interior.
Welsh Slate has been used as floor tiles in
homes for hundreds of years. The material is
highly durable, colour-fast and with its high
compressive and flexural strength make it an
extremely strong flooring material which is easily
maintained.
Misperceived as a cold material, its density
actually enables it to retain heat (and cold)
extremely efficiently one reason why it is also
used for tableware and when used in
conjunction with an underfloor heating system, it
provides an extremely efficient means of
managing temperatures within a home through all
seasons.
And because it is chemically inert, non-
combustible and unaffected by heat, Welsh Slate
is a natural choice for kitchen and bathroom
worktops. Its impermeability means it does not
have to be sealed to ensure it doesnt stain or
allow tastes or smells to be retained, only if a
more glossy finish is required.

Case study
An eco-friendly home that has made wide use of Welsh Slate was
shortlisted in the prestigious Daily Telegraph Homebuilding &
Renovating awards.
Ty Canol (meaning Middle House) in Abergwyngregyn in Snowdonia
National Park features Welsh Slate on the roofs of the house and shed,
on the house window sills, on the driveway and for landscaping, and
on the stove hearth and surround.
A sample roof tile sent to the owners Jacqui Bugden and Ian Crystal
after they met Welsh Slate now also doubles as a cheese board!
The couple, who combine retirement with running a yacht
brokerage, were advised by local planners that permission was
dependant on the house being built in traditional-looking materials to
match the vernacular.
After we were sent the Welsh Slate sample roof tile we didnt feel
we could entertain Spanish or Chinese slate and we havent regretted
it. The house looks beautiful, said Jacqui.
Externally, Welsh Slates new Penrhyn Heather Blue tiles have been
used on the roof and porch of the timber-framed house that is clad in
natural Welsh stone. Reclaimed Heather Blue tiles feature on the roof
of the shed while chippings line the driveway.
Internally, the three-bedroomed home features reclaimed Heather
Blue on the hearth to the wood burner in the lounge and Welsh Slate
wall tiles behind.
Jacqui and Ian entered two categories in the competition Value for
Money (for DIY self-build projects that represent exceptional value for
money) and Eco Home (for projects that are highly energy-efficient
and as close to zero carbon as possible).
The couple, who rented a cottage opposite their new home during
the six-month build, achieved a small carbon footprint by focussing on
energy-saving heating measures such as a kitchen stove which heats
the oven and water, which in turn provides under-floor heating. They
also use a thermal store and solar panels on the roof.
To meet planning requirements, the front of the house had to blend
with its neighbours but at the back the first-floor lounge makes good
use of bifold doors (also used in the country-style kitchen below) and
full-height windows to maximise the view down the valley.

ICE Energy discusses The Renewable
Heat Incentive (RHI) and how it will
make heat pumps an even more
attractive option for your project

eat pumps have long been
considered a viable alternative
to fossil fuel heating systems
thanks to their efficient,
reliable and cost-effective
nature. This spring the launch
of the RHI is set to make adopting heat pumps an
even more attractive proposition, and if youre
building your own home, you could be one of the
people lucky enough to benefit.
What are heat pumps?
Despite being used extensively with great
success across Scandinavia where winter
temperatures are much lower than our own, heat
pumps are less well-known in the UK, so a brief
introduction into what they are and how they
work is probably worthwhile.
There are two main types of heat pump;
ground source heat pumps and air source heat
pumps. Ground source heat pumps access stored
solar energy from beneath the ground via a series
of pipes known as a ground loop. The ground
loop is buried within horizontal trenches
approximately 1 metre deep and 50 metres in
length where the ground temperature remains at
a constant 10C to 12C throughout the year. If

