General Modular Library Minimum Building Specifications

Technical Requirements

1. Specifications

A. General

The following preliminary specifications were generated by DCPL to guide any


proposed designs. These specifications are based on the DC Codes and
Regulations. All final specifications are the responsibility of Company and must
conform to all applicable codes and regulations. If the applicable codes and
regulations conflict with these preliminary specifications, the codes and
regulations shall govern. Any changes to the preliminary specifications shall be
clearly identified by Company. All plans and specifications needed for permitting
shall be stamped and approved by a licensed professional engineer, employed by
Company, with the appropriate expertise.

Minimum Space Requirements

Approximately 3600 Square Feet of library space.

In addition:

1 – Branch Manager office/storage room approximately 120 square feet

A vending machine alcove to accommodate two vending machines, with


utility service (water and electricity),

One pair of toilet rooms: one men’s and one women’s toilet room, with
fixtures per code.

C. Structural

(1) Frame: The frame shall be of the perimeter design.

(2) Main Beam: C9 x 13.4# structural channel or as determined by the


structural engineer.

(3) Support Posts: 3” x 3” x 3/16”. Buried in the end walls and in the
corridor partitions under each steel truss.
(4) Steel Truss: Open web, dual slope 24” high with #30 live-load.

(5) Note: All structure shall be determined by Company based on


actual roof design.

D. Floor

(1) Floor Joists: Open Web, height as required with 40# live load and
a 50# dead load for book shelving

(2) Sheathing: One (1) Layer 5/8” fire rated plywood underlayment
over one (1) layer 5/8” fire rated plywood.

(3) Insulation: R-19 unfaced.

(4) Special Item: .040 Tyvek bottom board attached to underside of


floor joist.

E. Interior Finishes

(1) Floor: 1/8” Vinyl composition tile throughout, with 4” vinyl base
except toilet rooms shall have 6” base.

(2) Ceiling: Armstrong 2 x 4 fissure mina board. Ceiling height 9’ to


finished ceiling.

F. Exterior Walls

(1) Steel Wall Framing: 18 GA. 3-5/8” steel studs 16” O.C.

(2) Siding: 5/8” T1-11 fir siding with grooves 8” O.C.

(3) Insulation: R-11 Kraft faced.

(4) Trim: Shall match the siding.

(5) Skirting: T1-11 to match exterior siding.

G. Interior Walls

(1) Studs: 18 GA. 3-5/8” steel studs 16” O.C.

(2) Covering: Vinyl gypsum, choice from manufacturer’s standard


colors.

(3) Insulation: R-11 unfaced, STC rating 40.


(4) Trim: Matching vinyl inside and outside corners, and full height
battens on all 48” gypsum seams.

H. Roof

(1) Joists: Open Web Steel Joist #30 live-load.

(2) Insulation: R-19 Kraft faced.

(3) Membrane: Firestone 60 Mil fully adhered EPDM.

(4) Sheathing: ½” CDX.

(5) Drainage: As recommended by Company.

I. Exterior Doors

(1) Doors: Aluminum and glass with dark bronze Duranodic finish.
Undercut interior vestibule doors 1” for entrance mud carpet.
Locks key alike at all entrances. All locks hardware and keying
schedule to be provided by the DCPL.

(2) Hardware: Panic bars at interior with wire pulls at exterior. (One
leaf to be equipped with automatic handicap door opener at door
with handicap ramp).

J. Interior Doors

(1) Doors: 36 x 84 solid core prefinished colonial birch with a (1)


hour fire rating where required (4” x 25”, wireglass vision panel at
office). Interior doors to have lever handle locksets and keying
schedule to be provided by DCPL.

(2) Frames: 36 x 84 Ceco or equal “KD” type with an applicable fire


rating where required by code.

(3) Jambs: Painted to blend with vinyl gypsum.

(4) Hardware: Lever type at all doors, with the exception of rest room
which shall be push/pull. Provide locksets at office, and toilet
rooms, keyed alike.

K. Windows
(1) Type: Aluminum frame 24” x 52” vertical dual pane insulated
glass sliding type Andersen or equal with insect screens.

(2) Venetian Blinds: 1” Mini (eggshell) at all exterior windows.

I. HVAC

(1) HVAC is to be provided by one of the following:

(a) One (1)-roof top package units with electric heat and direct
expansion cooling coils. One unit for each zone; or

(b) Separate wall mounted HVAC (heating/cooling) units for


each modular unit.

(2) Toilet Exhaust: Provide exhaust for the Men’s and Women’s
rooms as required by code.

M. Plumbing

The following plumbing design is based on DC Code, and allows for handicap
access. Quantity of fixtures shall meet building code at a minimum.

(1) Toilets: One (1) Handicap American Standard floor mount tank
type.

(2) Lavatories: One (1) Wall mount china handicap accessible.

(3) Water Coolers: One (1) Oasis or equal wall mount, handicap
accessible.

(4) Waste Pipe: Cast iron.

(5) Supply Pipe: Type ‘L’ copper.

(6) Water Heater: One (1) 20 Gal. Electric type or sized as required.

N. Accessories

(1) Mirrors: 18 x 24 with stainless steel frame over lavatory which is


handicapped.
(2) Soap Dispenser: One (1) Liquid wall mount.

(3) Paper Towel Dispensers: One (1) Roll wall mount.

(4) Grab Bars: Two (2) sets 1.25” O.D. at handicap accessible toilet.

O. Electric

The following electrical design is based on the NEC and DC Code:

(1) Service: 120/208, 3-Phase, 4-Wire.

(2) Raceways: BX cable.

(3) Panels: Main distribution panel will be exterior mounted, locking


type with weatherproof enclosure.

(4) Interior Lighting: 2 x 4, 4-Tube fluorescent lay-in, prismatic


diffuser with T-8 lamps and electronic ballasts.

(5) Lighting Level: An average of 60 foot-candles shall be provided


throughout, except restroom, which shall be 30 foot-candles.

(6) Exterior Lights: Two (2) 70W H.P.S. exterior grade fixtures on
switches adjacent to each exterior door.

(7) Emergency Lighting and Power: Exit lights with battery packs and
emergency lights with battery packs as required by NFPA 101 Life
Safety Code. Final configurations must pass DCRA’s on site
inspection.

P. Phone and Data Outlets

(1) The modular library must contain 30 data ports for public use
computers primarily located along one wall, and a voice/data outlet
at the head of the unit for the circulation desk.

(2) Offices must contain drops for phone, fax and computer.

(3) All data jacks to be RJ 45 cat 5E, data to be black and voice to be
white.

(4) Data connections to terminate in a wall mounted patch panel in the


branch manager’s office. Voice lines are to terminate in 110
blocks. All cable to be cat 5E plenum cable.
Q. Fire Alarm

Detection Equipment: A complete addressable fire detection and alarm system by


Simplex, EST or other approved manufacturer. System to be approved by the DC
Fire Marshal and shall be direct dial to DC Fire Rescue Emergency Services

R. Security

Shall be coordinated with DCPL security provider, ADT.
