Pre Construction Stage

1. Planning Phase - responsibility of the project owner - Select the designer - Define project goal - Ensure availability of sufficient fund to complete the project - Obtain project site zoning changes if necessary - Select and purchase the project site - Perform environmental impact studies and obtain permits - Determine construction procurement system and the form of construction contract to be used

Project Delivery Methods

1. Design Bid Build commonly called low bid or traditional 2. Design-Build the designer and the builder are hired as a team under a single contract . 3. Design-Build-Operate the contractor will retain some percentage of the ownership in the facility (up to 100%) for a specified period of time and operate the facility during that time to recoup the capital investment (total cost+profit). 4. Construction Management at Risk the construction management works with the designer during the design phase and act as the general contractor during the construction phase.