boreholes can be drilled to access the heat
instead of using trenches. In either scenario, heat
is passed through the heat pump where it is
essentially compressed to a high enough
temperature for distribution via radiators or an
underfloor heating system. Air source heat pumps
use very similar technology but unlike ground
source heat pumps which are housed indoors, the
units are placed outside of a property where they
extract heat from the air rather than the ground.
How can heat pumps benefit me?
Firstly, lets consider the installation. While heat
pumps can be easily retrofitted into existing
properties, installing them at the build stage
where they can be seamlessly combined with an
underfloor heating system to make the most use
of available space is clearly a benefit.
Additionally, if you have equipment on site which
can be used to dig the ground loop trenches, you
could save yourself several thousand pounds and
avoid digging again at a later date.
Now lets look at the cost savings. Heat pumps
can have a significant effect on running costs
thanks to their use of renewable energy rather
than fossil fuels. If youve been heating your home
with an oil boiler for example, you could
reasonably expect to save yourself in the region
of 1,500 a year by installing a heat pump.
Because your home will be built to a much higher
specification and will therefore be better
insulated than the vast majority of existing
properties, it will retain the heat more effectively
which will only increase the efficiency of your
heat pump and mean you can heat your home for
less.
Another benefit which is particularly pertinent
at the moment is the removal of supply issues.
Large areas of the UK have experienced severe
flooding in recent months which has seen some
people in rural locations effectively cut off from
the outside world. As a result, deliveries of
heating oil have been unable to get through to
these villages leaving residents with no option but
to have their heating on only at specific times and
for very brief periods. Installing a heat pump
effectively eradicates issues of reliance on fuel
deliveries whether as a result of flooding, snow or
even holiday periods.
Then there are the environmental benefits.
Heat pumps emit no noxious gasses and contain
no dangerous or explosive substances making
them a safer and more environmentally-friendly
option for your home. With fossil fuels
diminishing and their price therefore increasing,
by installing a heat pump you are future-proofing
your supply, shielding yourself from continued
energy price increases and protecting the
environment for future generations.
The Renewable Heat Incentive
The RHI is a similar scheme to the Feed-in-Tariff
for Solar PV and is a Government initiative
designed to drive the adoption of renewable
energy systems in the UK. Due for launch this
spring, the RHI will provide owners of heat
pumps with quarterly, tax free, index linked
payments made over seven years which are
designed to help recoup the cost of installation.
The rate and therefore cumulative value of
payments will vary depending on the amount of
renewable heat generated and the type of heat
pump installed. Air source heat pumps will
benefit from a rate of 7.3p per unit of renewable
heat generated while owners of ground source
heat pumps will benefit from rates of 18.8p per
unit to reflect the larger installation costs. What
this means in real terms is that a property
producing approximately 23,000 hours of
renewable heat from a ground source heat pump
could receive almost 20,000 over the seven year
lifetime of the scheme.
This means you have the opportunity to invest
in a sustainable heating system which has the
potential to be more cost-effective to run, can
protect you from future energy price rises,
requires less maintenance and will last longer
than a traditional boiler system and which could
effectively be paid for by the RHI payments, all of
which makes heat pumps an extremely
interesting proposition.
Things to consider
If the information above has convinced you to
look at the feasibility of heat pumps for your
project, there are a few things you ought to bear
in mind:
Qualification To claim RHI payments you
must be planning to live in the property you are
building. If youre building a property for
someone else then you wont qualify.
Product To qualify for RHI payments, the heat
pump equipment installed and the company
commissioning it must be registered under the
Microgeneration Certification Scheme (MCS). No
MCS no RHI.
Application Full details of the application
process are yet to be released but what has been
confirmed is the requirement to submit a Green
Deal Assessment as part of your application.
Of course when you are considering heat
pumps for your project, you need to be careful.
While the RHI is a fantastic opportunity for more
people to access and benefit from heat pumps,
there is likely to be a raft of new players in the
market, all of whom claim to be experts in the
field. The likelihood is though that most will be
small plumbers and heating companies who are
expanding their product range with little
knowledge of designing or installing heat pumps
correctly.
To get the most from your heat pump your
system must be sized and designed correctly, or
you run the risk of installing a system which
simply wont meet your requirements. Its
therefore important to ensure that the company
you choose to design, supply, install and
commission your system has the requisite
knowledge and experience, not to mention
certification, to meet your requirements.

