DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:
This DEED OF ABSOLUTE SALE is made, executed and entered into by:
PATRICIA B. SANTOS, Filipino, of legal age, widow, and with residence and postal
address at No. 40, Green Townhouse, Caimito St., Valle Verde, Phase I, Pasig, Rizal ,
hereinafter referred to as the SELLER

-ANDRECHILDA RAMOS SIAZAR, Filipino, of legal age, married, with residence and postal
address at No. 79, purok 3, Oro-Site, Legazpi City, AND

SHELLA FORMANES

CADANO, of legal age, married, and with residence and postal address at Purok 5, Gogon,
Legazpi City hereinafter referred to as the BUYERS.

WITNESSETH;
WHEREAS, the SELLER is the registered owner of a parcel of land with improvements
located in the City of Legazpi and covered by Transfer Certificate of Title No. 58067 containing
a total area of TWO HUNDRED TWENTY (220 sq.m.) SQUARE METERS, more or less, and
more particularly described as follows:

A Parcel of Land (Lot 1302-F-2 of the subdivision survey Psd-05038463, being a portion of Lot 1302-F Psd-05-018431), of Albay. Island of
Luzon, bounded on the E., along line 1-2 by Lot 13-2-E, Psd-05-018431,
on the SE., along line 2-3 by lot 1308, Cad-47, Legazpi Cadastre, on the
SW., along line 3-4 by Lot No. 1302-G, on the NW., along lines 4-5-6 by lot
no. 1302-F-1, along line 4-1 by Lot 1302-F-3 (existing Road Right of Way
2.00 m. wide). Containing an area of Two Hundred Twenty (220 sq. m.)
Square Meters.
WHEREAS, the BUYERS has offered to buy and the SELLER has agreed to sell the
above mentioned property for the amount of FIVE HUNDRED FIFTY THOUSAND (P
550,000.00) Philippine Currency;

NOW THEREFORE, for and in consideration of the sum of FIVE HUNDRED FIFTY
THOUSAND (P 550,000.00) Philippine Currency, hand paid by the vendee to the vendor,
the SELLER DO HEREBY SELL, TRANSFER, and CONVEY by way of Absolute Sale unto
the said BUYERS, his heirs and assigns, the certain parcel of land together with all the
improvements found thereon, free from all liens and encumbrances of whatever nature including
real estate taxes as of the date of this sale.