hen looking at a new
build project, individuals
and developers are
looking at ways of
making their properties
more energy efficient
whilst keeping expenditure to a minimum. This is
due to the probability of economic issues,
immediate and long term, for example, initial
capital outlay, installation and maintenance costs.
It is imperative to have a clear vision how the
new build will be used to ensure once the project
is finished, it justifies energy efficiency. This need
is built around the guiding principle of
minimising the amount of heat required and the
energy used to create it.
This need is led by legislation, including
changes to Part L of the Building Regulations
(England), to include the requirement for new
homes to generate 6 per cent less CO2 across the
build mix from April 2014, compared with
standards introduced in 2010.
Why choose underfloor heating?
Underfloor heating is suitable for all forms of
construction and can be incorporated into any
type of floor structure.
Compared with other forms of heating, i.e.
radiators, underfloor heating offers a cost-
effective solution in terms of one-off cost with
little or no maintenance.
Choosing the right system to suit your project
and the occupiers lifestyle requirements is vital.
There are two underfloor heating systems to
choose from, electric and hydronic.
Electric underfloor heating works through
conductive wiring, which is either supplied as
matting, foil or loose wire / cable. Systems like
Warmup underfloor heating are 1.8mm thick and
very easy to install. It is simply laid onto its
insulation, which is secured to the subfloor, then
lay the floor finish of choice (wood, carpet, stone
or vinyl) and connect to the power supply. This
offers many benefits including faster installation
times and you will see an improvement in your
project cash flow as you do not need to purchase
products or labour until later in the finishing
programme.

Warmups tips to choose the right underfloor heating system
Ensure your designer knows which type of underfloor heating you require (eg. electric,
hydronic or hybrid, a mixture of both electric upstairs and hydronic downstairs). This will ensure
they design the floor structure and insulation levels to your exact requirements.
Choose the type of floor finish you want to use before construction begins to ensure that
you select the correct system to deliver the best heating results.
Obtain advice on energy usage and system optimisation and get a clear understanding of
what your running costs will be this is available from Warmup from its post occupancy monitored
housing programme and Research Centre in Germany.
Make sure you have the necessary insulation to guarantee fast heat-up times and retention.
Further, if you choose hydronic, hot and cold water services running through the property should
be insulated to ensure the correct temperature is maintained.
When using screed, make sure the floor(s) especially for hydronic are allowed to
cure and dry naturally until the full strength is reached, adhering to manufacturer instructions
and British Standards.
Choose heating contractors / installers who are experienced in installing underfloor
heating and for hydronic in setting up the manifold, pumps and values. Always make sure that a
qualified electrician fits the RCD, thermostat and final connection to the power supply.
Finally, dont be fooled by cheap imitations, check that you are given the best warranties,
guarantees and technical support. It is also important to check for accreditations, in particular
BEAB and that the system is CE marked also that the manufacturer offers service engineers
should the floor(s) become damaged in the future, this would enable the fault to be identified and
repaired without taking up an expensive floor.
The biggest issue facing individuals and developers is to ensure the construction of new build
accords with the need to exist within the limits of sustainability. The best way to achieve this goal is
to choose energy efficient solutions. These are some of the reasons why underfloor heating is the
best and most efficient option for a new-build.
Electric underfloor heating systems heat-up
quickly and because they are not embedded
within a sub-strait construction floor, they are
very responsive. When it comes to efficiency,
electric is 100 per cent efficient at the point of
use as all electricity is converted directly into
heat, unlike boiler-based systems where energy
can be wasted through the flue and heating fluid.
The heating is managed and controlled by a
thermostat, for example the Warmup 3iE energy-
monitor thermostat, which must be connected by
a qualified electrician (reference should be made
to your local authority Building Control for
certification under the Building Regulation
amendments, April 2013).
Another advantage of electric heating is that
once the underfloor heating is purchased and
installed, there is no further maintenance during
the lifetime of the system. This gives added value
and cost savings on the regular service and
maintenance costs you would incur with other
systems, i.e., radiators.

security to those who are concerned that damage
would necessitate taking up the entire floor.

I
f everyone gave the same consideration to
the selection, build and finish of their
garage doors as they did to their kitchens,
Britain might be looking a much better
place!
After all, garage doors usually account for
around a third of the frontal aspect of most
buildings. They are the most visible and among
the very first features you see when anyone
approaches your home.
Like modern kitchens, garages have undergone
a total transformation. Today, modern garage
doors are light years away from the traditional,
heavy and uniform garage doors of the past.
Thanks to new design and technology, a garage
door can offer surprising convenience and also
help transform an ordinary house into a show
home.
Today, there is a huge range of door types and
designs perfect for every build. However, like a
modern kitchen, there are a number of key
features that need to be addressed before you
make the final selection of your garage door.
Use
A key aspect is whether you intend to park your
car in the garage. Many people tend to use
garages as additional storage areas or even
workplaces, and here garage doors with entry
doors or windows might be appropriate. But for
those wishing to park their car overnight to keep
them out of the elements and secure, you will

imber remains one of the most
popular materials used in garden
landscaping and in particular
decking which can provide the
ideal solution to creating spaces
for relaxing, entertaining and
dining in any garden right across the country. The
use of decking in order to provide additional
living space is now common practice, as is its
deployment to create walkways, feature zones
and swimming pool surround terraces.
Timber decking is very flexible in terms of
design and installation with a vast range of boards
coming in different lengths, widths, materials and
colours. As a natural material, timber decking
offers a more attractive appearance, often
complementing a gardens aesthetic.
One of the most important issues to consider as
a self-builder when specifying timber decking is
quality. Getting the right quality decking will
reduce maintenance costs in the long run. That
said, the environment in which the timber
decking is to be used is also crucial exposure to
extreme weather will have an influence on the
maintenance of the product.
If selecting softwood decking, generally pine or
spruce, the timber should be close grained with
narrow growth rings this indicates a denser,
slower-grown material which, when machined to
a profile, provides a cleaner and more precise
finish. Also key in the selection is moisture
content and, as highlighted by the Timber
Decking Association, the timber decking should
have a moisture content no greater than 20 per
cent to reduce the risk of distortion caused when
timber with higher moisture levels dries to suit
local conditions.
Softwood decking needs to be pressure treated
prior to installation but most, if not all, softwood
is sold as such.
Guarantees
It is also important to look for products with long-
term guarantees. Guarantees of up to 15 years are
offered on many deck products.
The types of decking available on the market
vary from standard basic boards to grooved
options which are designed to facilitate rapid
draining of the surface. This is an important
consideration when creating the sub-base or
frame for the decking, be sure to allow for a drop

in a certain direction away from the building if the
deck is butted up against one, or away to the side.
Generally a 2mm fall over 1m is sufficient.
Enhanced grip / low slip
Also available are boards that offer enhanced grip
or are low-slip. One example is Walksure, a board
that has an EDPM rubber inlay providing a softer
feel underfoot or additional grip for walkways for
example. Walksure comes in a range of colours
which can be selected to match or contrast with
the garden surroundings. GrasseDeck is another
option, combining artificial grass and decking to
provide not just a striking aesthetic but an ideal
low-slip option.
A quality and performance rating scheme run
by the TDA, DeckMark and DeckMark Plus
provides reassurance that products have been
approved and tested to relevant BS standards.
This identifies those which have been
independently tested for slip resistance in
accordance with the British Standards, such as
BS7976. It is well worth looking out for either
DeckMark or DeckMark Plus when selecting your
choice of timber.
Planning ahead
Like all timber, decking will expand and contract
depending on the weather conditions. It is
recommended to purchase deck boards at least
one week ahead of their installation in order to
enable them to adapt to the local atmosphere, and
any timber that you cut should have the ends
treated to ensure longevity.
Planning work is important. Once the location
and purpose of the deck is decided, other issues
such as privacy, sunlight and shade should be
taken into account to ensure the structure is
positioned correctly.
For softwood it is recommended that a gap
between 5-6mm be left between each board in
order to allow for the natural movement of timber
throughout the different seasons. This will also
help with surface drainage and ventilation. Where
board ends meet, a space of 2mm should be left,
while a 5mm gap should be left between a board
and a post. That said, each decking product can
differ in terms of the expansion and contraction
gaps so it is best to consult with the supplier for
the right installation details.

disruption, and with no need for
planning permission they are an
appealing solution for extended
living space. An increase in
consumer spending on garden buildings in 2013
led to a growth in the market, with key themes
such as improve not move leading to the
modular building becoming the most popular
garden structure. According to AMA Research
a growth in the amount of people working from
home in recent years has contributed to an
increase in sales of garden buildings. Other
popular uses for garden buildings are home
gyms, annexes and artists studios. As
homeowners want more versatility to allow
for extra room, the trend for customised
rooms increases.
The right material is essential when thinking
about self-build for the garden. Careful
considerations need to be made to ensure a
durable, weather resistant material is used. Its
ability to withstand outdoor weather conditions
all year round is necessary as the building runs
the risk of being damaged by the effects of
moisture, heat and cold all causing degradation
over time.
The ideal material
Timber is generally considered the ideal material
for the construction of any outdoor buildings.
Aesthetically it has the ideal natural appearance
to blend with the external environment. If treated
and maintained correctly, it has the potential to
perform well and continue to look good for many
years. However, technology is breaking new
ground in the development of wood based panels
that perform in the same way as aged oak, yet
have all the characteristics of ubiquitous MDF.
Most self-builders and certainly their trade
professionals would, until now, have expressed
concern in the application of MDF in an external
situation.
Let me introduce the idea of using an
engineered wood panel instead of solid wood.
Medite Tricoya is a product made from acetylated
wood providing an extremely durable alternative
to solid timber, which is helping to cut the cost of
projects and reduce the installation time required
too. In fact this material is providing a solution
for many creative challenges where, in the past,
other less sustainable materials would have been
used as alternatives.
Durability is a prime consideration when it
comes to building in the garden, because climatic
conditions play such a significant role. The
technology behind the material, acetylation,
changes the structure of the panel to make it
uniquely durable.
Minimal maintenance
Acetylation naturally alters woods chemical
structure, which renders it more dimensionally
stable and durable, so it is not affected by
moisture in the same way that other wood
products are. As a result, panels made from this
wood wont shrink, swell or decay. Its versatility
allows it to be cut, coated, coloured, sanded,
glued, machined and fastened to suit any
architectural style. The extreme durability results
in a material that lasts for 50 years. Selecting a
garden building that is constructed from a long-
lasting material will save cost over time, as there
is minimal maintenance needed to keep the
product consistently hardwearing.
As self-builders will know, there are lots of
regulations and certifications to follow when
using building materials. For complete peace of
mind and superior product performance, the
British Board of Agremnt concludes that the
alternative MDF is suitable for use as an external
non-structural wood-based product. As well as

being fully FSC certified, the panel is CARB2
compliant with a durability class of 1, the
equivalent durability of teak and more durable
than oak.
The material for an outdoor building must work
on many levels, not only for practicality but also
for design. Because MDF is easy to work with,
designs can incorporate planed, sanded and
routed panels with ease. This also means that it
can be designed to achieve almost any
appearance with stencils, cut-outs and graphic
lines routed where needed. It can also be painted,
or applied with a veneer.
Garden Pod
An example of a modular building using Medite
Tricoya is the Garden Pod, constructed by Abbey
Woods (see previous page) and used by the self-
builder as an outdoor office and music room,
situated within a private garden in Dublin. The
high performance product was the ideal solution
for a watertight envelope. The nature of the
innovative material means it is easy to cut, the
durability and easy machining is something that
no other timber product can achieve. Shane
McPartlan from Abbey Woods explained in more
detail: The ease of assembly with this material
made it ideal for the job, the boards were easy to
cut and route and fix. The lightweight material
was a pleasure to work with.
Another manufacturer to recognise the
potential of an extreme durable MDF alternative
to solid timber in the design and construction of
garden buildings is MOD105 (see above). It has
successfully showcased its contemporary garden
buildings at Chelsea Flower Show for the second
year running, where the event also saw a trend for
garden buildings. Paul Cameron from MOD105
said: We are extremely pleased with the
performance of Medite Tricoya; the versatile
material played an important role in presenting
the buildings at the Chelsea Flower Show.
Garden buildings are worth considering as the
relatively simple design can add value to any
property, while benefiting from easy installation
and more space. Choosing the right material is an
important factor to ensure the garden building is
a worthwhile investment. Properties for a
